Best town house property on the Chattahoochee River and just a short walk to downtown Helen.

We are located on the Chattahoochee River and just a very short walk from everything Helen has to offer. This cozy, fully equipped, town house has 2 bedrooms, 2.5 bathrooms and is right on top of a lazy flowing river with tall shady trees and private access to the Chattahoochee River. Fishing, tubing, wading in the water and enjoy the soothing sounds of the river are just a few of the joys of this vacation rental that will make a lifetime of memories. Walk to the shops, restaurants and much more. Take a horse drawn carriage ride, take a wine tour, pan for gold, fish, hike or any of the many more activities available. After a long day of playing hard and sight seeing you'll love your hot tub on the upper deck over looking the river (our hot tub is drained and refilled between each visit). Just close your eyes right now and imagine yourself soaking in the hot tub with a glass of wine listening to the sounds of the river.

We offer a nearly full stocked kitchen, you just need to bring the food. The dining and living room are on the main (Mid) level of the home with a large deck off the back complete with a grill and dining area that overlooks the river. Each of the upstairs bedrooms have their own full bath and TV. The master bedroom has a door that opens to the deck with the hot tub and overlooking the river.

House Rules

This Short Term Rental Agreement (the “Agreement”) is made by and between Wolfe Enterprise USA, LLC (“Homeowner”) and (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Minimum Age: Guest must be a minimum of 25 years of age at time of check-in date.

2. Maximum Occupancy: The maximum number of guests is limited to 6 persons, including children or infants.

3. Term of the Lease. The lease begins at 3 p.m. on (the “Check-in Date”) and ends at 11 a.m. on (the “Checkout Date”). A minimum fee of $25 will be applied for any guest leaving the property later than 11 a.m. If check out is unreasonably late additional fees may apply from the housekeeper.

4. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods.

5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

7. Damage Deposit: A security deposit of $150 is due on all rentals, no exceptions.

8. The deposit is for security and shall be refunded within 7-10 days (depending on your bank) of the Checkout Date provided no deductions are made due to:
Damage to the property or furnishings;
Dirt or other mess requiring excessive cleaning; or
Any other cost incurred by Homeowner due to Guest’s stay.
Pets or Smoking inside house.

*If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.*

9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the payment will be refunded as follows:

100% if cancelled 31+ days prior to the Check-in Date
No refund if cancelled within 30 days prior to the Check-in Date

*Note: If reservation is booked less than 30 days prior to Check-in Date this cancelation policy still applies.

10. Payment: Acceptable payment method is through HomeAway Payments.

Future Stays may receive a discount if booked direct with us.

Exhibit A


1. Rental guest agree to leave the rental property in the same condition of which it was found at the commencement of the stay and shall be responsible for any repair/replacement cost due to damage of the rental property or theft of any property during the rental period.

2. Guest shall not re-arrange furnishings during their stay and doing so may result in losing a portion of security deposit.

3. Smoking is NOT allowed inside the property. Smoking is permitted outdoors only and it is the renter’s sole responsibility to contain/dispose of butts/ashes properly. Do not throw butts off of the decks onto the lawn.

4. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

5. This property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6. Only use appliances for their intended uses.

7. PETS are NOT permitted. Any indication of either in the house will forfeit your deposit ($150).

8. Parking: – Parking is limited to two (2) vehicle(s) (Unless prior consent given).  Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units for tubing, water-park or any other reasons.

10. Fireplace: The fireplace is a propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. [Fireplaces are turned off from May-September].

11. Hot Tub: [No children under the age of _18_ permitted in hot tubs at any time without adult supervision].  When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.  Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave cover on so hot tub will stay warm.

12. Towels: We provide one bath towel per guest. If you intend to go to the water park, tubing or any other outdoor activity please bring your own beach towels. If it is determined that you have use our bath towels outside of the house you will be charged extra.

13. Septic: The Property is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products or condoms should be flushed at anytime. If it is found that anything other than toilet paper have been flushed and clog the septic system, you will forfeit your entire security deposit.

14. Noise: Quiet hours are from 10 PM – 7 AM per the City Noise Ordinance.

15. Storms: No refunds will be given for storms.
