Please read carefully:

A request to book signifies understanding, acceptance and agreement to comply with House Rules and all information contained in the listing.

**Please only request to book if you can abide by these conditions to avoid reservation cancellation with strict non-refundable policy.

++Cannot accommodate animals due to a health/safety hazard (permissible platform exclusion).
++Host-specific short-term Rental Agreement (in addition to Airbnb process) required to be completed/signed by each Guest upon arrival in compliance with insurance requirements.
++Check-In between 4PM - 9PM. Check-Out before 11AM.
++Travel insurance for cancellation for any reason VERY STRONGLY recommended. Strict cancellation policy and no refunds for any personal circumstances, weather, illness, travel-related issues, etc.
++Accessibility limitations: Stone steps (4) outside, spiral stairs to loft, gabled loft ceiling is less than 6' at peak.
++No dishwasher, garbage disposal or bathtub.
++City location is next to the main house occupied by Host.
++Maximum occupancy (2).
++No gatherings or parties or anyone on the premises who is not disclosed when booking (no visitors).
++Note that dedicated yard space landscaping to be completed in 2022.
++No smoking/vaping any substance anywhere on the premises. No candles. No incense. No burning/flame whatsoever. Subject to a $500 fee.
++No refunds for utility (cable, WIFI, etc.) interruptions outside of Host control.
++Outside security cameras will be recording during your stay.
++Any issues need to be reported to Host within 2 hours of check-in for resolution.

**SPECIFIC CHECK-IN PROCEDURE: Guests greeted in person and given a tour. Check-In 4PM-9PM (notify Host at least by the day before check-in of your planned arrival time). Government issued photo ID/s will be checked/scanned for the (1) or (2) Guests on the booking. Property accessible only by pre-booked Guest/s named on the booking.

**SPECIFIC CHECK-OUT PROCEDURE: Guests checked out by Host in person by 11AM (notify Host at least by the day before check-out of your planned departure time).

Relevant VA law:
++VA State Code 18.2-188 makes defrauding an operator of overnight accommodation is a Class 5 Felony ($1,000 or more) or Class 1 Misdemeanor (less than $1,000).
++VA State Code 18.2-195 makes penalties for credit card fraud a Class 5 Felony ($1,000 or more) or Class 1 Misdemeanor (less than $1,000). Conspiring with another to commit credit card fraud is punishable as a Class 6 Felony.
++VA State Code 18.2-119 makes penalties for trespassing punishable as a Class 1 Misdemeanor.
++VA State Code 18.2-121 makes entering property of another for purpose of damaging it, etc. is punishable as a Class 1 Misdemeanor.
