The space
The Space: This beautiful home features five spacious bedrooms and three full bathrooms, comfortably accommodating up to 10 guests. Whether you're hosting a family reunion or spending time with friends, the large living spaces make it easy to relax and enjoy each other’s company. The home is fully equipped with air conditioning throughout, ensuring your comfort no matter the season.

Guest access
Guests have full access to the entire property, including the riverfront area. The only space that isn’t available is the owner’s closet on the lower level, which is clearly marked.
Kayaks and life jackets are avalible for guest to use if they choose.

Other things to note

Our property offers unique waterfront features for you to enjoy, including a dock, river access, kayaks, and paddle boats. While these amenities can be a lot of fun, they also come with inherent risks, so we ask that you please read and agree to the following:

Waterfront & Outdoor Use
By booking and staying at our property, you acknowledge that use of the dock, river, kayaks, paddle boats, and surrounding outdoor areas is entirely at your own risk. Natural bodies of water can present changing conditions, including currents, slippery surfaces, and varying depths.

Assumption of Risk
You understand and accept that activities such as swimming, boating, kayaking, and walking on docks or near water carry risks of injury, drowning, or accidents. You voluntarily assume all such risks for yourself and anyone in your group.

Safety Expectations

- Children must be supervised at all times, especially near the water and dock
- Life jackets are strongly encouraged when using kayaks or paddle boats
- Please use all equipment responsibly and only in safe conditions
- Do not use watercraft under the influence of alcohol or drugs

Elevated & Structural Features
The property may include high ceilings, decks, stairs, or elevated areas. Please use caution and be mindful of your surroundings.

Release of Liability
To the fullest extent permitted by law, you agree to release and hold harmless the host/property owner from any liability for injuries, accidents, loss, or damage that may occur during your stay, whether related to water activities or use of the property.
POWER & INTERNET OUTAGE WAIVER

By booking and staying at this property, you acknowledge that power outages, internet interruptions, and utility disruptions may occasionally occur due to weather, service providers, or circumstances beyond the host’s control.

The host does not guarantee uninterrupted electricity, Wi-Fi, or other utilities and shall not be held liable for any inconvenience, loss, or disruption caused by such outages.

No refunds or compensation will be provided for temporary outages of power, internet, or related services that are outside the host’s control.

By staying at the property, you agree to these terms and accept that such interruptions, while uncommon, are possible.

Responsibility for Guests
The person making the reservation accepts responsibility for all members of their group and agrees to ensure everyone follows these safety guidelines.

⚡ Energy Usage Notice

To help us maintain a comfortable and sustainable experience for all guests, the property’s electrical usage is monitored through a smart energy system.

Normal day-to-day usage is never a concern. However, unusual or excessive electrical consumption may trigger an automated alert to the host. In rare cases of significantly abnormal usage, guests may be contacted to ensure there are no equipment issues or accidental misuse (such as HVAC left running with doors/windows open).

We simply ask guests to enjoy the home responsibly and treat it as they would their own.
