‣ We provide a starter pack of essentials, including coffee, salt/pepper, sugar, soap, paper towels, toilet paper and other basic essentials to get you started. This covers most stays, but longer stays may require additional supplies, which will be the guest’s responsibility to restock.

You have full and total access of the home, as advertised, during your stay. Our home has a self check-in electronic lock with keyless entry, so should you arrive later in the evening, you have total flexibility to access the unit without worrying about keys during your stay. We also provide you with a FOB for after hours access at any time.

⚠️ PLEASE TAKE NOTE of the following restriction:
‣ The main entrance to the building is locked from 9 PM to 7 AM. You must check-in from the back entrance outside of these hours.

⚠️ PRE-ARRIVAL REQUIREMENTS (AFTER BOOKING) ⚠️

To ensure a smooth and secure check-in, ALL guests must complete a short pre-arrival process AFTER the booking is confirmed. This is managed through the platform's preferred third-party guest portal and helps protect both you and the home. This verified process keeps everything platform compliant and ensures a worry-free stay for both guests and hosts.

‣ Damage Waiver ($56-82 depending on length of stay) – Covers accidental damage up to $700. (No deposit hold required)

‣ Refundable Security Deposit ($700) – Pre-authorization only; collected 24 hours before check-in and released 5 days after checkout if no damages, missing items, or issues.

❗Please note: The damage waiver covers accidental damage only. It does not cover smoking, intentional or negligent damage, policy violations, or pet-related issues. Such costs may be charged separately or submitted through the platform's Resolution Center. By booking, you confirm your agreement to these terms.

🚧 CONSTRUCTION NOTICE
‣ There is ongoing city LRT construction near the building. Work typically occurs during daytime hours and should not impact your overall stay. Access routes may change, but entry will always be available from the front or back of the building. Please follow posted signage and allow extra time — this is outside of our control. Thank you for your patience.

🌡️ NO AIR CONDITIONING
‣ This unit does not have A/C. It is not common in Edmonton. The walls and smaller windows keep the space cool most of the year, but it can get warmer occasionally. Fans are provided for your comfort. Please do not book if you are sensitive to heat.

🏢 UNIQUE BUILDING
‣ Located in Phase 1 of the 7th Street Lofts historic John Deere building (1929). Guests enjoy high ceilings, a unique layout, 2 large loft styled floors, along with access to shared amenities from Phase 2.

🌆 DOWNTOWN LIVING
‣ Being in the heart of downtown comes with city sounds, including occasional sirens from the nearby fire station. Guests can also expect a mix of residents, please stay aware of your surroundings, and do not allow anyone into the building who is not part of your group for everyone's safety.

⏰ EARLY CHECK-IN / LATE CHECK-OUT
‣ We are strict on check-in and check-out times due to cleaning needs, but may allow up to 2 hours of flexibility with at least 24 hours’ notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren’t always possible. If the home is ready sooner, we’ll let you know.

🧳 LOST OR FORGOTTEN ITEMS
‣ Please double-check before leaving. Items left behind are stored for 14 days, then donated or discarded. Coordination for pickup or return will incur a shipping and admin fee. We are not responsible for items left, lost, or damaged after departure.

📦 MAIL & PARCELS
‣ We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, contact a local post office for options. For larger parcels, arrange door drop-off or depot pick-up. We are not responsible for retrieving, storing, or replacing any mail or packages that are lost, delayed, or mis-delivered.

🛠 MAINTENANCE & ACCESS
‣ Emergencies may require entry without notice. For non-emergencies, we will always provide notice where possible. Guests will always receive a message from us as soon as possible in all situations.

💳 CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

👤 GUEST SCREENING
‣ Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

⚠️ LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you’re staying in our home, not a hotel, treat it with care and respect.
