House Rules
I hate to be a buzzkill but let’s talk about the rules real quick! These rules exist to allow for the most enjoyable time for all current and future guests, to ensure an undue burden is not placed on my housekeeping team, and to protect the home. Violating rules may result in additional charges or even eviction without refund, and no one wants that!

Below are highlights of the “No-Nos”, which are further detailed in the sections below.
• A Renter Agreement must be signed after booking confirmation
• Family-friendly vacations only, no parties nor events
• Minimum age of primary guest must be 25 years old
• Maximum of 10 overnight guests
• Direct security deposit hold is required
• No smoking inside the home
• No pets allowed
• Trash must be bagged and placed inside the trashcan at the street
• No parking on the grass
• No RVs, campers, or tents are permitted on the property
• No grills or fryers are permitted on the deck nor the grass
• No bonfires on the property

Occupancy & Use
• A Renter Agreement must be e-signed before arrival and within 12 hours after booking, 1 hour after booking if same-day arrival
• The use of this home is for family-friendly vacations only. No house parties are permitted. Violation will result in eviction without refund.
• The minimum age of the primary guest must be 25 years old
• The maximum number of overnight guests is 10
• Direct security deposit hold of $1,500 is required in case of damage, loss, or rule violations
• If any damage or loss occurs during a stay, the guest accepts financial responsibility for the cost of repair or replacement
• If the home is left excessively dirty and/or in disarray (e.g., furniture moved, dirty dishes, trash left behind), an Additional Cleaning Fee will be assessed
• If the key is lost, then a Replacement Fee of $50 will be assessed

Trash
Trash pick-up days are Tuesday and Friday early morning. Trash must be bagged and placed inside the trashcans at the street, otherwise the garbage collectors will not take it, which is a bummer, so please take with you any trash that cannot be bagged and placed in the trashcans. Trash that must be picked up (including cigarette butts) by my team will result in an Additional Cleaning Fee.

Barbeque Pit
• A barbeque pit and basic grilling utensils are provided for your use, but you are responsible for bringing your own charcoal and/or wood
o Grilling utensils are in the drawer next to the refrigerator
o Grilling utensils must be washed, dried, and replaced prior to departure
• When you are finished, close the intake and exhaust vents to prevent rain from collecting in the pit
• Prior to departure and when the pit is cool, you are responsible for emptying the burnt ash/charcoal/wood from the firebox into a trash bag and take to the trashcan at the street

Grilling, Fryers, & Fires
Grills and fryers are permitted only on the driveway, never on the deck nor in the grass.

Bonfires are not permitted anywhere on the property. The beach is a great place for that though!

Smoking
There is no smoking allowed inside the home. Smoking in the house will result in eviction without refund. Additionally, the cost of smoke remediation will be charged back to the guest. If you wish to smoke, you must go outside and please keep all cigarette butts picked up and put in a trash bag. Not disposing of cigarette butts properly (i.e., in a trash bag) will result in an Additional Cleaning Fee.

Pets
I love pets, and have one myself, however, no pets are allowed in this home out of consideration for all future guests, some of whom may have allergies to pet dander and to ensure pet messes are not left in the home. Violation will result in an Unapproved Pet Fee of $250 and possible eviction without refund.

Parking
• Park only in this home’s driveway
o Do not park in the grass
o Do not park in any other home’s driveway as your vehicle will get towed
• RVs, campers, and tents are not permitted on the property
• The homeowner assumes no responsibility nor liability for the guest’s vehicles or contents within

50% of reservation amount is due at booking and the remaining 50% is due 6 days prior to arrival. After booking I will send you a link to submit payment, e-sign a Renter Agreement, and reserve a security deposit credit card hold.

Refundable Damage Deposit
The damage deposit is a credit card hold. Deposits are usually released within 7 days, less any applicable deductions.
Cancellation Policy
Guest receives 100.00% if cancellation occurs at least 14 days before arrival; Guest receives 50.00% if cancellation occurs at least 7 days before arrival; No refunds within 7 days of arrival.
