Overview

Our mountain estate is unique in design and has many delightful quirks--it is a Bavarian Tudor, boasting all modern conveniences with a bit of Viking character thrown in. We cater to family reunions as well as corporate retreats. A total of 9 bedrooms (5 with en suite bathrooms), 2 additional full bathrooms and 2 half baths provide privacy and convenience for large groups. The home is situated on 25 gated acres, overlooking Jonathan Creek Valley and offers spectacular mountain views, walking trails, 2 ponds, furnished decks, a hot tub, 8-person dry sauna, a game room with a wood-burning fireplace and a pool table, a home gym area and an outdoor dining and grilling area. We are close to downtown Waynesville, 30 minutes from Asheville Regional Airport and offer easy access to Great Smoky Mountain National Park and Cataloochee Ski Resort.

Conveniently adjoining the Family Twin bedroom, it allows 4 people to have their own suite--perfect for a family of 4!
Family Suite Twin Bedroom - Ground Floor

Comfy twin beds provide 2 children their own carpeted space next to Mom and Dad (in the adjoining Family King bedroom). A TV/DVD combo allows kids to take advantage of the numerous kid's movies & cartoons provided. Just across the hall is a convenient half bath to provide optimal privacy for the occupants of the Family King bedroom.
Oak Master Suite - 2nd Floor

This spacious room features a comfy chaise for reading or watching TV, a king bed, a 50 inch satellite TV, an en suite bathroom with jetted soaking tub and separate steam shower--perfect for soothing tired muscles after a day of skiing or hiking.
Bear Master Suite - 2nd Floor

An inviting king bed, 2 large closets, 50 inch satellite TV and en suite bathroom with double sink vanity and jacuzzi tub/shower combo make this room a quiet spot to relax after a day of enjoying the many activities the area offers.
Cherry Bedroom - 2nd Floor

Antique 4 poster cherry king bed has a large closet and large sliding glass doors leading to a private furnished deck overlooking Jonathan Creek Valley and Smoky Mountains. You're truly up above the clouds. In the distance you can see the slopes of Cataloochee Ski Resort lit up for night skiing.
Retro Apartment Master bedroom- 2nd Floor
1 queen bed
Comfortable separate queen bedroom with carpet has a convenient en suite bathroom with walk in shower and is located in the "Retro Apartment" so named due to its funky mint condition 70's era original bath fixtures and kitchen. This suite has a separate living room with a queen sofa bed, (to sleep 2 additional guests in the apartment), 50 inch satellite TV, dining table that seats 4, and breakfast bar that seats 3. A full kitchen, with oven, stove, toaster, hot pot and coffee maker is equipped with pots and pans, and flatware and dishes for 4 guests. The apartment is included in the rental of the Lodge, and cannot be booked separately, as there is no exterior entrance. Expansive living room windows and private deck with hi-top bistro table and 2 chairs provide stunning mountain vistas.
King bedroom - Lower (Basement) Level

Comfy king bed, mirrored dresser, ceiling fan and full-size sofa furnish this bedroom, which is tucked away in the lower level just steps away from the home gym, game room, dry sauna and full bath. Tiled floors throughout the bedroom.
Bunk Room - Lower (Basement) Level
3 bunk beds
Three twin over full bunk beds are featured in this kid-friendly room. A 50 inch satellite TV, X-Box One and Wii Video game consoles are front and center. A table with 2 chairs, storage bench for extra seating and closet complete the furnishings. Bunk room has an en suite bathroom with walk-in shower for convenience.

Family/Kid Friendly
Family friendly, however may not be suitable for small children, as property has multiple staircases, open decks, fireplaces and 2 ponds.

Events such as parties or large gatherings are NOT permitted. Exterior cameras are utilized to enforce the "no parties/events" rule and maximum guest count (not to exceed 25 guests on property, including day visitors). Immediate eviction from the property without refund will result if unauthorized events take place.

Covered parking for one car, additional parking for up to 8 cars in graveled circular parking area.
No Pets Allowed
No pets or service animals are permitted in my home as my family suffers from severe allergies and this is our second home where we frequently reside.
No Smoking Allowed
No smoking, vaping or marijuana use of any kind on the property. This applies to inside the home, as well as outside on the extensive grounds due to forest fire risk.

Full kitchen on main floor is well equipped with rice cooker, crock pot, waffle irons, electric knife, spice rack, turkey and ham roasting pans, pizza cutter, various baking pans--just ask if you don't see something listed. Second kitchen in Retro Apartment (located on 2nd floor) has coffee maker, toaster, hot pot, stove, oven, fridge, refrigerator (no ice maker), cookware and dinnerware/utensils for 4 guests. Kitchenette located in basement/Viking Room Bar area has 4 burner electric stove (no oven), fridge with ice maker, kitchen sink and plastic cups for use in hot tub area, but no cookware or dinnerware/utensils.

Private compound with locked gate--combination to gate is provided 1 day prior to arrival. House access is via keys, located in lock box on the front porch of home. Lock box code is provided 1 day prior to arrival. Check in no earlier than 4:30 pm, unless arranged in advance, preferably 1 week in advance, as often lawn maintenance and housekeeping staff are on duty/on site.

Minimum age limit for renters: 25
No third-party rentals are permitted. Photo ID will be requested during the booking process. Government issued photo ID is required for all adults that will be guests. This will be verified onsite at check-in via external security camera.
House Rules
HOUSE RULES for LEAPING FAWN LODGE:

• Check out time is 10 am, check in time is 4:30 pm unless otherwise arranged in advance
•ANIMALS/PETS-ARE NOT PERMITTED (Property owner and their children have severe allergies and this would pose a danger to their health as they stay in the home between bookings. Additionally, raccoons, bears and skunks may be in the area--which may endanger pets or service animals.) Do not permit Stardust, the neighbor's cat, to enter the house.
• No smoking, vaping OR marijuana use is permitted on the property, both inside and outside (A substantial fine and cleaning fee will be imposed if this rule is violated--minimum of $500, plus loss of security deposit and immediate dismissal from property without refund)
• Hot Tub rules must be followed. A $125 fee will be incurred if unscheduled service is required due to guest misuse
• NOTE: The pool is not operational and is not included as a guest amenity
• Do not disable WiFi and/or security cameras
• Quiet hours from 11pm to 7am
• Please use only septic system safe toilet paper. Trash receptacles are provided for wipes, feminine hygiene products, etc.
• ATV, dirt bike or OHV (side-by-sides, etc.) use is strictly prohibited
• Children must be accompanied by adults in the sauna, gym, hot tub and pond areas.
• No glass containers or food in the sauna or hot tub areas
• Please report any damages that occur while you’re in residence so we are aware and can make needed repairs/replacements prior to next guest's arrival
• No parties, events or large gatherings Maximum number of people on property: 25. Should you host a party or large gathering, you may be dismissed from the property without a refund.
• Grilling and BBQ are permitted on charcoal & gas grills and wood smoker

• No campfires permitted due to fire hazard
• Wood burners in kitchen and downstairs Viking Room may be used;
fireplace in main living room cannot be lit, as it IS NOT FUNCTIONAL,
CHIMNEY IS NOT OPEN and damage to flat screen TV may result
• TRASH-removal during your stay and upon checkout is responsibility of renter. Prior to checkout, please empty all trash cans (kitchen, bath and bedrooms) & remove all perishables from refrigerator. Trash bags are provided under kitchen sink. Total of one bag of trash & one bag of recycling may be left in main kitchen receptacles upon checkout.
• Trash can be dropped off at local waste center located at:

which is a 10 min. drive from the house (5.2miles) via US-276 S and
US-276 N - Open from 7 AM to 5 PM
• Recyclables may be placed in the blue dumpsters at the waste center
• NOTE: LOCAL WASTE CENTER IS CLOSED ON THURSDAY AND
SUNDAY if check out falls on one of those days take the bulk of the trash
out in advance to avoid being charged an additional trash removal fee by
cleaning company.
• Garage, greenhouse, sheds are secured and off limits. Pool area, barns
and the "old fort" with stone pillars are being renovated, please use
caution and stay clear of these areas
• Hunting and firearms use (including target practice) are not permitted
• Do not attempt to exit house via windows; do not access balconies
from windows; do not jump from balconies

Payment Policy
We accept CashApp, Venmo, Zelle as well as Visa, Mastercard and Discover.
Name and billing address on credit card MUST match name and address of guest booking the property, with government-issued photo ID showing matching home address. NO EXCEPTIONS! No third-party bookings will be accepted.

Refundable Damage Deposit
Damage deposit is refunded after guest check out and following inspection of property for damages, missing or broken items, or unscheduled drain/refill/cleaning of hot tub due to misuse/fouling of water.
Cancellation Policy
Strict
50% refund for cancellations made at least 30 days before check-in (minus $100 cancellation fee or credit card transaction fees, whichever is greater). No refunds for cancellations made within 30 days of check-in.

We suggest all travelers obtain travel insurance.
Notes
Strict enforcement of no parties, no unauthorized events, no smoking/vaping/marijuana use (in any form) and no animals on premises (including service animals due to owner's severe allergies--this is our 2nd home and we frequently use the property). Security cameras are utilized to monitor adherence to House Rules. Immediate eviction with no refund will result if any of the House Rules are violated.
