Hello and welcome to The Marejo, our 4th generation family vacation home! We hope you are excited for your beach vacation and look forward to hosting you! If you have any questions, feel free to ask!! The following is "the fine print” with multiple documents contained herein. Information is required for all guests to be aware of. Minor children should be monitored by a responsible adult as home is not child proof.

Please know The Marejo is our family vacation home with a occupancy of Thirteen (13) people. We have this occupancy limit in place for your comfort and enjoyment of our home. **NOTE: During COVID-19, occupancy is limited to Ten (10) persons. NO ADDITIONAL GUESTS. Let Representative know immediately if you or any of your Guests are experiencing the following symptoms within the past 2-14 days: fever, cough, diarrhea.

Before you settle in, please be aware of our basic house rules, the Marejo Short-Term Rental Agreement, The Marejo Pet Addendum, if applicable, and Check-in/Check-Out Procedures. Adherence to this information will make for a comfortable stay for everybody!

Basic House Rules:

• Access: provided at check-in

• Parking only in front of or under home, not back or sides.

• Gently slide front porch doors.

• Please treat home with the same respect as you would your own. We’ve put a lot of effort into making this a relaxing space to be enjoyed.

• ALL trash is to be in black bin with lime green lid and at the street Monday and Friday nights. Pickup is pre-dawn around 5:00 A.M. County does not pick up any if something is outside the can. $150.00 fine could be incurred.

• Recycling - community recycling station on Grate Avenue, Pawley’s Island, SC 29585.

• No interior entryway between the first and second floor. However, underneath the house and the steps are covered.

• Home air conditioning system is humidity controlled. If doors and/or windows are left open while the a/c or heat is on, system is compromised and your desired temperature will not be reached.

• If something is damaged and/or broken during your stay, please let Representative know ASAP.

• Maintain cleanliness throughout stay, including keeping dishes/pots/pans clean and put away as this will make it much easier when check-out time comes.

• Please use designated barbecue utensils and not the kitchen tongs.

• If propane runs out during your stay, please let Representative know and you will be reimbursed with receipt you provide.

• Please do not move furniture.

• Do not take house towels to the beach. We have provided beach towels beneath the television in the main room which are to be left in home at departure.

• No post office box at property. Closest is USPS, 10993 Ocean Highway, Pawley’s Island, SC 29585. If you are to depart prior to receiving a package, we will forward to you at your expense and fee for time incurred.

Smoking:

• 100% smoke-free Property. NO SMOKING, VAPING, AND/OR JUUL, ALLOWED INDOORS OR ON PORCHES. NO ILLEGAL DRUGS OF ANY KIND WHETHER SMOKED OR OTHERWISE, ON ANY PORCH OR IN HOME WHICH COULD LEAD TO AUTOMATIC EVICTION IF FOUND WITH NO RETURN OF MONIES PAID. Smoke eradication fees begin at $350.00

Noise:

We hope you have lots of laughter and fun during your vacation! Please be mindful of neighbors and keep noise to a minimum during the hours of 10:00PM-7:00AM Eastern Standard Time

2020 Marejo Check-In Procedures

We hope our home meets your expectations! Please keep all items in condition and location you found them.

Arrival

• Access provided at check in - leave in same place at departure to avoid fee.

• Living room doors gently slide left to right – do not pull/push.

• If anything appears broken, damaged, and/or not clean, please contact Representative within one (1) hour of your arrival!

• Property is not child proof

Bedrooms/Bathrooms/Linens:

• Upstairs: four (4) bedrooms – (3) King and one bedroom with (3) twin beds – (2) full bath/tub/shower combo in hallways next to bedrooms

• One (1) downstairs bedroom – (2) double beds with (1) futon; shower in separate room

• Pack ‘n play with crib sheets

• All beds are made and small bath, hand towel, and wash cloths placed

• Beginning roll of toilet tissue in each bathroom

• Facial/body soaps in each bathroom

• Outside shower (super cool!)

Kitchen:

• NEW glass cooktop (August, 2020) – please do not put heavy items on appliance which could scratch or break it. Only use mild detergent and a towel to clean

• NEW side by side refrigerator/freezer (July, 2020) - keep setting at NORMAL or it will freeze over and cost you a service call. Can take several hours to cool if left open while loading in/out groceries

• NEW Drip coffeemaker (June, 2020) with coffee filters and coffee grinder (coffee beans only)

• Keurig - standard pod size

• Oven, microwave, toaster

• Dishwasher with dishwashing soap/detergent

• Outdoor gas grill; if propane is to run out, please provide a receipt and be reimbursed

• Starter garbage bag; cleaning supplies below sink

• Fully stocked with dishes, glassware, silverware, serving utensils, pots and pans, kitchen towels, pot holders, dish drainer, soft side 30-can cooler

• High chair, Bumbo (no tray); plates, bowls, cups, utensils

Sports/games:
• Corn hole
• Tennis rackets
• Volleyball
• Ladder ball
• Books, games, sand toys

Miscellaneous:

• Outdoor cart to take to/from beach (rinse sand off)

• Beach towels – do not take house towels off property

• Beach chairs (several) & umbrella

• Not provided: Bikes, golf carts, kayaks (local rental companies available)

Beach/Creek/Waterway:

• Beach access: #65S across and to right; 1-2 min walk

• Boat launch-behind to left and several homes down

• Creek walkover to marsh: one block behind home at intersection of Sundial/Mason. Walk across to edge of waterway - a great place to crab, flounder gig, and enjoy nature

2020 Marejo Check-Out Procedures

Please keep all items in condition and location you found them.

Please report any faulty/damaged item to Owner/Representative

Towels – place in stack by back door or in laundry room

Beds - unmake beds placing sheets in matching pillow case next to back door or in laundry room. Leave comforters, mattress pads, blankets, and blankets covers on bed as they are laundered separately off-site

Appliances – make sure oven switched to “off”, unplug coffee maker and toaster

Dishwasher - run, empty, put items in proper location

Sink – leave empty

Refrigerator/Freezer/Pantry - remove/dispose of all perishable food items; setting to Normal

Counters - clear all

Books/games - return all to original location

Lights/Ceiling fans - turn all “off”

Thermostat - warm weather set to 75 degrees Cool; cold weather set to 60 degrees Warm

BBQ grill – insure set to “off”

Trash – take all trash from kitchen, bedrooms, and bathrooms and place in outside receptacle

Personal belongings - Owner not responsible for items left but will return to Guest at their expense

Windows/doors - close and lock all windows - - leave front door unlocked

Keys - prior to departure, be sure BOTH sets of house keys are on front table

The Marejo Short-Term Rental Agreement:

The Marejo Short-Term Rental Agreement (hereinafter called "Agreement") is made and entered into by and between undersigned Guest and Owner’s Representative (hereinafter called “Representative”) pursuant to which the Guest has agreed to rent property owned by Owner and rented through Representative (hereinafter called “Property”), a privately held home in Pawley’s Island, South Carolina, USA, for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.

• Pursuant to this Agreement, any notice, change, amendment, and/or modification under this Agreement shall be in writing and sent to the contact information included herein. Execution of a digital signature by Representative shall be deemed a valid signature. Agreement must be signed and returned by Guest.

• The terms “Guest” and “Owner” shall include, but is not limited to, each of their respective Representative(s), Agent(s), Owner(s), Successor(s), Heir(s), Assign(s), Employee(s), Contractor(s) and other persons directly connected to the ownership and/or management of the Property.

• The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waiver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected.

• You are renting entire Property; no person lives on-site

Minimum stay - annually, between the months of:

• June - August (and dates that include these months): Property requires a minimum seven (7) night stay commencing on Saturday at 16:00 (4:00 p.m.) and ending the following Saturday at 10:00 a.m. Additional seven (7) day periods may be added whether or not concurrent. Exclusions apply.

• September - May: Property requires a two (2) night minimum stay. Exceptions with prior Representative approval

Booking:

• Booking Guest must be at least Twenty-Five (25) years of age to rent Property and reside on property duration of stay.

• Representative has right to refuse rental, even if rental possession has occurred in which case, no refund will be given.

• Representative does not allow one person to rent the property for another. For example, in the case of a parent renting for their child or children is not allowed. This is grounds for immediate eviction from the property with no refund of payment made.

Occupancy:

• Property has a maximum total number of Thirteen (13) Guests. Guest agrees that no more than Thirteen (13) persons shall be permitted at the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. (Guests with children shall be at the Guest’s sole responsibility.)

**NOTE: During COVID-19, max occupancy is Ten (10) Guests.

• Other exclusions and/or restrictions could apply.

Payment / Confirmation:

• In order to ensure reservation, payment required at time of booking. Confirmation provided when payment received in full on a first come, first serve basis. Representative has no control over any booking agency or their policies.

Assignment and/or Sublease:

• Guest shall not assign and/or sublease the Property or permit the use of any portion of the Property by anyone not a Guest and included within the number of and as permitted Guests under this Agreement.

Entry and Inspection:

• Representative reserves right to enter Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property, or for maintenance reasons, as applicable, with authorized persons. If Representative has a reasonable belief that there is imminent danger to any person or to the Property, Representative may enter Property without advance notice.

Condition and Use of Property:

• ABSOLUTELY NO HOUSE PARTIES ALLOWED which is grounds for immediate eviction with no return of any payment made.

• Representative shall use best efforts to ensure the proper operation of all amenities in the Property, such as TV/internet access, heat/air, kitchen appliances, etc. Representative shall not be held responsible for such item’s failure to work, but will make every effort to correct reported issues as quickly as possible.

• If Property appears unclean, damaged, or unfit for use upon check-in, Guest shall inform Representative by telephone within one (1) hour and Representative given opportunity to investigate and/or correct reported issue. A maximum discount of Twenty Dollars ($20.00) per stay will be applied for unavailable amenities. Some exclusions apply.

• Guest shall use Property for residential purposes only and in a careful manner to prevent any damage or loss, and keep in clean and sanitary condition at all times.

• All Guests shall refrain from loud noise and not disturb, annoy, endanger, or inconvenience neighbors, nor shall any Guest use the Property for immoral, offensive, and/or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

Cancellation Policy:

**Guest Cancellation within sixty (60) days of agreed upon arrival date:

• No refund, unless approved in writing, in advance by Representative

• Cancellation must be received in writing

• Guest must allow no less than Thirty (30) days for monies to be returned, if applicable.

**Guest Cancellation prior to sixty (60) days of agreed upon arrival date:

• Cancellation must be received in writing and Representative must agree and sign.

• If after Guest cancellation, Property is re-rented for the same time period, same monies, and paid in full as cancelling Guest’s original reservation, original Guest will receive monies back, less a Fifteen (15%) handling fee of the total rental amount.

• If after Guest cancellation, Property is re-rented for less money and/or fewer days as cancelling Guest’s original reservation, cancelling Guest will be charged for the shortage in rent and any Guest balance returned less a Fifteen (15%) handling fee of the total rental amount.

• If after Guest cancellation Property is not re-rented, no monies shall be returned to Guest.

**Owner/Representative cancellation:

• If Owner/Representative cancels Guest’s reservation at any time due to unavailability of Property, Owner/Representative will refund any unused portion of the Guest’s payment.

• Owner’s liability will be limited to Guest’s payment to Property and this Owner only except where an agency is used to obtain the booking, any fees incurred by Guest will be between the booking agency and Guest, not the Owner.

• If Owner/Representative cancels Guest’s reservation due to any other cause, including, but not limited to, destruction of Property, violation of noise ordinance, underage Guests who have rented, and/or other option Owner/Representative feels is of concern to the safety of Property, no monies will be refunded to Guest.

Inclement Weather:

There is no Guest refund due to inclement weather unless The National Weather Service, National Oceanographic and Atmospheric Administration (NOAA), the Town of Pawley’s Island, South Carolina, or the Georgetown County, South Carolina Emergency Management Division order mandatory evacuation for the Pawley’s Island, SC/Litchfield Beach, SC area. The day/date such an order is given, the following will occur:

• If Guest is currently occupying Property and must evacuate: any unused portion of the Guest rental amount (prorated by day, minus cleaning fee, pet fee, and booking agency fee) will be refunded, if applicable;

• If Guest is not yet occupying Property: any unused portion of Guest rental amount will be refunded less booking agency fee, if applicable.

Property Unavailability:

• If Property not available during Rental Term due to reasons, events or circumstances beyond Owner/Representative’s control, Owner/Representative will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest.

• If a replacement property is not available, Owner/Representative shall return all unused payments made by the Guest, whereupon this Agreement shall be terminated and Guest/Owner/Representative shall have no further obligations and/or liabilities.

The Marejo Pet Policy and Addendum [if applicable]

The Marejo is a privately owned, pet friendly (hereinafter referred to as “doggie”) home with prior Representative approval and a non-refundable $250.00 per doggie, per stay fee. Property has a maximum of Two (2) doggies per reserving Guest’s stay. If Two (2) doggies stay, the fee is $500.00. No exceptions.

Doggie fee covers housekeeping’s additional time for cleaning and deodorizing. Doggie fee does not cover doggie waste clean-up and/or damage, if found.

Notes:

• Doggie must be at least (2) years of age and housebroken prior to arrival

• Absolutely no doggies on furniture/bedding at any time. Evidence of doggie on furniture/bedding will incur extra fees

Guest hereby agrees to comply with the following as it pertains to approved doggie:

• Guest reserving Property solely liable for doggie for reservation duration. Representative assumes no responsibility for illness and/or injury that may incur to any doggie and/or human during Guest’s reservation and/or at any time during stay.

• Doggies must be leashed at all times when outside Property. Doggies are allowed leashed on beach during certain times/months. Visit Georgetown County, SC website for details ...

• Beach Information Georgetown County South Carolina Government

• Guest responsible for cleaning any/all doggie waste. NO doggie waste allowed inside Property. NO un-house trained doggies. Additional fees will be charged for failing to clean doggie waste prior to your departure. New guests, housekeeping, landscaping, etc do not want to come in contact with doggie waste.

• No doggie may cause damage to premises or furnishings.

• No doggie allowed on furniture at any time. Any evidence of doggie on furniture will incur extra fees, especially if damage to Property.

• Guest is responsible for preventing any excessive noise, especially doggies, at a level that disturbs neighbors. No doggie will be left unattended for an undue length of time on porches or underneath home, without adult supervision, to prevent damage to Property, such as soiling, chewing, etc. All grounds for additional charges.

Once doggie approval confirmed, it is hereby agreed by and between Representative and
Guest that Guest may have the following described doggie and no other doggies in the Property upon and subject to the terms and conditions of the The Marejo Short-Term Rental Agreement and The Marejo Pet Policy and Addendum.

Default:

• If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove only Guest’s property and belongings, and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made.

Release:

• Guest hereby waives and releases any claim now or in the future against Owner, their Representative(s), Agent(s), Successor(s), Heir(s), Assign(s), Employee(s), and/or Contractor(s), officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities and/or amenities.

• Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

• If legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred, including, but not limited to, legal fees, repair, replacement, etc.

I agree that I am over the age of 25 years and that I am responsible and will adhere to all the rules of the Property and that this Marejo Short Term Rental Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate.

I further agree that I am aware that by booking The Marejo that I am agreeing to all of these terms and rules on behalf of myself and Guests during entire rental term.

Note: for any reservation accepted by an online booking agency, this Agreement is made part of the process and will be accepted as such once any booking payment is made.

Additional fee schedule

• Either set of keys not left: $250.00

• Sliding doors off track: $250.00

• Missing towels: $8.00 each

• Missing sheet(s): $20.00/item

• Non-approved pet: $500.00

• Air conditioning frozen: market value

• Refrigerator/Freezer frozen: market value

• Furniture moved: $50.00

• Early in/ late out without approval: $250.00

• Not taking to street for pickup: $150.00

• Smoke entering home: not less than $350.00

• Cigarette, cigar remnants on property: $150.00

• Removal of home’s items: cost of item

• Evidence of a house party: no less than $750.00 depending on occurrence and/or damage found

• Pet, if applicable, with signed Pet Addendum: $250.00 per dog, maximum of Two (2) approved dogs/$500.00

This agreement and all accompanying information are automatically agreed to once payment made.

Rental Rules:

We’ve set out and appreciate your understanding of the House Rules, Check-In/Check-Out Procedures, The Marejo Short-Term Rental Agreement, and Pet Policy and Addendum, if applicable, so that every guest visiting The Marejo has a safe, secure, and most importantly, fun stay at our vacation home. Compliance with these rules is essential for every member of the traveling party. Breach of any of these house rules is a breach of the terms and conditions of occupancy, as per the rental agreement you have signed. Owner/Representative reserves the right to evict any guests or visitors from the property who refuse to follow these house rules.
