Vista Villa – Poolside Elegance with Views - Los Angeles

A pool home in Sherman Oaks for groups who want privacy, space, and a real LA experience — not a hotel feel. Past guests have hosted weddings and bridal suites, milestone birthdays, multi-generation family weeks, and approved film/photo shoots here.

THE OUTDOOR HEART OF THE HOUSE
Saltwater pool (3-6 ft) with four cushioned loungers and umbrellas, professionally serviced every Monday morning. A floats and noodles chest by the deck. Mid-deck, a hidden teak nook with a gas fire-table for late-night drinks. Up top, a private rooftop gazebo seating twelve under twinkle lights and curtains — our favorite spot for valley sunsets, mountain to mountain.

Outdoor dining for twelve, gas grill, fire pit. Cooking outside is ready to go.

INSIDE FOR HOSTING
The kitchen was set up for actual hosting: double wall ovens, Breville espresso machine, pour-over kit, full spice rack, cookware for twelve, dining table that seats eight indoors / twelve with the terrace extension.

Two living rooms — one with a 75″ 4K TV, soundbar, PS5, and Xbox Series X (kids stay busy, adults take turns). Plenty of board games on the shelf.

THE FOUR BEDROOMS UPSTAIRS
• Master suite — king bed (Japanese-inspired low platform — see photos), oversized soaking tub, rain shower, fireplace
• California king with valley-view Juliet balcony
• Queen with blackout drapes — the best room for late sleepers and jet-lagged guests
• Twin beds with sit/stand desk + 49″ monitor — works as a kids' room or remote-work room

Two full bathrooms upstairs, two half baths downstairs. Hotel-style amenities: organic toiletries, robes, slippers, hair dryers.

CELEBRATION-FRIENDLY
Past use cases include bridal suites, full wedding-weekend parties (the rooftop gazebo and stone balcony were made for it), multi-generation family reunions, and approved film/photo shoots. Just message me before booking if you want to host any private celebration.

WHAT YOU SHOULD KNOW BEFORE BOOKING
• Sleeps 10 max (LA city permit). Most comfortable for groups of 8.
• Pool is NOT heated — comfortable on warm days, cooler in winter months.
• All bedrooms are upstairs via a wide staircase — may not suit guests with significant mobility limits.
• Pet-friendly with advance notice ($25/pet).
• No parties, banquets, or commercial events. Private celebrations OK on request.

LOCATION
Quiet hillside Sherman Oaks neighborhood. Short walk DOWN to Ventura Boulevard for dinner — Anajak Thai, Casa Vega, Boulevard Steak, Front Yard, Bacari, Whole Foods, Trader Joe's. The walk BACK is uphill, worth knowing.

PERSONALLY CARED FOR AND HOSTED
This is the home I personally maintain and host through. I'm one message away during your stay — most issues handled within minutes. Self check-in via lockbox, gig-speed Wi-Fi, dual Nest thermostats, fast EV charger in the garage.

Guests have full access to the entire property, including all interior and exterior spaces. This includes the main house, all four bedrooms, both living areas, dining spaces, the kitchen, laundry room, garage, and rooftop terrace above the garage.

The private pool is fully secluded and exclusively available to guests for their enjoyment.

Check-in is seamless with a self-check-in option. Guests will receive access to a secure lockbox for easy, flexible arrival.

Inside the garage, you’ll find a fast EV charger, available for guests to use during their stay - perfect for electric vehicle owners.

We also provide simple instructions and educational material on how to operate features such as the outdoor lighting (backyard, front yard, and more), to ensure your stay is smooth and comfortable from the moment you arrive.

🔊 Noise & City Rules

• Los Angeles bans outdoor loudspeakers and large parties at short-term rentals.
• Quiet hours are 10 PM – 7 AM; voices and music should stay at conversation level after 10 PM.
• Maximum overnight occupancy: 10 guests (city permit).

🚗 Parking

• Garage: fits 2 cars; please park inside to keep the shared driveway clear.
• Oversize vehicles or additional cars must use free street parking - ample space is usually available.
• Do not block the driveway or neighbor access at any time.

🐾 Pets

• Well-behaved pets are welcome with advance notice (tell us number and type when booking).
• Pets stay on the first floor only; bring them off-property for potty breaks - our front and back decks aren’t designed for this.
• Guests must clean up pet waste and excess fur; a pet fee covers the extra deep-clean required after checkout.

🚭 Smoking / Vaping

• Smoke-free home - no smoking or vaping indoors or on decks per city ordinance.

🎥 Security Cameras

• Exterior-only cameras cover the front entry, driveway, pool, and backyard for guest safety. No audio recording and no indoor cameras.

🛠️ Damage or Malfunction

• If something breaks or stops working, let us know right away so we can repair or replace it promptly - accidents happen!

🤖 Smart-Home Comfort

• Dual Nest thermostats, Alexa voice controls, and gig-speed Wi-Fi provide seamless comfort and fast connectivity.
