This cozy Cape Cod home was built in the 1950's but has many more modern updates. A full quarter acre FULLY FENCED backyard gives peace of mind to parents and pet parents regarding the safety and security. The home is only 10 miles from all of Pittsburgh's main attractions! It's also located in one of the safest neighborhoods in the PGH suburbs. A fully stocked kitchen, a 70-inch smart TV, and a ready-to-work office space awaits any guests who wish to experience a true local experience!
This entire home is open to guests. While looking quaint and small on the outside, this home provides over 1200sqft of space to sit, relax, cook, and enjoy.
LIVING SPACE-
This living space has a modern farmhouse feel that is bright, cozy and inviting. There is plenty of seating for you and your guests. The television is a Smart TV with Netflix, Disney+, Hulu, Amazon Prime Movies (credentials are required for all streaming services - these are not provided), etc. The L-shaped sofa couch opens into a queen size for those with up to 8 guests on the reservation. The fireplace is for ambiance only and not for guest use. There are books and games on the bookcase in the hallway for everyone to enjoy.
BEDROOMS -
There are two current available bedrooms - a king bedroom and a queen bedroom. The king bedroom is truly made for a king, and is one of the highlights of the space. You will enjoy waking up and will fall asleep quickly on this plush soft mattress. The bed frame also holds your USB cords so no need to seek for an outlet! There is an available dresser to put clothes in as well as a small closet to hang clothes in for business or formal attire. The queen bedroom is located on the main level and has two end tables and a dresser as well as a closet for clothes storage. There are USB connections on each side of the bed for your convenience.
OFFICE -
This home office is multi-functional. This spacious room combines work and relaxation. Whether you want to relax and read a book, watch television, or need to get some work done, this space is for you. The daybed can be made into a queen bed and provides space extra space for those reservations of up to 6 people. The television is HDMI compatible and has limited cable access. Should you need to work from home while you are visiting there is room to spread out using our custom built-in desk and conduct those zoom calls. There is a printer, under the TV stand, that can be connected by wi-fi and also comes with a small supply of paper if you need to print tickets to sporting events, theater shows, or anything else.
BATHROOMS -
The home also has two FULL baths. There is no bathtub on site. All bathrooms will come with an initial supply of toilet paper. All towels are provided for the amount of guests on the reservation. This is another reason to have an accurate count of guests. Shampoo, conditioner, and body wash are provided in the main floor shower. A blow-dryer is also provided. The bathrooms also have small storage cabinets also available. The bathrooms are located in the basement and the main floor. There is no bathroom on the second floor.
KITCHEN -
There is also a full size kitchen. An added benefit of the home is that this is FULLY STOCKED. No need to buy any spices, special spatulas, or limit your cooking due to insufficient supplies. I have stocked the home with many spices - Garam Masala, Cinnamon, Garlic Salt, etc. I also provide many oils to cook with and large quantities of salt, pepper, garlic powder, steak seasoning. I also have small appliances like Air Fryer, waffle maker, KitchenAid and hand mixer, microwave, and griddle. There is a small fully stocked coffee bar equipped with a Keurig and regular coffee brewer. :)
DINING ROOM -
The dining room is equipped to hold up to 8 people. It is a very long formal table, (please no drinks without a coaster!) situated looking out on the backyard.
BACK YARD-
This space is a hit for our dog lovers. There is plenty of room for our furry friends to roam and play. The yard is fully fenced in so you can let them run safely. The patio is equipped with a gas grill with propane and a seating area for you to enjoy the great outdoors. There is a chimenea available for guest use. Please note we do not provide wood or fire starting supplies.
BASEMENT -
Last, the home has a finished basement with laundry room. This space is very cozy and sets as a movie theater with a full sectional and 70 inch smart TV with Netflix, Disney+, Hulu, Amazon Prime Movies (credentials are required for all streaming services - these are not provided), etc. The home has 240+ channels to view.
INTERNET -
The internet is through Xfinity and is the fastest bandwidth they offer, but there are wi-fi extenders on every floor to enhance this.
SECURITY SYSTEM -
The home is protected by ADT and guests will be expected to disarm the alarm before entering the home. There are security cameras outside at every entrance to the house.
The indoor fireplace, a room on the main floor (used for storage) and the garage will be off-limits for guests. For reservations with 4-6 guests, the queen daybed in the office will be prepared with bedding available for use; likewise, reservations with 6-8 guests, the sofa bed in the living room will also be prepared with bedding for guest use.

The home is located in the South Hills, which is about 10 miles from the heart of the City. The street the house is located on is a quiet suburban street but is centrally located to nearly everything: grocery stores, shopping centers (South Hills Mall | Galleria at Mt. Lebanon), food, Starbucks, other coffee shops, gyms, and breweries.
Please note: We are the city of hills and bridges. We do have a lot of steep roads and mountains. While the house is only 10 miles to Downtown Pittsburgh, the two-lane highways will take you 15-20 minutes without traffic to get there.

Please don’t rearrange our furniture, as any room that has had furniture moved will be subject to a charge of $25 per room moved. Please don’t eat in the bedrooms and clean the kitchen after you use it. Make sure to turn off the lights, raise the air conditioning temperature, turn off devices such as TV's and ceiling & room fans, and arm the security system (optional) when leaving the home. Don’t forget to close the windows and lock the sliding door to the backyard.
QUIET HOURS -
Our neighborhood is important to us, and most residents live here full-time. Please respect the community and try to avoid making loud noise between 11 pm and 8 am.
NO SMOKING POLICY -

PET POLICY -
Pets are allowed on a case-by-case basis but must be announced at the time of booking. Once approved, an additional $75 animal cleaning fee will apply that considers up to two animals inside the home. Each animal approved will be a $25 fee, so if you have two pets arriving the fee, including the animal cleaning fee, would be $125 dollars additional charged. Animals are welcome inside the home and on the furniture, but please pick up after your pets, both inside the home and outside, and make sure to clean up any and all messes they create. If damage to the house is done from any animal, you will be liable for damage reimbursement. This includes vomit, spit-up, urine and other accidents that occur inside the home.
EVENTS and VISITOR POLICY -
Though we're sure every guest has the best intentions, if our neighbors complain about noise, unregistered guests, or unruly behavior, you will be asked to leave without refund. Please be respectful of our quiet local neighborhood. We understand that you may want other family or friends to stay in our home. Unfortunately our home insurance only allows guests specified on the reservation are eligible to be inside the home for safety and security purposes. All overnight guests must be on the reservation. Any visitors during your reservation should be mutually agreed upon and arranged in advance with the host. Please message us if you are adding a guest.
DAMAGE:
Broken glasses. Spills. Accidents do happen. We get it. When they do, we just ask that you please tell us so we can address it as soon as possible. Open and honest communication allows us to fix the situation directly with you instead of Airbnb.
LATE CHECK OUT POLICY -
Check out is at 11:00 a.m. Late check outs are stressful for all of us, including the cleaners. We will endeavor to assist you with this type of request and if approved we will assess a fee of $75 to cover the waiting time of the cleaning service. Check out times more than two hours late will be charged a fee equal to the base daily rate of the unit without discounts. The departing guest will not be entitled to an extra day of lodging. There are absolutely no exceptions unless arrangements are made at the time of booking.
