Family oriented area, it is not "child proofed," but it is certainly "child friendly." We have beach toys, children's books, games, puzzles, craft supplies.

We have a set of stairs, although there is a bedroom and bath on the ground floor, the main living rooms are on the Main floor.

Getting around

Easy 1 hour drive from Philadelphia. For those without a car, you can take the train from Philly to AC and then get a Lyft from the station to Ventnor Happy Ours Cottage. We are very close to AC, less than 4 miles to the station. Rent a bike for your stay, and you don't really need a car.

We are Debi and Steve, I own and manage 3 vacation rental properties: Ventnor Happy Ours Cottage, (NJ shore), Hoopers Island Bayside Haven, (Chesapeake Bay, MD), Philly Bed and Bagel (BnB in Philadelphia, PA). We love our guests and strive to offer them comfortable, clean and cozy places to stay. Policies and Rules

Check In: 4PM - 6PM

I will personally check our guests in, give them information about The Cottage, and make sure everything is as it should be. On the very rare occasion that I am unable to do so personally, I will provide the guest with the access code, at check in time. We have a binder with all sorts of information for your stay.

No parties or events

No events or parties are permitted.

No smoking

No Smoking anywhere on the property, inside or out. Smoking on the sidewalk only.

Minimum age limit for renters: 25

We are not a party location, the minimum age for booking with us is 25.

House Rules

No Smoking anywhere INSIDE OR OUTSIDE the property, if you must smoke, please do so on the sidewalk, not on the porch or patio. Owners are highly allergic. We are not a party location, no bachelor/bachelorette parties, etc.

Please read our Booking Agreement to make sure we are a good fit for your group.

Payment Policy

We accept checks, PayPal (can use a credit card through PayPal) Non refundable deposits are due at time of booking. Balance due 90 days prior to check in.

Refundable Damage Deposit

A Security Deposit is collected, and refunded within 7-10 days of the Checkout Date provided no deductions are made due to:
● Damage to the property or furnishings
● Excessive Energy use (20% over average normal usage)
● Dirt or other mess requiring excessive cleaning, $40/hour if over the 4 hours allotted for changeover
● (Detailed on Check Out Procedures); or
● Any other cost incurred by Homeowner due to Guest’s stay.
● Smoking on the Property or other violations of the Rental Agreement and/or Pet addendum

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. .

Cancellation Policy

To Confirm Booking and Secure Dates:
50% Deposit of Rental Fee

90 days before check in:
2nd Payment: Balance of Rental Fee

Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms below:
Prior to 60 Days before check in:
- If the period of rental can be re-booked, a refund for the period re-rented or the part thereof, less a cancellation fee of 25% will be issued.
- If any part of the rental period cannot be re-booked, the Renter will forfeit all monies paid for that period.

Within 60 Days before check in:
- If the period of rental can be re-booked, a refund for the period re-rented or the part thereof, less a cancellation fee of 50 % will be issued.
- If any part of the rental period cannot be re-booked, the Renter will forfeit all monies paid for that period.

COVID-19: We are now offering the opportunity to purchase CFAR (Cancel For Any Reason) insurance for any new bookings. Please consider adding this to safeguard your booking fees, as any bookings made will be subject to our standard cancellation policies.

Two Weeks before check in: Security Deposit ($800) by check or incur a 5% surcharge.

A reminder will be sent for each additional payment requested. Late payments are subject to cancellation of your reservation.

Notes

We have a Booking Agreement that must be signed, along with a copy of your photo ID, cell # and current address. Dogs are only allowed on a case by case basis, and you must sign the Pet Addendum, a Pet Fee of $150 per week and all dogs must be crate trained.
