SMOKING & VAPING
*Smoking/vaping of any kind is not permitted inside the home. Any sign of smoking/vaping inside the home will result in an automatic charge fee of minimum $200.
*Outdoor on the property you may smoke/vape, however if there are signs of smoking (damage and/or smoking remains) outside, there will be an automatic minimum $25 cleaning fee and minimum of $50 damage fee.

LOSS OF INVENTORY (Typically via theft or damage)
*Our protocol is to inventory everything before and after a booking.
*The person who booked the home is solely financially responsible for any missing or damaged items and will be charged according to the item.
**Even things listed as amenities are for use while at the home--there should be nothing leaving the home that wasn't purchased during your stay.

EXCESSIVE MESS OR FILTH
*You will have access to some cleaning products and are encouraged to help keep our home and property in good condition.
*If our maid service deems the home being left in excessive unclean condition, you will automatically be charged an additional cleaning fee of a minimum of $150 for additional labor and product costs.
*If you have left a spill or stain that the maid service deems required use of a carpet cleaner you will automatically be charged $150 for the rental, cleaning product, and labor cost for cleaning.

LONGER TERM STAYS
We are open and happy to accommodate for a longer term stay. Please contact us so we can discuss cost and what amenities are included in longer term stays versus short term stays.
**Please note that house cleaning and maintenance will still need to take place every month (28-30 days; $150) at the expense of the guest.

GUESTS
*Our definition of a guest to be in the count of the booking is anyone who showers/bathes, touches a bed in any way, sleeps anywhere inside the property for any length of time, or anyone who stays in the property past 2 AM.
*All guests and pets must be approved by the property owners.

CHECK-IN & CHECK-OUT
You’ll get your check-in instructions with your personal smart lock code within a couple days of your stay. This code should only be given to approved guests. To lock the smart lock press the top button and hear the door lock. Back door is to remain locked when not in use.
Check-In is at 4 PM. We do allow for luggage drop off just right inside the front doors of the home while maid service does their cleaning and maintenance.
Check-Out is absolutely no later than 10 AM. Due to the size of the home and amount of cleaning involved prior to the next guest, we cannot accommodate a checkout later than 10 AM. Check-out chores are minimal: Guests are required to gather all house trash and start the dishwasher with used dishes and utensils prior to leaving.

THERMOSTAT
Thermostat is adjustable for guests but is locked to not go below 64 degrees or above 72 degrees.
