To ensure your safety and allow us to continue to share this venue, we have just a few rules by which you must abide. Upon booking, you will receive a link with a request to sign and agree to the following rules, verify your identity, pay our refundable security deposit, and schedule a phone call with our manager. Please note that these steps are required for all guests. All steps must be complete in full prior to check-in. We wish we didn’t have to be so explicit, but we regularly encounter a handful of violations each month, despite including this clear language in all our messaging. Our apologies to the rest of you for having to read all this!

EXTRA GUESTS
This is not a party house. The guest count on your reservation is the maximum allowable on property at any time. All visitors, day or night, must be cleared with us in writing in advance. We charge $35 per person for additional guests on site either day or night.
Any additional people on site without prior approval will result in immediate cancellation of your reservation, loss of all payments and deposits, and removal from the property. We don't wish to be so blunt, but this has been an ongoing issue and we now have a zero-tolerance policy in this area.

PHOTO & VIDEO
Our property is a beautiful place to shoot photos, and we welcome you to tag us on Instagram. We charge production fees, which start at $8,000 per day, for all commercial, professional, promotional, editorial and or revenue generating photography and videography generated on property. These must be paid in advance of your arrival along with a signed production agreement, production insurance, film permit and a location release. If it’s a couple of casual photos during your stay that’s totally fine. We consider a shoot commercial if it involves any lighting, support crew, professional equipment, or if the end purpose of the images is tied to any product, service or revenue generating activity or used for editorial or publicity or if any economic benefit is received by you or any of your guests—even if it’s just shot on your phone. If you are in doubt as to whether your shoot would be considered commercial, inquire first. Failure to do so results in immediate cancellation of your reservation, loss of all payments and deposits and removal from property. You will also be held responsible for any production fees in excess of your deposit plus attorneys fees, court costs and hourly management fees incurred in connection with any violations. Please note that without a signed location release, you do not have the right to use any imagery created on property. So it's best to be transparent and inquire first.

DEPOSITS & FEES
At this property, we require guests to provide a security deposit of $1,500 for all reservations. These deposits will be requested once your reservation is confirmed. We process these deposits using a hold on your card, and the deposit must process before your check-in. The hold will be released within 2-3 days after your check out if all house rules are followed and the house is left in good condition.

Should any violations or damages arise, Foxden may choose to deduct any fees and costs from this deposit in addition to seeking reimbursement from any booking site (Airbnb/VRBO/Booking.com/etc), any other security deposits paid by the guest. If violations or damages occur during your stay, we do charge a 25% management fee for all claim handling. If violations or damages exceed the amount of any available deposits we may choose to pursue the matter in court, in which case you will also be held responsible for attorneys fees, court costs and hourly management fees.

ARRIVAL & DEPARTURE
All our properties are booked nearly solid with visitors departing and arriving the same day. For this to work for you and all our other guests, the earliest you may arrive is 4pm and you need to be fully checked out of the house and off property no later than 11:00am sharp or late fees of $300/hr with a half hour increment will apply. Please help us stay on schedule and respect your fellow guests by checking out on time.

NOISE AND MUSIC
In Riverside, according to Ordinance No. 847, quiet hours are between 10 PM-7 AM. You may not have any amplified music outdoors--at any volume--at any time. A minimum $1,500 fee applies for any noise violation reported to management. A second notice of noise violation will result in an immediate eviction from the property as well as forfeiture of all monies paid.

FURNITURE
Our properties feature many high value, rare and collectible furniture items. Moving or repositioning furniture in the house is not permitted. Should you wish to have any furniture moved, please contact us in advance to make arrangements. We will select a white glove moving company of our choosing to handle any requests and pass along the costs to you with a 25% management fee to cover the time on site to document and supervise the move and return of any requested items. Please note that moving items without permission will result in a minimum fee of $1,000, as this is a major disruption to our housekeeping team and we have very little time between guests to reset the house to its original condition.

SECURITY
All our properties have external security cameras monitoring the entrances and common areas. These are required for our insurance and also for your safety. For your privacy, the feed automatically erases on a regular schedule. Obscuring, moving or otherwise altering the security cameras is prohibited and will result in a $1,500 fee per incident and/or immediate eviction from the property as well as forfeiture of all monies paid, subject to Foxden’s sole discretion.

PETS AND SERVICE ANIMALS
We love animals as much as anyone, and we would be happy to host your four legged family members! Due to health risks from serious allergies among some of our guests and owners, you must contact us in advance if you wish to bring a Service Animal or any pet so we may provide guidance to ensure a smooth and issue-free stay. Our pet fee is $50 per pet per stay and we will request a $250 refundable deposit which will be returned in full if the following guidelines are honored. Bring your own protective sheets to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); outside the house, dogs are to be leashed at all times (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin. All dogs shed, but excessive hair may result in a deduction from your deposit. Please note that it is important that we know about your pet in advance so we can notify our cleaning teams and ensure they are prepared for the extra work required. To that end, bringing any animal without permission will result in a minimum fee of $500 per animal. Should any animal-related cleaning or damage result in a loss or delay in occupancy for future guests, you agree to pay all such costs incurred by Foxden as well as a goodwill fee of up to $1,000 (in Foxden's sole discretion) which may be paid to the guest whose stay you disrupted.

SWIMMING
Swimming pools and spas are fantastic and fun. But they can also be hazardous. The deck, stairs and surfaces around pools and spas can be very slippery when wet. Children in and around the pool/spa must be supervised at all times by an adult. Intoxicants and bodies of water are a risky combination. So we need to say this again: you are solely responsible for your safety and the safety of all others on the property during your stay.

FIRE
This home features a beautiful firepit outdoors to warm the night and provide a fantastic place to lounge and watch the stars. Never leave a fire burning unattended.

SMOKING
This property is a non-smoking building--that includes not only tobacco but also marijuana and vaping. Smoking indoors will result in forfeiture of your deposit in full and/or costs for smoke remediation that start at $1,500 and may be significantly higher. Smoking is only allowed outdoors and more than 25 feet from the house with all windows and doors to the home closed. Out of respect for the local environment, you must remove all cigarette butts from the property to avoid additional cleaning fees.

A FINAL WORD
Release of Liability: This property is privately owned and management reserves the right to refuse service to anyone. Foxden Hospitality is not responsible for accidents or injury to guests, or for loss of money, jewelry, or valuables of any kind during your stay at any Foxden Hospitality home.

We didn’t think we’d have to say this, but no firearms are allowed. Nor are any RVs, Trailers, ATVs, dirt bikes or off-road vehicles, Also not allowed are llamas, helicopters, meth labs, wild animals, fireworks, bombs, flamethrowers, paintball… In summary, anything that is illegal is also illegal at our properties.
