Welcome to our University District house + Studio apartment! Relax in the middle of it all. Privacy, space, outdoor relaxation & close to everything.

2 blocks to UM campus or Bonner Park, 5min drive or 1 mi walk downtown, 1/2mi to M-trail hike, 10min drive to Pattee Canyon recreation.

The house offers you plenty of space to stay with friends and family with two units included- the main floor with 3 BRs and 1 bath and the large basement studio with an additional bathroom and small kitchen.

The space
Enjoy the perfect location to relax inside or out, stroll around on summer eves with quick walks to the park or a hike, where you’ll have a huge private backyard and patio, sprawling house with a full kitchen, a full-size arcade machine to challenge your skill in an old-school game, indoor and outdoor activities for the little ones, an ergonomic work space, and exercise equipment.

We prioritize having high-quality furniture, efficient appliances, natural fibers for our bed linens and towels and avoid potential irritants and allergens as much as possible. We use unscented detergent, bleach-based products or Meyer's cleaning solution, and minimize use of plastics wherever possible.

Property overview:
The main floor of the house has three full bedrooms and a full bath with a tub+shower. The basement can be accessed separately from the main house entrance or via the laundry room and offers a basement studio with a small kitchen and bathroom with a shower only. Laundry room on main floor w/large Samsung washer and dryer.

The outdoor space:
A large patio space with outdoor seating is located just outside the back door with an outdoor sofa, loveseat, chair and coffee table, grill for barbecuing and patio heater. Large backyard with mature trees and outdoor table and seating for six. Kids playhouse, kiddie slide and kiddie basketball hoop.

Bedroom 1:
Sun-filled room facing the backyard with a queen-size natural all-latex and wool mattress on solid wood frame. Full-size closet.

Bedroom 2:
Gigantic room with shaded view of backyard and sideyard, with a king-size hybrid natural latex and wool mattress on a solid wood frame, 65" curved screen Samsung TV, with a large alcove space with vintage arm chair, electric fireplace, Concept 2 rower for reading, working, or working out. Full-size closet.

Bedroom 3:
Sun-filled room facing the front yard with a queen-size Denver mattress and metal base with vintage wooden headboard and smaller closet. Sit-stand height adjustable large desk for work or writing, rolling office chair and ergonomic kneeling work chair. Small Roku TV.

Basement studio:
Queen-size CertiPur mattress with two-sided headboard for sleeping or relaxing, 60" new QLED TV, electric fireplace, antique loveseat, dining table with seating for four, additional range+oven, full sized fridge, and kitchen sink. Small bathroom with a shower stall. Full-size closet.

Bathrooms:
Main floor bathroom has a full tub and shower, toilet has bidet sprayer attachment.
Basement studio has additional small bathroom with a small shower enclosure only.

Efficient, ergonomic layout with cupboards stocked with essentials for baking and cooking.

Guest access
The lodging includes the main house and basement studio. The home is connected to a smaller cottage apartment next to the carport that is occupied by a tenant.

Coded access for the back door, keyed entry for the front door. Please lock up and leave the front door key hanging inside the entry when you check out.

Parking:
Enter alleyway off of Arthur between Evans & Hastings. You are free to use the driveway that connects to carport for parking. Two cars can fit one behind the other. I don't recommend parking all the way in the carport due to a steep curb. If additional parking during the week is needed, you can park in the bare dirt spot between our driveway and the tenant's driveway (1610 cottage) or park outside of the residential permitting zone (printed map with zones in house).

**U-district has restricted permit-only parking M-F 8-5pm, so you will risk ticketing if you are parked on the street during these times.**

[Please be mindful of noise (slamming car doors, loud voices etc.) in and around carport. Do not park in the driveway to the cottage or block alley access with vehicles.]
