HAPPY HOUSE RULES

SMOKING - Don't... Simple, Just don't. It is monitored and will set off alarms. Then you will be tossed out. Same rule for vaping and smokers or wood fires. Don't ... just don't. Its against the law and will result in cancellation of your stay.

FUN/ NOISE- We hate to be Party Poopers... and we want you to have fun. Please be respectful to the neighbours and the residents. Keep your noise levels down to reasonable and respectable levels and observe the local bylaws which is 11:00PM QUIET TIME.

UNAUTHORIZED GUESTS - Guests must be age 21 or over to be the Primary Guest on the Reservation. Guests under this age must be under the care and supervision of an adult over the age of 21 at all times. The person making the reservation MUST show up and be ON SITE for the whole reservation.

We have had to agree to this restriction because of previous problems in this area and this complex. The HOA/ Condo Association rules prohibit renting to anyone under 21 without an older adult. Violation of this requirement will result in immediate cancellation of the reservation and closure of the unit, without notice or refund.

PARKING - Your stay comes with FREE parking in the assigned stall. If you need more parking we can reserve it for you. Street parking is limited. Please be aware of the time and payment requirements and observe same. We are not responsible for vehicles parked anywhere. Secure your vehicle and do not leave tempting valuable items inside them.

GARBAGE/ RECYCLING - is just as easy as at home. Take it out every day. The disposal bins are behind the unit, right in the centre area of the complex. They are well lit, marked and monitored. Use them please. Don't leave a stinky mess in your unit.

BBQ - is Natural Gas fuel. Your Host will orient you to how to light and turn it off when you Check In Turn it OFF after every use please.

WATER/ UTILITY closet and basement storage area - is OFF LIMITS except in emergency. The blue knob labelled MAIN will shut off water to the whole house, should that be necessary. If so, call us immediately. Don't let a water situation continue.

LOCK OUT/ LOST KEY CODE - attendance to assist with lockout will be billed at $175.00 minimum per occurrence and charge to your damage deposit.

DAMAGE - You are responsible for any and all damage to the premises and its contents caused by you or your guests during your stay. We know that accidents happen and simply ask that you advise us of loss or damage, We are not inclined to niggle with you over a glass or teaspoon. It's the bigger stuff that is the issue. Reasonable use policy applies. If there is damage, please contact us ASAP so we can decide what to do. We will work with you to remedy damage but must reserve the right to access your deposit or other funds to reimburse and cover off the cost of any loss.
