Guests will be allowed the entire main home garage, the "toy shed" full of bikes and beach gear, and the fenced in backyard with hot tub and heated pool.

----- IMPORTANT BEFORE YOU BOOK -----

Mandatory liability waiver and photo ID is required

Before you book, please know that this is NOT a party home. Please be aware this home is in a residential neighborhood & excessive noise can not be permitted due to local noise ordinances. It MUST be quiet outside between 10 PM and 9 AM to not disturb any of the neighbors. This means no loud music or corn hole after 10PM -- but sitting outside enjoying a conversation is certainly okay. There is also NO smoking at this property, there are smoke and sound level sensors in and around the home to alert owner if it gets louder than the allowable limit to prevent upsetting neighbors. Any noise or smoke alerts received will result in a warning and if a second noise complaint or the police are called there will be an immediate eviction without a refund.

If you are here to celebrate your special occasion we'd be more than happy to recommend some of the best restaurants or venues this area has to offer.

We can accommodate special celebrations such as birthdays, wedding celebrations, graduations, etc. with extra daytime guests. However, please send inquiry before booking to see if our home would be a good fit for your celebration.

----- HOT TUB & POOL --------
We will always do our best to make sure the hot tub is in full working order upon arrival. However, if there is any outage during your stay a refund in any amount will not be provided. We do have an on-call service provider who will always do her best to remedy any issues as quickly as possible. If any additional maintenance of the water is needed due to fault of guests (such as spilled drink in tub or excessive foaming due to not rinsing before entering the hot tub) we are happy to call out our technician to do a change of water and rebalance of chemicals for the $175 technician fee.

LIABILITY WAIVER IS REQUIRED TO BE SIGNED 24 hours prior to arrival for use of hot tub and shed amenities.

----- CANCELLATION POLICY -----
We have a strict cancellation policy. We HIGHLY encourage travel insurance upon booking your stay. We can provide recommendations if needed. Refunds will not be given due to weather events (unless a state evacuation is ordered), family illness, or trip disruptions of any kind. For more details, please refer to the platforms "strict" policy definition.

----- NUMBER OF GUESTS -----

Due to insurance reasons, the total number of persons allowed overnight is restricted to the number of persons scheduled and paid for at the time of booking. Please be honest and upfront with us, we will take care of you. No extra guests are allowed on property anytime during your stay.

If a group misrepresents themselves and arrive in numbers beyond the reservation count guests will be denied the right to stay in the home altogether without a refund.

----- SECURITY CAMERAS -----

The property has outside security cameras for your own security and to monitor property. There is a Ring camera at the front door, at the corner of home overlooking driveway, backyard, and directly above the pool. These devices have the ability to record video images and audio. They may be checked during a guests stay if an issue or disturbance is reported at the property. Otherwise, we fully respect our guests privacy and do not actively check cameras on a regular basis. There are NO cameras INSIDE the home. Please DO NOT tamper or try to disable these cameras. Disabling a camera is grounds for immediate cancellation of your reservation without refund. Fee will be charged if a technician is required to enable cameras due to tampering.

----- PETS -----

Pets of any kind are NOT allowed in or on the premises. We are pet lovers but we are protecting our guests who rent our home because we do not allow pets to protect them due to allergies. We also have a family member who has a sever allergy to pet dander. If evidence of an unauthorized pet is detected, reported or found on the premises it can cause an immediate eviction from the owner, and the guest’s rent and deposit will be forfeited along with a $500 fine. Please be upfront and don't just try to sneak a pet in.

----- MECHANICAL FAILURES -----

Mechanical failures happen every now and then and are rare. Unfortunately No refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, heater for pool, tubs, air conditioning, television or internet service, appliances, etc. We do have technicians on call and will do our best to get any mechanical failures repaired as soon as possible.

----- UNFORSEEN CIRCUMSTANCES -----

Should the vacation home be out of order or deemed substandard prior to your arrival (which is rare but things break and things happen) you will be contacted with current "issue" and asked if you would like to proceed with your stay with a possible discount. If that is not satisfactory you will then be entitled to a refund of the rental without the penalties.

----- LIABILITY -----

Our insurance requires the primary renter to sign a liability waiver on behalf of their group for use of hot tub and amenities located in the shed (bikes, kayaks, paddle board, beach gear).

The Homeowner does not assume any liability for personal or property loss, damage, or injury during your stay. The Property manager/Agency also reserves the right to refuse service or rentals to anyone at their discretion. The guests are liable for their own safety and should have their children supervised by adults at all times, especially when young children are playing inside and outside the home.

----NATURE ----

In Florida, insects are part of the environment. We have the house treated monthly inside and out for insects and the entire yard is also treated for mosquitoes. However, Palmetto bugs (look like roaches) are impossible to keep out 100% in southern states especially with doors opening and closing frequently. It is rare you will see one, but if you do they are easy to dispose of and a refund will not be provided. If you feel there is an excessive issue of any kind please notify us and we will have our exterminator at home within 24 hours to address your concerns.

Beach chairs, cart, umbrella, towels, and small sand toys will be provided! Some bicycles, scooters, & kayaks will also be provided to be used at your own risk. A charcoal grill will also be available for your convenience. You assume full liability for use of any of these items, including the hot tub. We will do our best to keep these items in good working condition for every guest. However, condition is not guaranteed and refund will not be offered if any of these items are not in working order. If you find anything not in satisfactory condition please let us know so we can order new merchandise as fast as possible.

Late checkout: If you are more than 15 minutes past checkout time a fee of $250 will be incurred. It is vitally important our cleaners have the time they need to prepare house for next guests.

If unauthorized smoking is detected in the house a $500 fee will be charged.
