****! NO SMOKING! Our house is a no smoking Home. Smoking is not allowed. If you smoke in this unit, smoke detectors are designed to detect it and will go of when they go off. Smoking includes no Vape...no Marijuana...no, cigars, E-cigarettes, and no cigarettes. When they go off, you will immediately order to leave. Do not smoke in this unit or around. If evidence of smoking will find in the inspection, it will incur a fine of $1000 for smoke damaged.

All credit card holders must be 24 years and older at check-in time.

Maximum occupancy of 12 guests. No additional visitor who is not in this contract will be able to access the property at any time. Extra guests must notify the host and pay their rent to stay here. If you are hiding, an additional guest will consider violating the house rules or stealing from the owners, and no deposit refund. A violation of this will cause a cancellation without a refund. You may bring an air mattress or portable crib for your children.

Do not flush ANYTHING down the toilet that will clog it. Taking care of the toilets will be your responsibility, and you will pay for the damages. There is trash can in each bathroom. Only human waste allows it.

You agree to keep the doors and windows closed to care for the A.C. unit.

Agree to keep the exterior lights off during the day.
Noise ordinances 10:00 PM (mandatory, no exception).

No burning Candles.
Report Damage Immediately.

Tampering or covering our exterior cameras will be grounds for immediate cancellation and eviction without a refund.

Max four cars are allowed per rental. The owners will not share or rent the garage, and owners will have access to the house if necessary. Or to the storage closets.

*****Change reservations:
We accept reservations a maximum of every 30 days. A general house cleaning is required if you wish to stay more than 7 days.
The cost of this cleaning is $125 extra, added to your reservation.
We want to prevent all kinds of bacteria and microorganisms from growing through periodic cleaning.
When you stick to a by weekly or monthly cleaning schedule, you can help keep the air in the home clean. In this way, we set the stage for a healthier home.
If you wish to extend your stay, we will keep the cleaning schedule with our housekeepers. You will have a $200 light cleaning fee, with no changes in linen or sheets. You will be responsible for washing our linen. If you want linen service, the total cost fee for a full service would be $299 extra.

The dog had individually trained to work or perform tasks to benefit a person with a disability, including a physical, sensory, psychiatric, intellectual, or mental disability. These animals are sometimes called "guide" dogs, helper animals, service animals, or support animals. Pet-Friendly w/ $250 non-refundable fee per pet. Weekly.

*Pet Policy:
- There will be a pet fee of $250 per pet, per week
- There is a maximum of 2 dogs per reservation and a limit of 50lbs per pet
- Please make sure to clean up after your pets and pickup any waste in surrounding areas.
- Please crate or kennel pets if left unattended
- Please respect neighboring properties when bringing your pets. Email us a proof of vaccination from your pet.

Loose dogs are not allowed in the house or on the beds because hair dogs and dogs on the beds will cause extreme damage to our home and our bedding. You are responsible for damages caused by your pet.
You cannot leave the dog in the house alone at any time when you have to go out. You must pick up the dog's waste any time.

*****All Guests agree to indemnify and hold the homeowner harmless from any liability for personal injury.

*****The homeowner is not responsible for lost or stolen items.
If you left something behind at this place, notify us directly for help. If you need to have an item sent to you, you can send our host money to cover the shipping cost plus $130 per handling & time.

That said, mosquitoes are part of nature & outdoors, and you cannot have one without the other. Here are our suggestions for a safe and healthy outdoor experience: research which mosquito repellent you prefer and pack a good supply to last the length of your stay.
As a reminder: we have insects in Florida (primarily mosquitoes, ants, flies, roaches, or palmetto bugs). You will occasionally see frogs, geckos, gators, and even snakes in Florida around the vegetation everywhere.
The bugs are not associated with cleanliness issues and occasionally come from outside.
We do pest control and spray the interior and exterior regularly. If you keep all the doors shut, getting in will be more challenging.
We cannot offer any guarantee against or refunds for an occasional bug in the house.
We will not provide a refund for guests who do not read and understand the instructions provided to them before they book.
