This quaint cottage is nestled in a small community right off of 30A. Tastefully decorated and newly updated cottage close to the big development pool and hot tub but yet secluded for privacy. Just a short walk to the beach and bike paths. Great layout with Master Suite and bath set apart from guest and bunk room. Master Suite has direct access to private porch for easy access. Convenient location at the front of the development with overflow parking directly to the side of the cottage.
The back porch is 3 houses down from a large pool and hot tub.
The cottage is well-appointed with extra touches like beautifully tiled travertine floors, upgraded appliances, and newly updated decor.
The community's location is perfectly situated between Rosemary Beach (1.8 miles) and Seaside (6 miles). You can easily enjoy the unsurpassed dining, ranging from casual to fine dining, and unique shopping in both areas. 17 miles of paved biking/running trails leads you to Seacrest and Alys beach as well. Bring your own bikes or have them delivered to your door.

Getting around

Biking is highly recommended. Easy ride to 30Avenue, Rosemary Beach, Alys Beach, Seacrest and the Hub.

Owner Description Year Purchased: 2009 We have been residents of the Panama City Beach area since the early 90's and have/had several rental properties on 30A and Cape San Blas. This cottage is so comfortable and cozy, not to mention all of the fun things there are to do on 30A. It's our home away from home and we think you will feel the same way. We've done our best to give this cottage a home-like feel while also providing the sense that you have escaped your normal day-to-day life and are in a vacation state of mind. Not the kind of vacation where everyday is jammed with things to do to cross off of a list. But the kind of vacation where you wake up, have a nice relaxing cup of coffee on the back porch overlooking the pool and decide what you are in the mood for that day. Lockbox is provided to obtain your keys. Early check ins and late check outs must be approved in writing prior to stay. CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK-OUT IS 10 A.M. CST. NO Early Check-ins. Please be aware that our check out time is PROMPTLY at 10:00 AM CENTRAL STANDARD TIME. Late checkouts, regardless of length will be AUTOMATICALLY assessed a $75 fee that will be collected from your security deposit. An additional $75 per hour will be assessed for any portion exceeding the initial hour.

Minimum age limit for renters: 25
Persons making the reservation must be at least 25 years of age and must be the occupant of the premise during the entire reserved dates. Proof of age will be required during Spring Break or as requested by the owner.
House Rules
DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $750 is required. Damage deposit for owner defined Spring Break periods will be a minimum of $1000. This must be received in order to hold your dates (along with signed agreements). The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, the refund process will begin within (14) days of departure, provided the following provisions are met: a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are to be removed from the premises and placed in outside receptacles, and soiled dishes are placed in the dishwasher and cleaned. Used bed and bath linens are to be collected and placed in front of the laundry machines. No excessive cleaning is required. d. All keys are left on the kitchen table or returned to the lockbox. Unreturned keys will be assessed a $25 fee per key. e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. g. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by my complex. ement

Refundable Damage Deposit

Cancellation Policy
CANCELLATIONS - A ninety (90) day notice is required for cancellation. All cancellations will be deducted a 5% processing fee on all funds collected prior to the cancellation to recoup owner's expense.
Cancellations that are made more than ninety (90) days prior to the arrival date will incur no penalty with the exception of the 5% processing fee. Cancellations or changes that result in a shortened stay, that are made within 90 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
3. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
