Set in the peaceful village of Bradfield Combust (IP30), Oldfields is ideally located for countryside escapes while being within easy reach of Bury St Edmunds and several popular Suffolk wedding venues.

NOTES:

- Please note that the lead guest will be required to sign a simple guest agreement to protect both owner and guest.

- FOR HEN PARTIES; A fully-refundable £1500 damage deposit is required for hen parties prior to check-in.

- Damage deposits may also be collected for non hen party groups

- No Stag Parties

POOL/SPA NOTES:
- Please note that through the months April -October the pool is heated as standard. For bookings outside of this date, heating of the pool is an additional cost and requires approval.
-The pool, cold plunge, and hot tub are located in areas surrounded by trees. While they are thoroughly cleaned before each stay, leaves or natural debris may occasionally fall into the water between cleaning and your arrival.
- The pool is heated to a target range of 20–28°C. Please note that we cannot guarantee an exact temperature, as it may vary depending on external factors such as weather conditions and ambient temperature.
-The hot tub is wood-fired, simple instructions regarding firing it up and usage will be provided to guests.
- Guests must follow all house rules relating to pool and spa use. Specific pool and spa rules can be found in the additional rules section of the listing.

-PETS: Pets are allowed, prior to approval and will incur a fee of £100 per stay per pet.

Guests have exclusive use of the entire property, including all spa facilities and grounds.

House Rules:

To protect the property and neighbouring area:

- No unregistered guests
- No outdoor speakers or amplified noise
- Maximum occupancy strictly enforced
- Security deposit required
- Noise monitoring in place (non-recording)
- Lead guest must be 25+
- Respect neighbours and the property
- Guests must follow specific pool and spa rules

Dining Table Note - The Dining table is set as standard for 12 people. Table set-up for 12+ on arrival can be arranged for an additional set up fee of £50, or can be done by guest at their convenience during their stay.
