Separate pavilions set amidst manicured tropical gardens offer eight stylish bedrooms for up to 16 guests, including children’s rooms with twin beds and an outdoor playground. Well-designed living and dining spaces include an air-conditioned media room with a Smart TV and movie projector, and a 20-seater dining room with a pair of delightful swing beds. The villa’s world-class 371sqm gym is a standout feature for active travellers. BUILDING DETAILS:
Baan Kilee occupies two floors:
• Ground Floor: Four bedrooms including two bedrooms with bunk beds, two dining rooms, kitchen, sala, AV room, staff quarters (two floors), garage, water feature, kid’s day room, children’s pool, swimming pool, pool bar, wading pool, and beach.
• Second Floor: Master bedroom.

SERVICES AND ITEMS AT EXTRA CHARGE:
• An additional kitchen chef/hand is required if either one of the following conditions apply:
• (i) The number of staying adults in the villa is 14 persons or more;
• (ii) The number of staying guests (including children) in the villa is 18 persons or more.
• An additional kitchen hand costs THB 1,000++ per day whereas an additional chef costs THB 2,500++ per day. Rates are subject to 10% service charge and 7% VAT.
• This extra cost may be settled on-site. Meals will be served family-style. Guests, especially big groups, are requested to dine together at the same time to ensure a smooth meal service. If a la carte style and/or more than one-sitting is required per meal, an additional kitchen chef is required.
• One round trip airport transfer (2 vans only for each way, 8 persons per van depending on the number of luggage).
• A driver and car rental service is available upon request (extra charge).
• Additional transfer is available at extra charge (at taxi rate).
• Spa treatments, massages services, and additional yoga sessions are available upon request (extra charge).

• The pools are set to normal temperature
• There are six sunbeds with four umbrellas and and four beach beds with umbrellas

• There is an open-plan living area with oversized sofas, air conditioning, and ceiling fan.
• The dining area has a long dining table and kitchen bar. The poolside sala has a swim-up bar.
• There is also a playground and beachfront lawn with BBQ facilities.

KITCHEN & DINING:
• The kitchen is equipped with oven, microwave, Coffee machine, refrigerator, freezer, rice cooker, juicer, blender, toaster, and stove top (electric & gas) as well as essential cooking tools, cutlery, and drinking glasses.
• The indoor dining area can seat up to 24 guests, and the outdoor dining area can seat up to 10 to 18 guests.

WELLNESS:
• Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga.
• Yoga lessons can also be arranged (extra charge). In-villa treatments are available on request (extra charge).
• The villa offers complimentary access to 371 sqm world-class indoor/outdoor gym and facilities.
• There are also two to four massage beds available for use.
• Complimentary 60-minute massage for two persons who availed two nights stay and more.

ENTERTAINMENT:
• High-speed WiFi throughout and a True Satellite TV Box in the kitchen and cinema/media room, Smart TV with Netflix is available in all bedrooms and TV room.
• There is also an indoor sound system, board games, and a media projector in the indoor (cinema room with projector and blackout curtains), Sonos sound system, and speakers available for guest use at the villa.
• Watersport equipment such as two kayaks, two paddle boards, and water polo are available for guest's use.

CAPACITY & EXTRA BEDDING:

CHILD POLICY:
• A complimentary two baby cots and two high chairs are available at the villa.
• An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.

• Children under 2 years old can stay for free when sharing existing bedding with parents.
• Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.

FACILITIES:
• The villa features a wheel-chair access, volleyball, croquet, lawn bowl, table tennis, library, back-up generator, one portable air conditioning unit, safety deposit box, hairdryers, universal adapter, wine cellar, and CCTV.
• There is also a Tennis Court available at the villa next door with an extra charge of THB 1,000 per hour and THB 500 for equipment rental (advance reservation needed).
• Wake up call service available upon request.

PARKING:
• Sufficient parking garage and outdoor parking are available.

ANNOUNCEMENT:
• Baan Kilee maintains a strong ethos of sustainability and eco-consciousness. The villa has been single-use plastic free since 2007; this includes bottles, bags, straws, cutlery and crockery. Guests are requested to provide their own refillable water bottles to avoid plastic being brought into the villa. If this is not possible, they can purchase branded aluminium bottles at the villa. The owners are also firmly committed to marine conservation and to the regeneration of reefs and do not allow guests to book or use motorised craft in the bay while the reef is in the process of regeneration.
