Narrows Landing is a brand-new modern home tucked into the quiet community of Orderville, Utah — perfectly positioned 25 minutes from Zion National Park's East Entrance and one scenic hour from Bryce Canyon. With 2,700 square feet, four bedrooms, four-and-a-half bathrooms, and sleeping for 12 across three king ensuites and a bunk room, this is the rare Zion-area home built from the ground up for groups who want luxury, space, and serious entertaining without the lines and the lodge prices.

THE MAIN LEVEL
Walk into an open-concept kitchen, dining, and living room anchored by a gas fireplace that runs through the wall to the back patio — light a fire on a cool fall evening and the warmth lives on both sides. The kitchen is fully stocked for group cooking with a drip coffee maker, ice maker in the fridge, full cookware, and counter space for multiple cooks at once. The dining table seats 8 and the kitchen bar seats another 5, so the whole crew can eat without splitting up. Two king ensuite bedrooms sit on this floor — convenient for parents who want to be near younger kids upstairs, or for grandparents who'd rather skip the stairs.

UPSTAIRS — BUILT FOR GROUPS
The second floor is built for family time and rainy afternoons. A game room with a poker table, skee-ball, and TV opens directly onto the rooftop deck. A third king ensuite is up here, plus a bunk room that sleeps 6 — configured with a twin bunk that has a twin trundle underneath and a twin-over-queen bunk. Sleeping arrangements that work whether you've got kids, teens, or extra adults. A second full bathroom serves the bunk room, game room, and rooftop deck.

OUTDOOR LIVING
The covered back patio has comfortable seating, an outdoor TV, a gas fireplace (the other side of the indoor one), and a BBQ. The 8-person hot tub is open year-round and anchors the patio for stargazing under genuinely dark skies — Orderville is far enough from city lights that the Milky Way is part of the nightly view. Deer and wild turkey wander through regularly. Up on the second floor, a rooftop deck with seating and a gas fire pit frames sweeping valley views. Sunset is the best seat in the house.

WHAT'S PROVIDED
Fiber optic Wi-Fi throughout (works for video calls), smart TVs in every key space, central A/C and heat, and an in-unit washer and dryer. We supply all linens, bath and spa towels, hair dryers, shampoo, conditioner, body wash, paper towels, a starter pack of coffee, basic spices and oils, dishwasher and laundry detergent, foil, plastic wrap, plastic bags, and an ice chest for park days. Pack-n-play and high chair available on request — just let us know when you book. EV charging via a 220V outlet in the garage (bring your own cable). Parking fits 6 vehicles total, including space for an RV or trailer behind.

Drive times: Zion East Entrance 25 minutes; Zion's main Visitor Center (catch the shuttle for The Narrows and Angels Landing) about 50 minutes; Bryce Canyon National Park 1 hour; Coral Pink Sand Dunes State Park 30 minutes; Grand Canyon North Rim 2 hours; Kanab 25 minutes (full grocery, dining, and gas). Closest airport is St. George Regional under 2 hours; Las Vegas and Salt Lake City are both about 4–4.5 hours.

ABOUT THE PROPERTY
There's a separate 1-bedroom rental on the same lot called Narrows Nest, with privacy walls and separate parking between the two homes and no shared amenities. If you need both for a larger group, book them together for a 5-bedroom setup. AWD or 4WD strongly recommended December through March — the community has well-maintained dirt roads and the area gets snow.

HOUSE RULES & STAY DETAILS
Check-in 4 PM, check-out 10 AM. No pets, no smoking, no events or parties. Primary booker must be at least 25 years old. Outside quiet hours after 10 PM out of respect for the neighborhood.
