Sugar Beach 313 is a 1 bed, 2 bath condo that will accommodate 4 guests. 1 king bed and 1 sleeper sofa. Newly renovated with stainless appliances, granite countertops throughout, beautiful hardwood floors in the master bedroom, flat-screen TVs, and new decore. Great location within Sugar Beach with side views of the beach and Gulf from the private balcony. Low density, family friendly complex directly on the beach. Enjoy the ocean view from the balcony, or take the elevator down to the boardwalk and enjoy the sugar sands of the gulf. Relax in one of the 4 pools. One is heated during the winter.
Sugar Shack snack bar open during the summer season. BBQ and picnic tables available on site.
Condo is located on the third floor. Main level has the kitchen, living room with sleeper sofa and full bath. Upstairs is the bedroom with king bed and 2nd full bath.
Beach chairs and umbrellas available to rent on the beach during summer season.
Conveniently located closed to restaurants, bars, Gulf State Park, shopping and many other attractions.
Rental Agreement to be signed with 24 hours of booking. Security deposit of $250 required. Parking fee of $35 per car, limit 2, to be purchased onsite. Only one pass permitted during holidays.

House Rules
1. ARRIVAL TIME IS 4 P.M. CST or after AND DEPARTURE is 10 A.M. CST. No early Arrivals or late Departures. EARLY ARRIVAL OR LATE DEPARTURE WILL RESULT IN A $125 CHARGE AGAINST YOUR SECURITY DEPOSIT.
2. Security camera is located on exterior door and records audio and video 24/7. Tampering with or disabling security camera will result in a loss of security deposit and possible termination of reservation without a refund.
3. This is a NON SMOKING unit. Smoking, illegal drugs, drug activities and loud music or noise are not permitted. Firearms are NOT permitted in the unit.
4. Per association rules, pets are NOT permitted in rental units under any conditions.
5. Do NOT bring the luggage carts provided by the complex into the unit. Return luggage carts to the ground floor. No items are to be stored in the hallways.
6. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
7. DAMAGE/RESERVATION DEPOSIT – We are requiring a refundable damage deposit of $250. Deposit will be returned 5 days after your departure date assuming the following conditions are met:
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. Report anything broken so we can have repairs done or broken items restocked.
c. All garbage is placed in trash dumpsters located on the ground floor.
d. Dishes are clean and put away.
e. No linens are lost or damaged. Leave all dirty linens on the floor in the bathrooms.
f. All personal items are removed from the unit, including water toys/flotation devices/rafts, etc.
8. PAYMENT – An advance payment of one third (1/3) of the rental rate is required to secure your reservation. The balance of your payment is required thirty (30) days before arrival. The advance payment will be entirely applied toward the rental rate. The advance payment is not a refundable damage deposit and is not returned. All rental money is forfeited if guest is evicted by the owner, local law enforcement or the Sugar Beach security company.
9. CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations made more than sixty (60) days prior to the arrival date will receive a full refund minus credit card processing fees. Cancellations or changes that result in an abbreviated stay, made within 60 days of the arrival date, forfeit the advance payment. Cancellation or early departure does not warrant any refund of rent.
10. LONG TERM RESERVATION CANCELLATIONS – Any stay longer than 14 days in duration must cancel one hundred twenty (120) days prior to arrival. Abbreviated stay changes must be made at least ninety(90) days prior to arrival.
11. MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons.
12. DAILY MAID SERVICE IS NOT INCLUDED – While linens and bath towels are included in the unit, daily maid service is NOT included. Bring beach towels. We do not permit towels or linens to be taken from the unit.
13. PARKING FEE – The parking fee of $35 per vehicle is payable at the security gate upon arrival. They accept cash or check only. There is a limit of 2 cars per unit.
14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment and rental money, and the party will not be permitted to occupy the rental unit.
15. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
16. HURRICAN OR STORM POLICY – No refunds will be given unless:
a. The National Weather Service orders a mandatory evacuation due to a Tropical Storm/Hurricane Warning in Orange Beach, AL.
b. The day the National Weather Service orders a mandatory evacuation order due to a Tropical Storm/Hurricane Warning in Orange Beach, AL, we will refund any unused proportion of rent from a guest currently registered.
c. Any unused portion of rent from a guest that is scheduled to arrive, and wants to abbreviate their stay, or arrive after the Hurricane Warning is lifted.
d. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the Tropical Storm/Hurricane Warning period.
17. HOLD HARMLESS AGREEMENT – I understand that owner is HELD HARMLESS and agree that no property owner, nor the property management company will be held responsible or liable for any accidents, injuries, illness or loss of personal belongings occurring on or off the premises related to the dates of the stay, by me, the rental guest, and/or by others invited by me or my party. I agree to all of the terms and conditions of this document as a contractual agreement between myself and the owner and/or property manager of the property.
