1 dog allowed per stay. Cannot be a Pit, Rot or German Shephard as they are consdered aggressive breeds per State of MASS. Kindly keep pets off furniture and bedding, do not allow pets to pee on rugs and dispose of dog waste ( poop) responsibly which means NOT down toilets. Per town bylaw all pets must be on leash and under control of their owner at all times. Host not responsible for any fees incurred by the guest by police or animal control for not following leash law. Aware of ADA service animal laws for hosts and guests

This is a family owned home since 1962 with a minimalist style and modest furnishings that holds wonderful memories and we would like you to create your own memories here too.
The area offers beautiful sunrises and sunsets over the Atlantic Ocean and/or Buzzards Bay.
The house is cared for with love and I want to provide an enjoyable experience for you and all those joining you for your stay.
Summers guests a beach pass has been obtained from the town for the resident only town beach ( West Island). The pass belongs to the house and you may use it any time during your stay but you must leave it in the home at departure. If you lose it or take it with you the pass it will cost $155 to replace it.
All guests must be disclosed at booking request for insurance purposes.
If you have any issues, questions or concerns upon arrival please contact me ASAP and I will do my absolute best to remedy any situation.
Travel insurance is highly recommended as refunds are not provided for weather, travel interuptions, illness or injury prior to arrival.
Security deposit required 48 hours prior to arrival date, no damage or unregistered guests and you get your deposit back! Key will not be provided without and refunds not given without it.

Dining table that can seat 6 comfortably but comes with 6 additional chairs.
Large deck with ample seating for late spring & summer stays with propane grill supplied.
Housekeeping does not clean the outdoor grill. Grill cleaning tools are supplied.
There is a secluded beach at the bottom on the street. A 2 minute stroll away.
For summer spring/summer/early fall guests-
AC window units in all bedrooms for your comfort
Mosquito repellant is not provided by the host
The area is sprayed for mosquitos by Bristol County Mosquito control on their schedule based on their contract with the Town.
Beach towels are provided. Do not bring bath towels to the beach as they are not appropriate for the beach. After your beach time let the beach towels dry out on the deck to decrease sand into the house. Thank you!
Please protect the environment and do not leave any litter at the beach. Bring it back to the house and place it in the trash.
Historic Fort Phoenix State Beach 5 minutes away in the center of town.
There is also East and West Beach in New Bedford which takes about 15 minutes to get to.
Traveling to the Martha's Vineyard, Nantucket or Cuttyhunk?
Ferry parking to Martha's Vineyard, Nantucket and Cuttyhunk are 15 minutes away with shuttles to the pier.
30 minutes to Whale watching excursions in historic Plymouth MA or visit the Plimouth Patuxet Museum ( formerly Plimouth Plantation) & see the Mayflower replica and how the Pilgrims lived.
30 minutes to Providence/ Newport RI and 60 minutes to Boston.
Water Wizz water park located 20 minutes away in Wareham MA. ( Summer only)
Trash day is every Monday so please place all trash in the outside blue bin and take to the curb by 0730 Monday morning. Bringing it out on a Sunday night is fine.
Recycling is every other Monday ( calendar in the kitchen will tell you what Monday recycling is). All recycling ( paper, glass, cardboard, pizza boxes, plastic and glass bottles) go in recycling orange top bins- there are 2 for your convenience but NOTHING can be placed in plastic bags in recycling bins.
If these town rules are not followed the recycling will not be picked up and the owner will be notified and a fine imposed ( $50) which will be passed to the guest. If you ever have any questions just text me.
Family friendly neighborhood with parks very close by.
Kids are always welcome but please know the house is not childproofed.
Going to try going pet friendly again. 1 pet per stay. $100 pet fee. Please keep pet off the furniture and do not allow them to pee on rugs. Pet waste( poop) needs to be disposed of properly and that does not mean down the toilet!
Do not leave your pet alone in the house, it's their vacation too so take them along with you
Smoking/vaping of any type within the house and sunroom is NOT allowed. You can smoke outside but do not use the yard or deck as your ashtray. Dispose of your smoking products responsibly and cleanly.

Hello, My name is Abbie and I was blessed to be raised in this home and neighborhood and then purchased it and raised my own family in it. The home offers wonderful memories so much that despite moving to Phoenix AZ in 2015 I have kept the home that is so close to my heart. I return home many times annually to just return to my roots and sometimes re-energize. If you have ever been connected to the ocean and your roots you may just understand that.
Let me tell you about the team. They are not my cleaners and handyman but they are family and will treat you as family as well. You will be our family during your stay.

House Rules

- No underage drinking and no smoking/vaping in the house!!! Smoking odor detector in home. $350 additional cleaning fee for smoking in the home.
- Smoking is ok outside, just do not use the deck or yard as an ashtray, get yourself a disposable cup, add water and place your butts in it. Avoid smoking in front of any open doors or windows, thank you
- During the warmer months Bristol County Mosquito Control does a ground spray, as long as it is not raining. This is a contracted town service with their own routes and dates and spray in the overnight hours. Owner has no say in when they spray.
-Owner does not provide mosquito repellant as guests have their own preference so please bring your own. Keep doors and screens closed to prevent those little buggers from getting in the house.
- 1 dog allowed per stay with a $100 pet fee. Please keep the pet off the furniture, do not allow it to pee on rugs and dispose of pest waste ( poop) but not down the toilet please!
-Pictures and videos are taken prior to arrival and immediately after departure so evidence of a pet will be immediately identified. $350 fee for evidence of non-disclosed pets.
- Common courtesy of neighbors after 10pm during work week, 11 pm on weekends. No parties, bands, no bonfires on property.
- On departure day any sleeping spaced just LEAVE LINENS ON THE BED, please place all towels used in either laundry basket. If you have used the pullout red sofa in the living room leave that open for the cleaners.
-Please do not leave dirty dishes in sink or dishwasher. Just toss a pod in the dishwasher drum and run it OR use the dish soap provided for sink wash
- Trash pickup ( blue bin) is every Monday morning. Recycling pickup ( orange bin) is every other Monday. If you are staying over a Monday please place curbside by 7:30 am. There is a calendar in the kitchen that tells you what Mondays are recycling. Bins need to be brought back on to the property after pickup.
- If departing on a Sunday please have all trash and recycling out in the bins and take to curb between driveway and and street light before you depart
- Recycling items are glass, plastic, cardboard, newspapers and aluminum foil Recycling items CANNOT BE IN ANY TYPE OF TRASH/PLASTIC BAGS
- Garage use and access is not included in listing but you may park in the driveway.
- Deck amenities including grill are for in-season stays- mid spring & summer. Housekeeping does not clean the grill or deck furniture. Grill etiquette applies- you use it, please clean it. Cleaning brushes are provided. Propane tank and a spare are provided. Housekeeping does not get tanks filled so again grilling etiquette applies. The person before you filled it so fill it for the next person. Kenny's Nursery and Rocky's Ace Hardware on Rt.6 does propane refill.
- IF YOU USE THE GRILL TURN THE PROPANE TANK OFF WHEN DONE!
- Return trash and 2 recycling bins to the front of the garage.
- Marijuana is legal in MA but smoking it anywhere in the house is prohibited , including the sunroom

No damage, extensive rules broken or unregistered guests or undisclosed pets and you get your deposit back.

Cancellation Policy

Travel insurance is highly recommended. No refunds are provided for travel interuptions, weather, illness or injury prior to arrival. Refundable deposit is due 2 days prior to arrival or keys will not be provided.

Notes

- Hurricaine season is May thru end of November and yes it can snow anytime from October thru May.

- There is no central AC. Window AC units are in the upstairs bedrooms
- Please understand, the property abuts woods and an open fields are right across from the property. You might see or encounter wildlife including, but not limited to: deer, rabbits, raccoon, skunk, opossum, birds, bees, wasps, mosquitoes, spiders, ants, ladybugs or garter snake. These creatures reside in nature and we have no control over them and they have nothing to do with cleanliness. We cannot control mother nature and therefore do not refund if you encounter her business during your stay.
- Check in is 4pm unless other arrangements are made at booking
- The person booking is responsible for any and all guests during your stay
