We are located in a secure, lovely and quiet neighbourhood in a prime location and in a cul de sac.

We can accommodate up to 8x people per night and have:
- 1x single bedroom and 1x outhouse studio available on the ground floor and 2x double bedrooms upstairs.

- Large Open-kitchen plan with bar seating
- Large Back Garden Conservatory Open-Sky Glass Roof for Breakfast.

- We are a 45 min drive from London by the M4 Junction 12. - We are 1 min walking distance to Ikea & Sainsbury shopping mall, petrol station. - Excellent bus service 1 min away to get you around Reading within 10 min. - We are on Reading No1 main artery road to Reading town centre (bath road). GO to Reading Main ORACLE SHOPPING MALL and all surrounding Restaurants and shopping streets in Reading City Centre: - by car within 10 min. - by motorbike 7 min - by bus within 15 min. - by bicycle within 20 min. Get to London city centre in 25 minutes and Heathrow Airport in 20 min by train via the new 2021 Cross Rail (Elizabeth Line) from Reading train station - Train every 5 min. Frequent trains to Gatwick and buses to Heathrow also available.

Pls, bear in minds that we may check your IDs on arrivals. House Rules: - Please use the dining table in conservatory or Kitchen bar for any meals. - No Roast or Pot Cooking allowed a part Oven-baking such as Pizza, fish & chips etc.. Cold food is also fine ie sandwiches, salad etc..This is available for long-stay bookings Only. - Pack-lunches are available at £3.50 (sandwich/crips/fruit/drink) - Dinner can be arranged at £5, this is available for long-stay bookings Only. - Free unlimited tea/coffee/infusion/hot-chocolate/milk/sugar - No food or sugary drinks in the bedroom (water/tea is fine) - No shoes on bedroom carpets please use plastic bag - Feel free to use the microwave/toaster/kettle/fridge/crockery/salt&pepper - Entrance door is locked at 23:00 - Curfew between 11pm-6am - Pls wear sleepers Only inside the house (supplied). - Free Dryer/outside line and washing machine available after 5 days stay (if less £5 apply) - Use the kitchen/bar integrated drinks cooler for fizzy/flat water bottles £1 - Use our seagrass belly laundry basket for your dirty laundry. - Be respectful of other guests and allowed shared areas. - Do not use our home address except for takeaway deliveries. - Please use our dedicated Bathroom top of the stairs with bath/shower/toilet to share among Guest Only + Xtra toilet downstairs. The outhouse is fully insulated w Double glazing, heating and soundproof with bar seating and sounds and light system. No Integrated wardrobes in the outhouse but we have 3 double hangers and shelves in the bar. No bathroom and toilet in the Outhouse - pls use the upstairs Guest bathroom in main house and the downstair toilet/hand washer which is right next to the studio. No hot stove and oven roasting allowed - please read Additional rules. No animals are on-site. Our Converted lofts can offer Extra room for luggages.
