Furnished in a comfortable modern style, this three bedroom house is the ideal place to spend long summer days or cool winter nights.

The living room is furnished with comfortable leather couches which are perfect for relaxing or watching movies on the flat screen television. On hand is a wood burning fire for those cosy winter nights, or reverse cycle air conditioning throughout the house for all round cooling/heating.

The open kitchen is fully equipped with ample counter space and storage and an open-plan dining area.

The main bedroom includes a queen size bed with en-suite (shower), separate dressing room and 40" smart TV.

The second bedroom contains a double bed with built in cupboard.

The third bedroom contains 2 extra long single beds and built in cupboard.

A second bathroom contains both a shower and bath and there is also a guest toilet leading off the laundry.

The kitchen includes modern stone benchtops, cutlery, crockery, pots and pans, with appliances like fridge/freezer, dishwasher, kettle, toaster etc. provided. Free wifi and Netflix, use of PS3 with games. The house can be accessed without any stairs through the double automatic garage. A large outside patio contains an outdoor dining table and gas barbeque.

The house itself is close (less than 1km) to a variety of grocery and other shops (and medical facilities) and takeaways, and 1km from Butler Train Station which gives direct access to the Joondalup shopping centre and the city centre, and 5min from Freeway. Jindalee beach and the Jindalee shopping district with doctors offices and take-away shops is close by.

Please note that this is a private property, not a hotel with full time cleaning staff.

Smoking is NOT permitted inside the house, however guests may smoke outside on the back patio and are asked to properly and safely dispose of cigarette butts. If we have to pick up butts on the grounds, $25 will be deducted from your deposit. If physical evidence or odour of cigarette smoke is discovered inside the property after your rental, you will forfeit your entire damage deposit and will billed for any costs associated with odour removal above and beyond the damage deposit.

The property only allows pets after special permission is obtained from the owner in writing (fully within owner’s discretion, depending on type, size and shedding nature of pet). If any evidence of a pet(s) is found in the house or on the premises without having obtained written permission, you will be asked to vacate immediately, will forfeit your entire rental payment and damage deposit, and will be billed for any costs associated with the required cleaning and repairs above and beyond the damage deposit. If permission was given for pet stays, only the pets authorised are to stay at the property. All traces that there was a pet will be removed by the guests, including marks in and around the house, excrement pickup and wash off and pet hair. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning/damage fees. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit. Guest should prevent pets from producing excessive noise at a level that disturbs neighbours. Pet will not be left unattended for any amount of time, either indoors or out. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises. A pet security deposit of an additional $200 per stay will be payable to allow for additional cleaning, pet damage and excrement disposal – this is refundable if none of this is required.

House Rules
Please keep the air conditioning at 22-24 degrees Celsius when on, use it sparingly and shut it off when leaving the house. Electricity is very expensive so please be considerate.

No parties or unauthorised guests. Parties of any kind and unauthorised guests will result in immediate eviction without refund. Please obtain host approval before inviting any guests over.

The property has security cameras outside the front and back entrances to monitor for parties and unauthorised guests / security. Any tampering with the cameras will result in a fine and eviction without refund.

Payment Policy
Full payment is required upon booking.
Refundable Damage Deposit
If damage occurred or excessive cleaning is required, the appropriate amount will be withheld from the deposit before repayment.

Your deposit will be returned within one (1) week after check-out, less any damages or excessive cleaning fees, provided the following provisions are met:
a) No damage is done to the property or its contents beyond normal wear and tear, and no contents are missing. Any damage or missing items noticed upon arrival must be reported immediately. If damages are done to the property or its content, you will be responsible for the full cost of repair/cleaning/replacement. This may include fees above and beyond the deposit value;
b) Linens are in good condition and none are missing;
c) Dishware, glassware, cookware, and utensils are washed and put away in the cabinets or placed in the dishwasher with the dishwasher started;
d) No occupancy greater than the stated maximum of 5 (five) OR the registered number of guests documented on this contract, whichever is lower; that number includes children and infants ages 0 and up;
e) There was no smoking or evidence of smoking inside the rental and cigarette butts are properly disposed of (not on the ground). Evidence of smoking inside the Property will result in forfeiture of the entire damage deposit;
f) House is left in clean, neat condition. House furniture is place in its original location. Yard area is left in clean and neat condition with all refuse bagged and placed in the designated bins outside the back gate.
g) Nothing is missing from the house and premises, including furniture, decorations, electronics, music/video/gaming, appliances, DVDs, games, books, or any other property as documented in the inventory listings and web site pictures.

Cancellation Policy
Full refund (less 3% credit/debit card fees) for cancellations up to 30 days before check-in, less credit card fee if applicable. If booked fewer than 30 days before check-in, full refund (less 3% credit/debit card fee) for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund (less 3% credit/debit card fee) up to 7 days before check-in. No refund after that except for the cleaning fee and security deposit (less 3% credit/debit card fee) which will be refunded if no stay occurred.

We will not issue refunds for no-shows, shortened stays because of late arrival, early departures, inclement weather, or power outages.

We highly recommend cancellation/travel insurance to cover your trip.
