Park & Close to Downtown and Airport - Fort Wayne

At least 7 days prior notice to book for new guests (2 for repeat). All private guest "suite" on 1st Floor w\ "kitchenette" (NO FULL KITCHEN) with LR, 2 bdrs, 1 bath). Up to five guests can sleep in actual beds (if double occupancy in master bdr). Host onsite, has separate private apartment in the home. See required booking questions below.

8 min downtown,15 airport, 5 Clyde Theatre & 07 Pub. 1/2blk from main N & S road (Lafayette) to Sports Plex, Coliseum; mall. Enjoy family neighborhood with esplanade for walk\runs; park across street with tennis,basketball, and playground.

Guests use the front door thru the porch to enter the guest space (owner uses a separate door on the west side of house). Guest space separated from hosts with walls and locked doors. I have added a kitchenette with a regular fridge, microwave, toaster, air popcorn popper with popcorn, and K-Cup brewer.

Pets, cats and 2 dogs, reside in my private living area but they do not access the guest space. This listing may not be a good fit for guests with any sensitivities to pets or potential noise. If I need to leave, dogs will be in the detached garage unless weather is severe (hot or cold). Then they will front part of the house away from the bedrooms in the back. Some noises will cause them to bark. Dogs are behind gates when outside. Guests should not access the sides of the home, back yard, or go thru any gates.

Refer to pics for home layout and furnishings. Wi-fi enabled Roku Smart TV in the living room and 2 smaller flat screens with Roku sticks in both bedrooms. The Xfinity app has live TV with basic cable and many other free TV\Movie apps.

A laundromat is west of the plaza on Calhoun Street. Krogers and restaurants withint a couple of blocks. Walmart at Southtown Centre about 5 minutes south on Lafayette (US 27). See guidebook for more shopping, restaurants, and grocery location(s). Fort Wayne also has Uber and taxi services.

TO BEGIN THE APPROVAL PROCESS, PLEASE ANSWER THE FOLLOWING QUESTIONS AND INCUDE IN THE REQUEST TO BOOK MESSAGE:

1. What is the purpose of your stay*? Any special sleeping schedules and will any guests be occupying the space day and night? *If for work, does it involve construction?

2. Please provide the legal names of all guests who will be accessing the suite.

3. Does anyone smoke?

A signed Occupancy Agreement is required as part of the approval process, terms and rules also apply from the listing.

No smoking in the suite, porch, or in the yard, you may use a vehicle or the park which has a covered pavillion right across the street.

No parties, unregistered guests, or events.

As this is an owner occupied home, it is not applicable to FHA, ADA, etc., so absolutely no animals of any type allowed on the property. Refer to Indiana codes for misrepresentation penalties.

Not suitable for infants or children (under 6 years) . Home is not child proof and safety is 100% reposponsiblity of the parent\guests.

Pet(s) live on property — Dogs and cats in my private living are, may not be a good fit for sensitive guests.My pets do NOT access guest spaces & behind gate or doors all times

Amenity limitations — Kitchenette - Courtesy appliances are provided (see pics) for heating ready made food. Listing is NOT suitable for meal preparation from scratch.

No parking on property — Parking on street in front of the home w street light (see pics). Let host know if more than 1 car, specific instructions will be sent.

Potential for noise — White noise & bark collars used to reduce barking; no guarantee\depends level of noise in guest space. See also Other Things To Note

Must climb stairs — 5 steps from the sidewalk to house & 2 steps to porch. Slight incline in park strip to exit vehicle on passenger side. Steps have handrails.

Some spaces are shared — Guests enter the guest suite's door thru the porch. Porch not included in listing. Host has separate entrance on west side of home.
