SHORT TERM RENTAL AGREEMENT

For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Rental Party/Maximum Occupancy: The rental party shall consist of guest at least 21 years of age and other guest occupying the property during the rental.. A guest is anyone 10 years or older who will be staying at the property for any period of time. The maximum number in the rental party is limited to two people over 10 years old. Gas is required to be in occupancy during the duration of stay. No sub leading. Failure to abide by the maximum occupancy or age requirements will result in immediate eviction and loss of the renters deposit.

2. Rental Rules: Guest, all members of the rental party, and anyone else guest permits on the property agree to abide by terms here and the following rental rules while on the property.

2.1 General Rules

2.1.1 No smoking or illegal drugs on the property at any time.

2.1.2 No parties

2.1.3
No loud activity between 11 p.m. and 7 a.m.

2.1.4 No blocking the large garage doors homeowner uses. Park close to big black garbage bin in alley and parallel to vinyl fence. One spot is allocated for rental.

2.2 Check-out rules:

We charge a cleaning fee and expect most guests just want to pack their bags and leave so we try to make it easy:

2.2.1 Leave towels & linens where they are or place in the hamper. Do not start washing them. Please let us know if anything needs treating. Permanently stained towels will be replace via security deposit.

Leave the trash, it will be taken care of.

If there are dirty dishes in the dishwasher, feel free to start a quick cycle or cleaner will start it, either way is fine.

3. Access:
Guest shall allow owner or her specified agent access to the property for purposes of repair and inspection. Homeowner and agents shall exercise this right of access in a reasonable manner. Owner will provide an access code to renters effective for the duration of their stay.

4. Liability:
All guests will hold harmless the owners for any injury, illness, or loss during their stay. Any person on/in the property is the sole responsibility of guest. This house is privately owned; the owner is not responsible for any accidents, injuries, illness, or loss that occurs while on the premises. By accepting this agreement, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

5. Rental Payments, Fees, Security Deposit, Cancellations and Refunds:
Final payment as agreed in accepted quote is due at least 30 days prior to check in date. Acceptable payment methods are cashiers check, personal check, or credit card.

5.1 Rental Payments: 50% is required upon booking. The remaining 50% is required 45 days before check-in date. Check-in dates less than 45 days requires 100% payment upon booking.

5.2 Fees: There is a $39 cleaning fee.

5.3 Security Deposit: A $1000 security deposit is authorized three days before arrival. Failure to return authorization form will result in cancellation with cancellation policy applied. Refund of deposit will be handled as follows: the deposit is for security and shall be refunded within seven days of the check out date provided no deductions are made due to:

5.3.1. Damage to the property or furnishings or any cost incurred by owner due to guests stay.

5.3.2 Exceeding maximum occupancy

5.3.3 Dirt or other mess requiring extra cleaning

5.3.4 Violating any rules and the rental agreement (stated here and under rental rules)

5.3.5 Any damages exceeding the security deposit and/or are not covered by guests insurance will be paid by guest. Any litigation will be handled in Pinellas County, Florida, location of the property.

5.4 Cancellation Policy: if guest wishes to cancel reservation, deposit and payments will be refunded as follows:

5.4.1
30 days prior to the check in date – 100% refund of all deposits or payments

5.4.2
Less than 30 days to check in date – no refund of any deposits or payments

5.4.3
Hurricane cancellation – if there is a storm or hurricane, above cancellation rules apply unless mandatory evacuation is issued. If there’s a storm or hurricane during guest's stay, no refunds will be given for nights stayed. Refund will be prorated or stay rescheduled to a future open date in the same seasonal, If available. We encourage all guests to purchase travel insurance through a private company. It is guest's responsibility to obtain and know their coverage options.
