○ Rental Application and Tenant screening for credit/background check must be completed after booking is confirmed
○ A Separate Long Term Rental Agreement shall be completed after the booking.
○ Valid Government Identification must be submitted before rental agreement is signed.
Booking can be canceled for Long Term Renter (with booking 28 days and more) if:
○ credit check is refused
○ credit screening outcome credentials are not satisfactory to the host
○ rental agreement is not completed and deposit based on the rental agreement is not paid
○ the requested documents are not completed within 36-72 after booking confirmation.
NOTE: No property access shall be granted without having THE above mentioned documents completed and approved 72 hours before check-in.
Security:
○ For security reasons, house has Audio & video Ring Doorbell at the front entry door and security cameras w floodlight located above garage door facing driveway.
○ There is a Noise level monitor installed outside in the patio area.
○ If sound decibels exceed a certain threshold you will be notified & we will contact the guest about it.
○ Voice or sound is not recorded on these devices.
○ This device has the capacity to track the amplitude of decibel sound waves only.

○ No diving is allowed as serious injury, paralization, or death may occur from diving.
○ By renting our home or being a guest of the renter you absolve us, the owners, of liability due to injury or death.
○ Pool and Jacuzzi are cleaned weekly.
Safety:
○ The home may not be safe for children under 2 as we have no safety gate surrounding the "cowboy" pool, and we have BBQ Grill and a gas fire pit.
○ Children should not be left unattended
○ Children must have adult supervision at all times around the pool area
○ All guests must be good swimmers.
Pets:
○ No pets allowed - unless service dog.
○ There is a maximum of 1 service dog allowed.
○ Dog(s) must be treated for fleas and ticks prior to arrival.
○ Guests must pick up after their service dog.
○ The service dog is not allowed on the furniture, in the cowboy pool or Jacuzzi, and all dog hair must be cleaned up prior to departure.
Charcoal Grill:
○ Renter is responsible for their own charcoal.
○ If there is extra charcoal at the home, you may use it for barbecuing.
○ Please be careful and do not use the grill within 10 feet of the home.
Trash:
○ Renters must dispose of the trash in the bins.
○ Garbage cannot be placed outside or in other garbage cans throughout the neighborhood.
○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back
By renting our home, being a guest of the renter you absolve us, the owners, of liability due to injury or death.

Noise:
○ Riverside County has noise ordinance. Outside sound emanating from amplifying equipment, music, pool, and people is prohibited from 10:00 p.m. - 9:00 a.m. If the noise ordinance is broken, guests will be penalized and asked to leave without refund. During daytime hours of 9:00 AM - 9:00 PM, we ask guests to be mindful of excessively loud noise and to be respectful of the neighbors as the home is in a quiet residential neighborhood.
○ No loud noise or music allowed at any time of the day. If your neighbors can hear music, you are in violation of the City Ordinance.
○ We do not service local bookings within 20 mile radius to avoid loud parties.

TENANT ALSO HAS RIGHT OF POSSESSION TO ALL COMMON AREAS/AMENITIES THAT SHALL BE SHARED WITH OTHER TENANTS IN THE HOUSE. SHAREABLE AREAS AND AMENITIES INCLUDE THE HOUSE AND THE BACKYARD (INCLUDING LIVING ROOM, KITCHEN, LAUNDRY MACHINES IN THE GARAGE, BACKYARD, JACUZZI AND COWBOY POOL, WIFI, UTILITIES, A/C AND HEAT THERMOSTAT), DRIVEWAY ON A FIRST COME FIRST SERVE BASIS (STREET PARKING AVAILABLE). TENANT HAS NO POSSESSION TO ANY OTHER BEDROOMS AND/OR BATHROOMS/SHOWERS; NO POSSESSION TO THE GARAGE FOR PARKING A CAR. GARAGE SHALL ONLY BE USED FOR LAUNDRY AND DRYER MACHINE USE. NO POSSESSION TO OUTDOOR JACUZZI HEATING SYSTEM OR COWBOY POOL SYSTEM. DURING THE PERIOD IN THIS CONTRACT, TENANT SHALL BE SHARING ALL COMMON SHAREABLE AREAS WITH OTHER GUESTS/TENANTS RENTING THE REST OF THE BEDROOMS AND USING ALL SHAREABLE COMMON AREAS INSIDE THE HOUSE AND IN THE YARD, AT THE TIME OF TENANT STAY.
Guest/Tenant shall at its sole expense, keep and maintain the Property and appurtenances in good and sanitary condition; wash/dry/put away after every use of the kitchen amenities; clean after each use of bathroom/shower and/or all common areas (interior and exterior) to keep the entire place clean and sanitary and inviting all the time.
2. Landlord and landlord's property maintenance, Vendors (to fix broken appliances or items), including cleaning team shall be able to access common shared areas of the house and backyard to prepare the property for other renters and/or do improvements without notice to the guest/tenant. Pool/spa and gardening maintenance is done early morning twice a week. All guest/tenant property shall be locked in the tenants' bedrooms for safety. No private property shall be left in any common areas.
3. Renter's insurance with a minimum of $100,000 required at the signing of the lease (for all leases over 28 days), with landlord and/or property added as the additional insured on the policy.
4. Guest/Tenant will also perform the following maintenance in respect to the Property: Tenant shall keep the shared areas and kitchen clean after every use. Guest/tenant shall wash their own dishes in order to keep the entire house clean and inviting all the time.
5. The Tenant is prohibited from:
a. the storage of expensive articles on the Property if it creates an increased security risk; and
b. the growing of, or storage of, medical marijuana on the Property.
6. performing any activity on the Property that the Landlord feels significantly increases the use of electricity, heat, water, sewer or other utilities on the Property.
7. For security reasons, house has actively recording Audio & video Ring Doorbell at the front entry and security cameras w floodlight located above garage door facing driveway. They shall recording during guest's/tenants' entire stay.
8. Cowboy pool is less than 2' feet deep & has no safety fencing. Pool hours are from 9 a.m. to 10:00 pm. No diving is allowed as serious injury, parallelization, or death may occur from diving. Swim at your own risk and never swim alone.If you are sick, pregnant, or have any health issues, we ask that you do not use the pool or hot tub as safety is our primary concern.Pool is cleaned 2x per week. We use chlorine for sanitation. By renting this home or bringing a guest of the renter, you absolve us, the owners, of liability due to injury or death.
9. Keyless code for house entry. No physical key available to the front entry. The only key is for the bedroom door.
10. Deposit of $500 required at the time of signing a lease.
11. Guest/TENANT SHALL BE SHARING ALL COMMON SHAREABLE AREAS WITH OTHER Guests/TENANTS RENTING THE REST OF THE BEDROOMS AND USING ALL SHAREABLE COMMON AREAS IN THE HOUSE AT THE TIME OF TENANT(S)' STAY.
13. ANY EXTENSION OF THIS CONTRACT SHALL BE DONE WITH A REQUEST TO EXTEND AND CHANGES OF EXTENSION SHALL BE DONE WITH AN AMENDMENT TO THIS CONTRACT.
14. Once a month, cleaning crew shall be cleaning all common shareable areas in the house without any prior notification. Keep your doors locked at all times to protect all your belongings. Individual bedrooms shall not be cleaned by the cleaning crew during once a month cleaning.
15. TENANT SHALL HAVE RENTER'S INSURANCE DURING ENTIRE TENANT'S STAY AND COPY SHALL BE PROVIDED TO THE LANDLORD AT THE TIME OF LEASE.
