Our home is a family, beach vacation rental. It is friendly, cozy, spacious, comfortable, and in a quiet neighborhood. Exactly what a beach vacation home should be. We don’t allow pets, parties or events. Our home is a 3 bedroom, 2 bath home with open floor plan, spacious covered front porch with hammock, patio set +Tiki Toss game. There are new kitchen appliances, updated baths, and TV's in every room. We have everything you need for your little ones: Portable Infant Bassinet, Pack'n'Play, Umbrella Stroller, Beach Cart, Kids Beach Toys + Floats, Portable High Chair, Infant/Toddler Bath Seat + Kid Stool for brushing teeth/washing hands. Upon Entering the Home you're greeted with a bright + open space with Plush Leather recliner sofa, rocking/recliner chair, + 55" Roku Smart TV with streaming apps you can log into. Built In Bookcases house some of our favorite beach reads, Games + Puzzles. Our Dining Area Overlooks the Huge Covered Deck + features Dining for 6 plus two barstools, a coffee bar with Keurig 2.0 and drip Coffee pot. We provide a starter collection of Coffee Pods, Coffee Filters, Spices, foil, plastic wrap & condiments. Our Fully Stocked Kitchen has Updated Appliances, a Collection of Bakeware, Cookware, Pots + Pans, Mixer, Blender, Food Processor, Tupperware, wine glasses, large bowls, toaster, kettle + waffle iron. Our Hall Guest Bath features a jetted tub, vanity & toilet with new Oil Rubbed Bronze Faucet, Lighting, Accessories + Rainhead ShowerHead with Detachable Hose Handle (great for the kiddo's sandy heads). Bedroom One features 2-Twin Pillow-top Beds and a Roku-enabled Flat Screen TV. Bedroom Two is a lovely bright room, brand new queen bed frame, Pillow-top Mattress, nightstands and dresser. A Roku wall mounted flat screen tv + Glass Door with access to the private covered rear deck, shared only with the master. Our Master Bedroom with En Suite Bath is a wonderful place to relax...soft colors + bedding with a new King bed and gel Mattress, fun Side Tables, chair for reading/relaxing, desk if needed, a Roku Wall Mounted Flat Screen TV & a Glass Door leading to the private covered rear deck. An en suite Bath with Vanity and Walk In Glass Shower with new Oil Rubbed Bronze Faucets, Lighting + Accessories. The rear deck has a clothesline for towels, suits, etc. The LG Front Loading Washer & Dryer are located in the Hall on the Living Level. Other New Additions are AC Unit, Hot Water Heater, Flooring, Paint and New Electrical with Exterior Accent Lighting. The back is a fenced yard with hot tub, fire pit, corn hole, + nice play area. Garage has Ping Pong, a collection of sports equipment such as basketball, tennis rackets + balls, adult bikes & a child bike with locks. We also have beach umbrellas, a cooler, sand toys, beach cart, beach chairs, floats + boards.

We're Garry and Holly. We are empty nesters who decided that Indian Rocks Beach (IRB) was going to be our forever home! This is a beautiful beach town on a barrier island. It's like being in 'old Florida' but with 'new Florida' only minutes over the bridge! We now want to share our pristine, white sugar sand beach with others, so we bought Relax On The Rocks rental home.

We have a Schlage code lock on the front door. Guests will have a personal 4-digit code. This will be activated at 3p on check-in and de-activated at 10a on check-out day.

- This home has stairs to access the living quarters
***We are very strict on our number of guests-ONLY 6. Our limit is 6 including children 2 or older. All daytime and overnight guests must be pre-approved. If you exceed this guest limit without our knowledge there will be an additional fee of $100/per guest per night fee. We may use security cameras to verify the number of people arriving is equal to the number in your reservation.
- NO third party bookings. Person booking our home is a required guest for entire stay and must be 25 years old. All guest first and last names and ages of anyone under 18 must be added to the reservation details.
- A security camera faces the garage, gate and driveway. The Ring doorbell camera faces the front stairs. There are no inside cameras. Any tampering with or disconnecting of the router/modem, wi-fi, camera or Ring will result in immediate eviction of your stay without refund.
- Must use fire pit screen. Embers fly onto neighbors property and it creates a fire hazard! Thank you.
- Quiet Time is from 11pm-8am for our quiet neighborhood! We have wonderful mature/retired neighbors, plus some families. Many of who are our friends. No gatherings on the front porch after 11pm. The noise travels into our neighbors houses.
- No confetti, glitter or substances, that are difficult to clean, are allowed in the house or property. Our housekeepers are not prepared nor have the time to clean up any party decorations before our next guest checks in. We want all guests to have a clean environment. If these items are found at check out there will be an additional cleaning fee of $100 imposed.
-Try not to cook any AROMATIC foods inside the home or leave uncovered in the refrigerator, i.e.; fish, seafood, curries, etc. There are so many wonderful restaurants nearby and a charcoal grill in the backyard. These smells are too difficult to remove before the next guest.
-Do not leave bedroom doors, sliding door or front door open when using the fire pit or A/C. We do not want to freeze up the A/C unit, let fire-pit smoke enter the house or bugs/mosquitoes get into the house.
- No Pets at any time.
- Check-out time is 10am sharp. Our housekeepers need time to prepare for the next guests.
- Clean up all food, drink spills and any other accidents immediately. These can attract ants and bugs super fast and/or leave stains.
- Wi-Fi is included with your reservation. Please note that upon using our network, you agree to use it only for legal purposes and you promise not to use it for illegal uploading, downloading, or any other illegal activities.

We accept Cashier's Checks**, Personal Checks**, or credit card payments through Stripe or PayPal at https://paypal.me/BeachtimeIRB. All payments must be received within five (5) business days of booking confirmation. If not, then the reservation will be cancelled and the dates opened up.
Note: Rental agreement requires a signature and a government issued photo ID, that is legible.
-Reserving greater than 60 days from check-in: 50% payment of the reservation is due at time the reservation is confirmed. Remainder of all monies are due on or before 60 days prior to check-in date.

You acknowledge that you have read and accept our cancellation policy as our calendar will be blocked once you make your reservation. As individual owners, we cannot afford to refund outside of our policy. We are strongly recommending our guests purchase trip insurance due to the fluid nature of the Covid situation as well as Florida’s quirky but wonderful weather. Most policies require you purchase within a certain timeframe of making your reservation. (CFAR type insurance is the most inclusive “cancel for any reason”)
You will be offered to purchase trip insurance after your reservation is complete by our channel manager and whether you accept or decline, you understand that our cancellation and refund policy applies regardless of the reason for cancellation. Guest receives 100% refund if cancellation occurs more than 60 days before arrival; Guest receives 50% if cancellation occurs between 31-59 days before arrival; No refunds within 30 days of arrival. If a credit card has been used then there will be an additional 3% not refunded to you. This is due to the payment processing fees charged at booking that are not refunded to us.
