THIS PROPERTY IS A SUNDAY - SUNDAY RENTAL (June 17 - Sept. 2, 2018). No on-Cape bridge traffic Sundays.

Located in the rural village of Marstons Mills, the house consists of outbuildings from an 1880 dairy farm, connected over the years to form a fun and unique house on 1.5 acres. The house is on the borders of: Sandwich, Cotuit, Mashpee, Centerville, W. Barnstable, and Osterville.

House consists of two wings, each with a queen master suite with full bath.
Split the rent but still have a lot of space and privacy. This is a great house for two families vacationing together due to the privacy the two wings allow. Two doors separate the wings, and kids think it's like a secret passageway. Children love their storybook-like room upstairs.
Escape the crowds and traffic and tourism of Cape Cod, but they're minutes away if you want them.
Take in the smell of fresh-cut hay as you have your morning coffee before hitting the beach.
Town-owned conservation land extends from the property, with sand-bottom Long Pond at the other side of the pasture. There is also a paved road to Long Pond association beach for hauling equipment (but the walk is fun!). Bring your kayaks and enjoy the serenity and beauty of any number of lakes and ponds in Marstons Mills. Launch yourself into the pond from one of the two rope swings out there. Ponds are safe for young children and a wonderful alternative when it's too hot for the beach or the tides are not cooperating. You can put the grill in the car and drive down to the pond for an evening cookout and swimming.
Children's games and books are provided, as is reading for adults. Bed linens and towels are all 100% cotton for comfort. House has two queen beds, one full bed, two twins, a toddler inflatable bed, an iBed, a Graco Pack-n-Play, and a futon on the porch. Both queen mattresses are pristine, and both the mattresses and their box springs are encased to preserve cleanliness and prevent bed bugs. The furniture in the house is very comfortable and was selected with comfort in mind.
Two full baths and 1/2 bath. Kitchen is fully outfitted. Dining room with seating for six; porch with very large table which seats ten comfortably; table with umbrella on deck which seats six comfortably; charcoal grill; tree climbing; tetherball; croquet; bamboo for sword play; three fresh-water fishing poles to take over to the pond; tv on porch; children's tv/dvd/game room is a great place for kids to crash and unwind after a hot day at the beach. There is a large walk-in outdoor hot/cold shower.
Nearby beaches: Sandy Neck (10 min.); Loop (10 min.); Craigville (15 min.); Covell's; Kalmus; South Cape; Scusset; crowdless ponds and lakes. Or hop on Rt. 6 at Exit 5, get off at Exit 8 or 9, and spend the day at the beautiful, soft white-sand Mayflower or Howes Beaches in Dennis on Cape Cod Bay. The National Seashore, with Coast Guard Beach - voted every year as one of the nation's best beaches - is 1/2 hour away.
Enjoy homemade ice cream from a number of nearby shops; hike at Sandy Neck; roast marshmallows at a campfire at Long Pond or Sandy Neck Beach at night. Beautiful W. Barnstable is right across the highway with its quaint shops. Mashpee Commons is right down the road. There are three cinemas nearby.
There is room to park a boat on the property, which can be launched at Prince Cove in Marstons Mills. Owner provides a beach pass for all Barnstable beaches.
The location of the farm is central on Cape Cod and not hampered by traffic, so Rt. 6 is easy to hop onto to get anywhere on the Cape. Hop on the Island Queen and take a day trip to Martha's Vineyard. Historic Sandwich is nearby. Check out the Heritage Museum or the Sandwich Glass Museum. Take a fun train ride through the Cape, leaving from either Hyannis, or W. Barnstable right across the highway - choose the scenic ride, family-supper ride, or another of their train rides; whale watch out of Millway Marina or Provincetown; deep sea fishing; pirate adventure; kayaking tours....Owner provides a binder with plenty of info. and suggestions for activities, directions to beaches and grocery stores, etc.
No one is under foot as the house and grounds are spacious.

The Farm makes for a unique Cape Cod vacation for active families who want space and privacy at home and where children's imaginations can rule. Imagine a farm/beach/shopping/tons of activities vacation all in one. A little bit of everything.

I will greet new guests. There is no key; front door has a keypad, which is programmed for each new guest with a preferred code they provide on the Rental Agreement. It is deleted after they leave. Flexible on arrival and departure depending on conditions. IF there is a same-day turnover, the stated arrival and departure times must be adhered to.

House Rules
Quiet area, so no loud parties; only human waste and toilet paper may be flushed due to septic system requirements; Relax and have fun!

Checks only. I keep in constant contact with my guests during the administration process so they know they are safe and everything is legit. I encourage them to contact me at any time, whether by phone, text, or email, with any concerns or questions. My priority is to make the process as pleasant, comfortable, and trustworthy as possible. I am currently working on accepting credit cards via Paypal.

Refundable Damage Deposit
Damage must be such that a repair is required or it is a "large" item damaged, i.e.: a TV, blinds, etc. It is appreciated when small broken items are replaced, but owner does not nitpick about wine glasses and such. Owner is very honest. One guest left a face cloth and a towel torn up. I charged the guest for the new set of towels I bought and later discovered it was the washing machine, which needed a repair which was the cause; I returned the amount of the new towels to the guest as she was in fact not responsible. I hope to receive the same kind of honesty and integrity from my guests, which so far I have been very fortunate in that way.

Cancellation Policy
At any time, if the guest must cancel, owner will try very hard to get said days rented, or any portion thereof. Any nights that are covered, owner will return the entire nightly price to cancelled guest. This is up to the date of arrival. If owner is unable to rent the days within 60 days of the arrival date, no refund will be given. Prior to 60 days, 100% will be returned upon cancellation.
