Welcome to Tall Oaks Cove on Lake Anna! Beautiful newly built home completed in Fall 2015. Enjoy the serenity and beauty of Tall Oaks Cove. Located on the private side of Lake Anna, this 6-bedroom, 4.5 bath, 4,500 sq ft on two finished levels home has room for the extended family to get together in a single amazing home and enjoy time together. The house sits on a 3-acre lot including over 300ft of shoreline in a quite cove. A private boathouse with covered seating areas to enjoy while on the water.
The entire lake view side of the house is lined with glass to provide amazing views of the lake. The main level has the master bedroom with a king bed and large master bath suite. Two additional rooms on the main level, 1 King and 1 Queen with a Futon, share a full bath. A huge great room includes a large screen TV and fireplace, perfect for the family to relax together when not down at the boathouse. The kitchen looks over the great room with granite counter tops and an island that seats 6. Dining room has a large table that seats 12. A huge screened-in deck overlooks the lake and is great for eating, reading or spending time with friends and family without being bothered by bugs
The fully finished lower level has a central recreation room with large screen TV, pool table, ping pong table, foosball table, 2-person basketball free throw, game table for games and puzzles, granite counter wet bar with microwave and mini fridge. A king bedroom has view of the lake. One bunk room has 3 single-over-single bunks to sleep 6 . The other bunk room with lake view has two single-over-full bunks. The lower level has 2 full baths, one has two sinks and the other has a single sink. There is also a media room with large screen TV, Dish Network, Wii and blu ray DVD.
As amazing as the house is, the covered boathouse is even more incredible. Two covered areas provide seating to relax out of the sun, watch the lake and visit with friends and family. The covered area also includes a bar with mini fridge. The private cove allows everyone to swim and fish safely out of the way of any boat traffic. Stand-up paddle boards, kayaks and a three-person canoe are also available for rent to explore the cove and surrounding area.

House Rules
CHECK-IN TIME is no earlier than 4PM ET on the day of check-in.
CHECK-OUT is no later than 10:30AM ET on the day of check-out.
CHECK-IN PROCEDURE – Access to the house and all instructions will be emailed to you 7 days before the rental start date.
HOUSE ACCESS – Tenant will be issued a unique access code for the front door of the house. The code will only be active for the dates and times as designated herein for the Tenant’s stay. Tenant is responsible for not sharing the code with anyone other than members of the Tenant’s approved party. Access instructions will be sent no later than 7 days prior to the check-in date. Tenant shall further keep the doors to the house locked at all times during which no one is present at the residence at any time during the occupancy period designated within this Agreement.
MAINTENANCE – The Homeowner does everything possible to keep all property and equipment in good working order. Please notify us of any existing damage upon your arrival. Please call us immediately to report any maintenance problems so we can attempt to solve the problem while you are there. In the event we must perform maintenance during your stay, we will do our best to not inconvenience you. We will make every effort to correct all deficiencies as soon as possible.
CHECK-OUT PROCEDURE – Tenants shall leave premises in neat and undamaged condition, with furniture in its original location. A checklist of all Tenant check-out responsibilities will be provided to the tenant with this contract. The cleaning staff will inspect property after it is vacated. If house, boathouse or property is left in an unusually unkempt state, extra cleaning charges may be deducted from the security deposit.
CONDUCT – The lake house is located in an area where there are permanent residents as well as other vacationers. Please be considerate and courteous. We expect you to have fun but we also request that noise be kept to a minimum during early mornings and late evenings, particularly around the boat dock and screened porch/deck areas. We do not allow parties or large gatherings, and no more than the maximum number of guests listed may be in the house. Violations may result in immediate eviction. Please treat our home with respect and be aware that any damage you cause will be charged to you.
UNSAFE/RECKLESS CONDUCT – Any unsafe or reckless conduct, such as jumping/diving off the roof of the boathouse, is considered to be unacceptable conduct and a violation of this rental agreement.
NO SMOKING – No smoking of any kind is permitted in the house or in the screened-in-porch. The homeowner advertises the house as a no smoking house which may be critically important to other guests that have allergies or other medical conditions that can be threatened by an environment that allows smoking. A $500 fee, or the cost of a professional whole-house cleaning/sanitizing, whichever is greater, will be assessed for any violation of the no smoking policy. If you must smoke outside the house, please do not leave cigarette butts on the grounds outside the house.
NO PETS –Pets are not permitted, even if kept outside or any other part of the property. The homeowner advertises the house as pet free which may be critically important to other guests that have allergies or other medical conditions that can be threatened by an environment that houses animals. A $500 fee, or the cost of a professional whole-house cleaning/sanitizing, whichever is greater, will be assessed for any violation of the no pet policy.

No parties or large gatherings are permitted, and no more than the maximum number of guests listed may be in the house. Violations may result in immediate eviction with no refunds.
NO BATH AND KITCHEN LINENS – Bath and kitchen linens are not included in the rental. A private service to provide bath and kitchen linens is available.
MEDIA ROOM – The Media Room (Theater Room on lower level) may not be used as a bedroom.
OWNERS AREAS – Certain areas of the house and boathouse are designated as Owners Areas and are strictly off limits to Tenant and their guests. These areas include, but are not limited to, the following:
Garage Bay 2 (garage bay furthest from the house, closest to the cul de sac)
Utility Closet in Garage Bay 1
Pantry Closet in Laundry/Mud Room
Top Cabinet in Laundry/Mud Room
Rear Closet in Master Bedroom Walk in Closet
Utility Room in Rec Room
Boathouse Storage Closet
These areas are generally marked as Owners Areas and are locked, but if markings have been removed or areas are unlocked, this does not change the restricted nature of these areas. Owners Areas are monitored by video.
SECURITY AND MONITORING – Due to the remote location of the house in proximity to the owners, the house is equipped with security and monitoring equipment, including some video monitoring. The exterior of the house is equipped with video monitoring that is configured to monitor the exterior parameter of the house. The guest garage bay (garage bay 1) is also monitored by video. No part of the interior of the house is monitored by video with the exception of Owners Areas. Tampering with or disabling any of the security or monitoring equipment is prohibited and will considered a violation of the terms of this Agreement.
PHONE SERVICE –The house is not equipped for phone service. Tenants are encouraged to bring their own cell phones. Note: Some cellular services are spotty or unavailable in the area. You may want to check with your cellular phone provider to see if they provide coverage for this area.
SUPPLIES –Tenants must provide their own supplies such as toilet paper, paper towels, dish washing and laundry detergent, etc. Some initial rolls of toilet paper and paper towels are provided as a courtesy, but please plan to bring what you think you will need for your visit. The house is about 10 minutes from the Food Lion and Dollar General.
NO DAILY MAID SERVICE – The house will be cleaned prior to Tenant arrival. Daily maid service is not included in the rental rate. Please leave the house in good order and respectable condition when you depart. Tenants agree to remove all debris, rubbish and discards from the premises upon departure, clean all soiled kitchenware, and strip all soiled bed linens and place on the washer/dryer.
TRASH REMOVAL SERVICE – Trash removal is provided, but Tenants are responsible for bagging and properly putting all trash in the provided trash containers for trash pickup. There is a $100 fee for failure to properly put trash in provided pickup service containers. Any trash that does not fit in the provided trash containers for trash pickup must be handled by the Tenant. At no time should trash be left outside, either at the house or boathouse, without being properly secured in one of the trash pickup containers.
Tenants may also dispose of trash at no charge at all Louisa County Refuse and Recycle Centers or the Louisa County Landfill. The nearest Refuse and Recycle Center is the Wares Crossroads Refuse Site located across from Dickinson’s Store at 5239 Zachary Taylor Highway (Rt. 522 just north of Rt. 208). Hours of operation are Monday-Saturday 8:00 am - 6:00 pm and Sunday 10:00 am - 6:00 pm. The site is closed Thanksgiving Day and Christmas Day.
WATER AND SEPTIC – The house is on a well and septic systems. The septic system is very effective, however, it will clog up if improper material is flushed or put down the drains. For toilets, please do not flush anything other than toilet paper. No feminine products should be flushed at any time. For sinks, including the kitchen sink, please do not put food down the drain. Please scrape all food into trash cans rather than rinse down the drain. The tenant will be responsible for any costs associated with repairs associated with violation of this policy.
BOAT LAUNCH/LIFTS– There is no boat launch on the Homeowner’s property. A pass card to The Waters at Lake Anna Community boat launch is available as referenced below. The boat lifts on the property’s boathouse are not for Tenant use, nor is the Homeowner’s boats stored upon them. Please do not disturb the boats or their covers in any way.
PASS CARD – A pass card is provided for access to the community pool, tennis courts, and boat launch at The Waters of Lake Anna Community facilities. Tenant agrees this pass card will only be used by the Tenant for no more than 2 boats. The pass card should not be shared with or used to give access to anyone not authorized as part of Tenant’s immediate rental party. Tenant agrees to leave the pass card hanging on the mirror/organizer in the laundry room upon departure. There is a $100.00 fee if this pass card is not returned upon departure.
PEDAL BOAT – A pedal boat may be available for Tenant use as courtesy, but is not a guaranteed amenity under this agreement. All persons operating the pedal boat are required to practice water safety as provided by the Virginia Department of Game and Inland Fisheries. This includes the following requirements:
One ring buoy or seat cushion for the pedal boat, and one personal flotation device (PFD) per person on the boat (all available in the “kitchen area” on the dock).
All children under age 13 are WEARING an appropriately sized PFD.
The pedal boat does not have navigation lights and shall not be operated before sunrise or after sunset.
It is the Tenant’s responsibility to check the condition and seaworthiness of the pedal boat before each use. Please notify us of any observable defects or damages to the pedal boat upon or after your arrival.
The Homeowner is not responsible for any accidents, injuries or death that occurs while using the pedal boat. By using the pedal boat, it is agreed that all Tenants/guests are expressly assuming the risk of any harm or damages arising from their use, and that its use is conditioned upon Tenant’s advisement to all parties using the pedal boat that they shall adhere to safety requirements, designated load limits, the use of properly fastened life jackets, and avoidance of unsafe use and/or reckless conduct related to the use thereof, and shall accept full and complete responsibility damages and any and all injuries incurred related to such parties use, and hold Homeowner harmless there from.The pedal boat must be properly secured prior to check out.
SWIMMING AND LAKE ACCESS-- The property has direct access to the lake from the Homeowner’s premises and additional access to the lake at The Waters of Lake Anna Community recreational facilities and use of its community swimming pool. The Tenant and guests may use the swimming pool and/or lake at their own risk. The homeowner will not be held responsible for the injuries sustained by the Tenant and/or the Tenant’s occupants or guests when using the lake or swimming pool, and the Tenant will indemnify the homeowner for any actions resulting from injuries to Tenant and/or Tenant’s occupants or guests. The homeowner will also not be held responsible for any injuries sustained while using floats, stand-up paddle boards, or any other water accessories and toys available, and all Tenant’s and Tenant’s occupants or guests are expressly assuming the risk of any harm arising from using floats, stand-up paddle boards, or any other water accessory.
FIREWORKS – Tenant and guests are not permitted to possess, set off or use fireworks of any kind anywhere on the Homeowner’s property at any time, and shall and shall be liable for and hold Homeowner harmless from any damages incurred pursuant to any violation of this occupancy and use condition.
FIRES – Tenant and guests are not permitted to start fires anywhere on the Homeowner’s property except for proper use of the designated fire pit area, and shall be liable for and hold Homeowner harmless from any damages incurred pursuant to any violation of this occupancy and use condition.
UTILITY SERVICES –The Homeowner cannot control Satellite TV, Internet, electric (and therefore water) service, so cannot guarantee their 100% service. There are no refunds for interruption in service beyond our control.
HURRICANE OR STORM POLICY – No refunds will be given due to weather related issues. Please purchase travel insurance to address concerns about impact of weather on reserved dated.
LOST AND FOUND PERSONAL PROPERTY – The Homeowner is not responsible for personal property left behind, stolen or damaged during your stay. Never leave valuables unattended. Be sure to lock the house whenever you leave. If you find you have left something behind, send me an email and I will try to locate the missing item. If I locate the item, I will return it to you with shipping costs taken from the security deposit. Items unclaimed more than 14 days will be disposed of or given to charity.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
TERMS OF AGREEMENT VIOLATIONS – Any violations to the terms of this agreement may result in immediate eviction of the Tenants from the property and forfeiture of all rent and deposit.
PERSONAL LIABILITY – The Homeowner is not responsible for any accidents, injuries, illness or death that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all Tenant’s occupants or guests are expressly assuming the risk of any harm arising from their use of this premise or others whom they invite to use the premise.
LIMITATIONS OF REMEDIES, DAMAGES AND INDEMNITY – In the event the homeowner is unable to deliver said property to Tenant under this lease agreement because of fire, damages, eminent domain or Act of Nature, or because of lack of water or sewer, or otherwise unfit or uninhabitable, or for any other reason whatsoever, Tenant hereby agrees that Owners sole liability as a result of any of these conditions is the full refund of all consideration previously tendered by Tenant pursuant to the terms of this lease, and Tenant expressly acknowledges that in no event shall owner be held liable for any consequential or secondary damages, including but not limited to any expenses incurred as a result of moving, for any damage, destruction or loss. The Tenant, his or her family members, guests and/or other occupants of the vacation home agrees to release and indemnify the Owner from and against all claims for damages and/or personal injuries to any person arising out of the use of subject premises, including interior and all exterior areas, including decks, stairs and other common areas that occurred during the tenancy of the premises. These claims include those that allegedly may fall under the Vacation Rental Act. Tenant also agrees to defend owner and his agents from any lawsuit alleging damages and/or personal injury that occurred during the Tenant’s rental at the property. Tenant shall not be entitled to any refund due to unfavorable weather, maintenance problems, area construction, early departure, or disruption of utility services (including cable) after occupancy. Tenant agrees to be responsible for any repairs necessary due to their negligence. Owner reserves the right to enter and inspect premises with a reasonable notice to Tenant. In the event of an ordered evacuation due to hurricanes or other storms, Tenant is required by state law to evacuate property.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned terms, conditions of occupancy and policies set forth herein, must be approved in writing and signed by the parties.
CANCELLATION POLICY-- If Tenant wishes to cancel his/her reservation, the deposit will be refunded as follows:
- 100% refund if canceled 60 days or more prior to check in date
- If canceled within 60 days of check in date, no refund is guaranteed. However, the property will be relisted. If the property does get booked for that time by another guest, owner will refund the Tenant up to 70% of the amount charged to the new guest for the dates originally reserved by the original Tenant, or up to 90% if applied to a future booking of Tall Oaks Cove.
CHECK-OUT is no later than 10:30AM ET on the day of check-out.

NO BATH AND KITCHEN LINENS – Bath and kitchen linens are not included in the rental. A private service to provide bath and kitchen linens is available.
MEDIA ROOM – The Media Room (Theater Room on lower level) may not be used as a bedroom.
OWNERS AREAS – Certain areas of the house and boathouse are designated as Owners Areas and are strictly off limits to Tenant and their guests. These areas include, but are not limited to, the following:
Garage Bay 2 (garage bay furthest from the house, closest to the cul de sac)
Utility Closet in Garage Bay 1
Pantry Closet in Laundry/Mud Room
Top Cabinet in Laundry/Mud Room
Rear Closet in Master Bedroom Walk in Closet
Utility Room in Rec Room
Boathouse Storage Closet
These areas are generally marked as Owners Areas and are locked, but if markings have been removed or areas are unlocked, this does not change the restricted nature of these areas. Owners Areas are monitored by video.
SECURITY AND MONITORING – Due to the remote location of the house in proximity to the owners, the house is equipped with security and monitoring equipment, including some video monitoring. The exterior of the house is equipped with video monitoring that is configured to monitor the exterior parameter of the house. The guest garage bay (garage bay 1) is also monitored by video. No part of the interior of the house is monitored by video with the exception of Owners Areas. Tampering with or disabling any of the security or monitoring equipment is prohibited and will considered a violation of the terms of this Agreement.
PHONE SERVICE –The house is not equipped for phone service. Tenants are encouraged to bring their own cell phones. Note: Some cellular services are spotty or unavailable in the area. You may want to check with your cellular phone provider to see if they provide coverage for this area.
SUPPLIES –Tenants must provide their own supplies such as toilet paper, paper towels, dish washing and laundry detergent, etc. Some initial rolls of toilet paper and paper towels are provided as a courtesy, but please plan to bring what you think you will need for your visit. The house is about 10 minutes from the Food Lion and Dollar General.
NO DAILY MAID SERVICE – The house will be cleaned prior to Tenant arrival. Daily maid service is not included in the rental rate. Please leave the house in good order and respectable condition when you depart. Tenants agree to remove all debris, rubbish and discards from the premises upon departure, clean all soiled kitchenware, and strip all soiled bed linens and place on the washer/dryer.
TRASH REMOVAL SERVICE – Trash removal is provided, but Tenants are responsible for bagging and properly putting all trash in the provided trash containers for trash pickup. There is a $100 fee for failure to properly put trash in provided pickup service containers. Any trash that does not fit in the provided trash containers for trash pickup must be handled by the Tenant. At no time should trash be left outside, either at the house or boathouse, without being properly secured in one of the trash pickup containers.
Tenants may also dispose of trash at no charge at all Louisa County Refuse and Recycle Centers or the Louisa County Landfill. The nearest Refuse and Recycle Center is the Wares Crossroads Refuse Site located across from Dickinson’s Store at 5239 Zachary Taylor Highway (Rt. 522 just north of Rt. 208). Hours of operation are Monday-Saturday 8:00 am - 6:00 pm and Sunday 10:00 am - 6:00 pm. The site is closed Thanksgiving Day and Christmas Day.
WATER AND SEPTIC – The house is on a well and septic systems. The septic system is very effective, however, it will clog up if improper material is flushed or put down the drains. For toilets, please do not flush anything other than toilet paper. No feminine products should be flushed at any time. For sinks, including the kitchen sink, please do not put food down the drain. Please scrape all food into trash cans rather than rinse down the drain. The tenant will be responsible for any costs associated with repairs associated with violation of this policy.
BOAT LAUNCH/LIFTS– There is no boat launch on the Homeowner’s property. A pass card to The Waters at Lake Anna Community boat launch is available as referenced below. The boat lifts on the property’s boathouse are not for Tenant use, nor is the Homeowner’s boats stored upon them. Please do not disturb the boats or their covers in any way.
PASS CARD – A pass card is provided for access to the community pool, tennis courts, and boat launch at The Waters of Lake Anna Community facilities. Tenant agrees this pass card will only be used by the Tenant for no more than 2 boats. The pass card should not be shared with or used to give access to anyone not authorized as part of Tenant’s immediate rental party. Tenant agrees to leave the pass card hanging on the mirror/organizer in the laundry room upon departure. There is a $100.00 fee if this pass card is not returned upon departure.
PEDAL BOAT – A pedal boat may be available for Tenant use as courtesy, but is not a guaranteed amenity under this agreement. All persons operating the pedal boat are required to practice water safety as provided by the Virginia Department of Game and Inland Fisheries. This includes the following requirements:
One ring buoy or seat cushion for the pedal boat, and one personal flotation device (PFD) per person on the boat (all available in the “kitchen area” on the dock).
All children under age 13 are WEARING an appropriately sized PFD.
The pedal boat does not have navigation lights and shall not be operated before sunrise or after sunset.
It is the Tenant’s responsibility to check the condition and seaworthiness of the pedal boat before each use. Please notify us of any observable defects or damages to the pedal boat upon or after your arrival.
The Homeowner is not responsible for any accidents, injuries or death that occurs while using the pedal boat. By using the pedal boat, it is agreed that all Tenants/guests are expressly assuming the risk of any harm or damages arising from their use, and that its use is conditioned upon Tenant’s advisement to all parties using the pedal boat that they shall adhere to safety requirements, designated load limits, the use of properly fastened life jackets, and avoidance of unsafe use and/or reckless conduct related to the use thereof, and shall accept full and complete responsibility damages and any and all injuries incurred related to such parties use, and hold Homeowner harmless there from.The pedal boat must be properly secured prior to check out.
SWIMMING AND LAKE ACCESS-- The property has direct access to the lake from the Homeowner’s premises and additional access to the lake at The Waters of Lake Anna Community recreational facilities and use of its community swimming pool. The Tenant and guests may use the swimming pool and/or lake at their own risk. The homeowner will not be held responsible for the injuries sustained by the Tenant and/or the Tenant’s occupants or guests when using the lake or swimming pool, and the Tenant will indemnify the homeowner for any actions resulting from injuries to Tenant and/or Tenant’s occupants or guests. The homeowner will also not be held responsible for any injuries sustained while using floats, stand-up paddle boards, or any other water accessories and toys available, and all Tenant’s and Tenant’s occupants or guests are expressly assuming the risk of any harm arising from using floats, stand-up paddle boards, or any other water accessory.
FIREWORKS – Tenant and guests are not permitted to possess, set off or use fireworks of any kind anywhere on the Homeowner’s property at any time, and shall and shall be liable for and hold Homeowner harmless from any damages incurred pursuant to any violation of this occupancy and use condition.
FIRES – Tenant and guests are not permitted to start fires anywhere on the Homeowner’s property except for proper use of the designated fire pit area, and shall be liable for and hold Homeowner harmless from any damages incurred pursuant to any violation of this occupancy and use condition.
UTILITY SERVICES –The Homeowner cannot control Satellite TV, Internet, electric (and therefore water) service, so cannot guarantee their 100% service. There are no refunds for interruption in service beyond our control.
HURRICANE OR STORM POLICY – No refunds will be given due to weather related issues. Please purchase travel insurance to address concerns about impact of weather on reserved dated.
LOST AND FOUND PERSONAL PROPERTY – The Homeowner is not responsible for personal property left behind, stolen or damaged during your stay. Never leave valuables unattended. Be sure to lock the house whenever you leave. If you find you have left something behind, send me an email and I will try to locate the missing item. If I locate the item, I will return it to you with shipping costs taken from the security deposit. Items unclaimed more than 14 days will be disposed of or given to charity.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
TERMS OF AGREEMENT VIOLATIONS – Any violations to the terms of this agreement may result in immediate eviction of the Tenants from the property and forfeiture of all rent and deposit.
PERSONAL LIABILITY – The Homeowner is not responsible for any accidents, injuries, illness or death that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all Tenant’s occupants or guests are expressly assuming the risk of any harm arising from their use of this premise or others whom they invite to use the premise.
LIMITATIONS OF REMEDIES, DAMAGES AND INDEMNITY – In the event the homeowner is unable to deliver said property to Tenant under this lease agreement because of fire, damages, eminent domain or Act of Nature, or because of lack of water or sewer, or otherwise unfit or uninhabitable, or for any other reason whatsoever, Tenant hereby agrees that Owners sole liability as a result of any of these conditions is the full refund of all consideration previously tendered by Tenant pursuant to the terms of this lease, and Tenant expressly acknowledges that in no event shall owner be held liable for any consequential or secondary damages, including but not limited to any expenses incurred as a result of moving, for any damage, destruction or loss. The Tenant, his or her family members, guests and/or other occupants of the vacation home agrees to release and indemnify the Owner from and against all claims for damages and/or personal injuries to any person arising out of the use of subject premises, including interior and all exterior areas, including decks, stairs and other common areas that occurred during the tenancy of the premises. These claims include those that allegedly may fall under the Vacation Rental Act. Tenant also agrees to defend owner and his agents from any lawsuit alleging damages and/or personal injury that occurred during the Tenant’s rental at the property. Tenant shall not be entitled to any refund due to unfavorable weather, maintenance problems, area construction, early departure, or disruption of utility services (including cable) after occupancy. Tenant agrees to be responsible for any repairs necessary due to their negligence. Owner reserves the right to enter and inspect premises with a reasonable notice to Tenant. In the event of an ordered evacuation due to hurricanes or other storms, Tenant is required by state law to evacuate property.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned terms, conditions of occupancy and policies set forth herein, must be approved in writing and signed by the parties.
CANCELLATION POLICY-- If Tenant wishes to cancel his/her reservation, the deposit will be refunded as follows:
- 100% refund if canceled 60 days or more prior to check in date
- If canceled within 60 days of check in date, no refund is guaranteed. However, the property will be relisted. If the property does get booked for that time by another guest, owner will refund the Tenant up to 70% of the amount charged to the new guest for the dates originally reserved by the original Tenant, or up to 90% if applied to a future booking of Tall Oaks Cove.
