It's a private GROUND level unit in our 1910 California Craftsman. It is a 2-steps down Garden Guest Suite wrapped in lush greenery, sporting radiant heated polished cement floors.

With its clean lines, The Minimalist offers a contemporary atmosphere with the serenity of an urban oasis.

With its sunken excavation design - it provides both privacy from the street side and maximizes the insulative natural geo-thermo properties of Mother Earth.
It helps with keeping the apartment warm in winter and cool in the summer, eliminating the need for an AC, thus minimizing its environmental impact.

In addition utilizes hydronic radiant heated floors throughout the apartment, perfect during colder winter months.

It has a beautiful small outdoor patio, access to our lush tropical backyard with a koi fish pond and plenty of unrestricted parking on our street and a Lyft bike station down the street, along with a free shuttle to Bart and to our favorite Berkeley Bowl ( a Natural Healthy Grocery Store - a local institution).

We also have a running track and outdoor pool across the street, and an outdoor gym a few houses up the street from us.

Very central Bay Area location, close to major highways and Bay Bridge.

It's an easy commute to downtown San Francisco, Berkeley, Oakland and moments away from local businesses, Emeryville Marina and bay side nature trails.

It has a great outdoor patio with lemon trees, bougainvillea, flowering plants on a very quiet street, just 2 blocks away from animation Studio PIXAR, walking distance to local bars, shops, restaurants.

There is a lovely open to public swimming pool and running tracks right across the street for all the fellow swimmers and joggers out there. Also, there is a great open gym grounds a few houses up the street.

We are a friendly, quiet and considerate couple - landscape architect and designer ( Nikolay ) and a psychologist ( Albena ). We are both originally from Europe and we've built our dream space for our families and friends when they visit from Europe.

THE NEIGHBORHOOD:

We are on the border of Oakland/ Emeryville/ Berkeley.

It lies in a corridor between the cities of Berkeley and Oakland, extending to the shore of San Francisco Bay. Its proximity to San Francisco, the Bay Bridge, the University of California, Berkeley, and Silicon Valley has been a catalyst for recent economic growth. It is the home to Pixar Animation Studios, Peet's Coffee & Tea, The Center for Investigative Reporting and Clif Bar. In addition, several well known tech and software companies have made their home in Emeryville: LeapFrog, Sendmail, MobiTV, Novartis, Wargaming America, and BigFix.

San Francisco Bay Ferry now offers ferry service to Chase Center in San Francisco for Golden State Warriors home games and select special events and music concerts. It’s our favorite way to go see our favorite artist.

• This is a ground floor apartment. There is a limited light inside, which forces us to spend more time outdoors in the lush back gardens, with a book in the hammock, watching birds bathing and fish playing in the water Lily pond.

The tropical gardens with a koi fish pond are just outside your doorstep in the back of the house, serving as your outdoor living room :-)

Great for business travelers or visitors who plan to explore the area during the day.

If you prefer more light, please look into booking our Stargazer Loft instead, which sits on top of our house, it’s designed as a modern tree house and it’s flooded with natural light.

• WILDLIFE

🌿 🍃 🦋 Yes, we are Certified Natural Wildlife Habitat! 🦋 🌿 🍃

Outside, you may encounter butterflies, bees, hummingbirds, raccoons, possums, neighborhood cats, wild turkeys strolling down the street - all part of our eco-system.

Occasionally, you might encounter ants inside, especially during the winter rainy season or during hot summer days entering inside looking for water.

We do not spray poison but rather use organic non-toxic green mint- based ant repellent which is very effective to keep them happy outside but once in awhile they’ll come visit us inside inspite of all of our efforts. We wish we can control them and sometimes we manage and sometime we don’t. Please understand, we do our absolute best and we will issue no refunds due to seeing ants inside.

Cleanliness is our best defense.
Please, do NOT eat in bed and do NOT leave open food containers on counters or the floors.

If you are afraid of animals and if seeing a raccoon, an ant or a spider will affect your stay, we might not be a good fit for you and you might want to consider a different accommodation instead.

• Wildlife:

Although we are in an urban environment, we are close to a row of redwood trees and tons of greenery. We've learned to co-exist with raccoons living in the neighborhood. You might encounter them at night when they are active since they are nocturnal animals. They are highly-intelligent and curious wild animals, who are harmless if left alone and don't get bothered. They will go for the water in water features and move along. Please give them some space and they will happily move to the next patch of greenery.
