Downstairs also has a Powder Room. An oversize sliding glass door off the dining room leads out to the private patio with outdoor sofa, table for dining al fresco, bbq grill w/ propane tank and cozy bistro lights. There is a washer/dryer that you are welcome to use off the outdoor patio, as well as 1 of the 2 garage parking spots (we use 1 spot for storage.)

If you’re not in the mood to walk, hop on Scottsdale's FREE TROLLEY, rent an electric scooter or beach cruiser, or call an Uber. Ubers/Lyfts are plentiful in Scottsdale and are usually available within just a couple minutes. Scottsdale also allows golf carts on the streets to provide rides to pedestrians, so keep a couple dollars handy just in case you want to catch a ride!

Hola! We are Jennie and Nick! We are a husband and wife team who isn't afraid to take risks and get our hands alittle dirty. Our idea of a fun weekend is pulling out the saws and tackling a new project, and in the fall, watching our favorite Ohio football teams with our pups, Scarlett & Gray.
Originally we met in college at Ohio University, but our paths didn't really cross again until a serendipitous event brought us back together in Scottsdale, AZ - 6 years and 1,934 miles from where we first met in Athens, Ohio. We tied the knot on 11/11/2017 (11-11, make a wish!) and eventually decided to combine all the things we love into our own business, and Mulberry Homes was created.
Mulberry Homes continues to evolve as a real estate investment and design company with a collection of short-term and long-term rental properties, including the properties we have designed, flipped and renovated.
Jennifer "Jennie" Caterinacci is a Licensed REALTOR® with HomeSmart Elite, graduate of the Interior Design program at New York Institute of Art and Design where she was nominated for a Merit Award and Graduate of the Year in 2021, seasoned 5-star AIRBNB SuperHost and VRBO Premier Host, as well as a Certified Property Stager with PPSLI. In addition to flipping and designing her own properties, Jennie also provides design consultations for setting up vacation homes, renovations or interior design.

House Rules
This Short-term Residential Vacation Rental Agreement, (''Rental Agreement"), is made by and between Owners of Real Property, (“Owner/ Agent") and Responsible Person / Responsible Guest, (''Guest"), for temporary use of the Property as a Vacation Rental.
CHECK-OUT / CHECK-IN
Check-in is scheduled for 4:00PM on day of arrival. The Guests custom code will be sent to the day before scheduled arrival. Check-out is scheduled BEFORE 11:00AM on the day of departure. Please be aware, the cleaners are on an incredibly tight schedule between Guests, especially with the additional deep cleaning/sanitizing because of COVID. If Guests are still in the home when the cleaners arrive at 11:00AM, THERE WILL BE A FINE.
ADDITIONAL RESPONSIBLE PARTY
For groups of 3 adults or more, in addition to booking Guest, Owners/Agent requires contact information of at least one other responsible adult (25+) who will be onsite for the duration of the stay and can act as an additional point of contact if needed.
RESIDENTIAL NEIGHBORHOOD CHARACTER
The Property being occupied by Guest and Guest's visitors is in a quiet and established townhome community. To ensure use of the Property does not create a nuisance, or in any way disrupt the residential character of the neighborhood, Owner/Agent prefers renters who are: (1) families, (2) business owners, their employees, or their representatives, or (3) other responsible groups. Notwithstanding the above, other associations or groups of individuals primarily comprised of individuals under 25 years of age are hereby notified of their responsibility to occupy the Property in a manner that does not disrupt the residential character of the neighborhood. Guest may be held legally liable for any violations or citations, including payment of any fines or penalties incurred as a result of Guest's stay, or resulting from any disruptive behavior.
CONFORMANCE WITH LOCAL LAWS
Guest agrees to abide by all rules and regulations set forth by local ordinances. The City of Scottsdale has an ordinance that prohibits disruptive noise emanating from a property, and specifically requires quiet hours between the hours of 10:00PM and 7:00AM. Guest, or Guest's visitors, found to be violating the noise ordinance will be subject up to $1500 FINE PER VIOLATION AND/OR EVICTION WITHOUT REFUND. Further, Guest agrees to conform to other Vacation Rental Rules and Regulations, without limitation, over occupying parking areas, over occupying rental property, modifying the visual look of Property, creating disruptions that disrupt neighborhood character, or any other provisions of City of Scottsdale Noise Ordinance. Upon any infraction of local ordinances, Owner/Agent may at its sole option, terminate all agreements with Guest, including termination of occupancy immediately. In this event, Guest will forfeit all monies, including security deposits. Failure to vacate Property at Owner/Agent request for violation of these Terms and Conditions may result in citation for trespassing by local law enforcement.
NON-REFUNDABLE DAMAGE INSURANCE
Owner/Agent recommends Guest to purchase an Accidental Rental Damage Insurance policy. Accidental Rental Damage Insurance provides up to a determined amount of damage coverage if the property or its contents are damaged during Guest's stay, subject to the insurance plan's terms and conditions.
REPAIRS AND MAINTENANCE
Although not anticipated, Owner/Agent cannot guarantee against mechanical failure of heating, air conditioning, appliances, TV/projector, Wireless Internet, stereo equipment, garage door, keypad, or community dog park or community pool. Guest agrees to report any inoperative equipment to Owner/Agent promptly. Owner/Agent will make every reasonable effort to have repairs done quickly and efficiently; however, no refunds or rent reductions will be made due to mechanical failures or malfunctions, interruptions of utilities, maintenance problems or construction in the area.
UTILITY AGREEMENT (MONTH OR LONGER RESERVATIONS)
For rental stays of one month or longer, Guest acknowledges and accepts that Guest will pay for fundamental utilities (Water, Gas & Electric) during Guest's stay. The total Utilities will be deducted from the Security Deposit and billed thereafter. Security Deposits will be refunded within 45 days after departure for month or longer reservations.
VACATION RENTAL - NO LEASE
This Rental Agreement is for temporary use of a vacation rental property for temporary vacation stay. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, Guest stipulates, acknowledges, and agrees that Guest has not and will not receive a real property interest in, or rights to, the vacation rental property.
NO HOLD OVER/STAY OVER POLICY
If Guest holds over or remains on the vacation rental property beyond the specified Departure Date of this Rental Agreement, by Check out-time, unless otherwise approved by Owner/Agent, Guest agrees and consents to be removed from the premises and locked out of the Property by Owner/Agent, its representatives, and/or law enforcement. Guest further consents to permit Owner/Agent to remove Guest's personal belongings to a location of Owner/Agent's choice, where Guest can retrieve them.
SMART HOME DEVICES
Owner/Agent uses smart home technology throughout the home to improve Guest experience and deter disturbances to the neighborhood. Smart Devices may include Smart TV, Nest Thermostat, Ring Video Doorbell and NoiseAware. NoiseAware is a smart home device that measures volume levels throughout the property, and allows Owner/Agent to respond to noise nuisances immediately. NoiseAware is privacy compliant and does not record conversations.
LIABILITY
By agreeing to these Terms & Conditions, as acknowledged by continuing with the booking and confirming Guest has read, understood and Agrees to the Additional Rules, Guest waives, discharges and agrees to hold harmless Owner/Agent from all damages or injuries arising from or related to Guest's stay at Property, including without limitation, any accidents or injury to Guest, Guest's visitors and associates, and loss of money, jewelry or valuables of any kind. THE GOODS
This home is fully furnished (including fresh white linens and fluffy white towels for each guest) and is stocked with a "starter pack" of home essentials to get you going, including ground coffee + filters, tea, spices and oils. Please plan accordingly to purchase/bring enough dry goods and groceries to last for the duration of your stay, including food, personal soaps, paper products, toiletries, and laundry detergent/dryer sheets.
BIWEEKLY CLEANINGS REQUIRED FOR STAYS OVER 21 DAYS
Please note for guests staying over 21 days, we require bi-weekly cleanings by our team to maintain the quality of our home. Cleanings are $160/cleaning, in addition to the standard check-out cleaning fee, and will be charged prior to your arrival in a separate fee request.

FREE ONSITE PARKING
There are numerous uncovered parking spots in the community and free street parking available adjacent and surrounding the Townhome. There is also a private garage and you are welcome to use 1 of the 2 parking spots (we use one parking spot for storage). Just don't forget to return the garage door opener before you head back home!
SMART HOME DEVICES
We use smart home technology throughout the property to improve your experience and ensure our vacation home does not become a nuisance in any way to the neighbors. Devices include Nest Thermostat (adjustable in range of 70-80 degrees), Ring Video Doorbell (Front Exterior), Ring Security Camera (Garage) and NoiseAware. NoiseAware is a privacy compliant noise monitor which immediately alerts the host if there is a violation of the noise policy.
GUEST ACCESS & CHECK IN/OUT TIMES
Guests will receive their welcome message and custom code a day prior to arrival. Check-in is after 4:00PM and check-out is before 11:00AM. Guests will access the property through the digital keypad at the front door. Each guest will receive a custom passcode for the duration of their stay that will time out automatically at 11:00AM on the day of departure. (If you are still in the home when the cleaners arrive at 11:00AM, you will be charged a fine.)
SHORT-TERM RENTAL OCCUPANCY CODE & HOA COMPLIANCE
Per the City of Scottsdale: “All Dwelling units, including Vacation Rentals and Short term rentals, shall have a maximum family size of 6 adults and their related dependent children.” Please note, the HOA of this community requires that we register guests by submitting all adults' names & phone numbers, and vehicle information, prior to arrival.
