Other Things to Note & House Rules
Check-in & Registration Requirements:
• ID Verification: Per Thai law, a copy of your passport's first page is mandatory prior to check-in for official immigration reporting (TM30).
• Access: 1 complimentary face scan for elevator lobby access is included per booking. Additional face scans incur a building fee of 2,500 Baht per person (we can provide alternative access tips to save this cost).
> Utility Credits & Deposits:
• Security Deposit: A refundable deposit of 10,000 Baht is required upon check-in and returned at checkout.
• Utilities: High-speed internet and water are entirely free.
• Electricity Allowance: For stays of 1 month or more, a generous monthly credit of 2,000 Baht is included (average usage ranges from 1,000–2,000 Baht). Excess usage above the credit limit is charged at 5 Baht per unit based on meter readings.
> Property Policies:
• Strictly Non-Smoking: For safety and hygiene, smoking of any kind is prohibited inside the unit, on balconies, or within the building. Dedicated smoking areas are available on the ground floor. Violations incur a 5,000 Baht deep-cleaning fee.
• Keycard Care: Please safeguard your keycard set. Lost or damaged cards incur a 1,000 Baht replacement fee.
• Quiet Hours: Kindly keep noise to a minimum and speak softly to respect neighbors.
• Plumbing & Waste: Please do not flush anything down the toilet bowl to avoid blockages. The designated trash room is located at the opposite end of the hallway on the same floor.
• Flexibility: Early check-in or late check-out can be arranged subject to availability (a small fee may apply for urgent cleaning scheduling).
