Welcome to Phoenix in the Dunes, a luxury home completed in 2006 with all the amenities you seek, just 2.5 hours from Chicago and 3-ish hours from Detroit. It's perched on a wooded dune 700 feet from a quarter-mile of private Lake Michigan beach shared with just ten houses--easy to get away from it all, yet a short walk or ride from the center of Castle Park, a historic 19th century resort community. There's a pool, eight green-clay tennis courts, half-day 'play class' for the kids from July 4 to mid-August, and lots more.

Bedrooms: 5 (1 king, 1 queen, 2 with 2 twin beds each, 1 with bunk-beds, daybed and sleeping loft)

Sleeps: 12 in beds. Overflow guests can also be accommodated on 2 sleeper couches in the living room.

Bathrooms: 3 1/2. Master bath has two-person whirlpool tub. Downstairs bath (adjacent to queen bedroom) has walk-in shower with grab-bars, seat and hand-held shower, plus rain-head. Second upstairs bath has kid-depth bathtub with shower. Extra upstairs powder room, too!

Kitchen: State of the art gourmet kitchen and adjoining pantry with soapstone countertops, hickory cabinets. Kitchen window seat and farm table look out on deck and wooded ravine. With three places at the kitchen peninsula, nine people can breakfast comfortably--or squeeze in a few extra chairs at the table!

Dining room: Farm table seats up to 12.

Living room: Comfy couches, fireplace, TV with DVD player and gaming system.

Outdoor living: Back deck and patio put you in the treetops, with excellent morning sun and terrific bird-watching. Gas grill, charcoal grill, Adirondack chairs, and dining table and chairs. Another deck wraps around the house on the upper level, with a bump-out overhanging the hill--spectacular yet peaceful.

4Second twin bed is in a sleeping loft (accessed by climbing on the top bunk), which doubles as space to hang out and hide from grownups. Large collection of kids' books, small TV with DVD player, small lighted desk for doing art projects (or homework, for anyone unfortunate enough to have to do homework while on vacation).
Suitability
Pets Allowed
We welcome well-behaved dogs, as long as they are completely housebroken, stay off the furniture, and chew only things that belong to them. We recommend crating dogs when left alone in the house. Cats and other pets are not allowed.
No Smoking Allowed
For the health of our guests and to protect from fire, no smoking is allowed in the house or on balcony or back deck/terrace area.
Family/Kid Friendly
Kids love many things about our place, from the loft in the kids' room to the large collection of children's books and games, to the run down the dune at the end of our beach path. We do not supply any baby equipment for liability reasons, but there is plenty of space in three of the bedrooms to set up a Pack 'n' Play. Because we are on top of a hill with ravines on both sides, you will want to keep a sharp eye on adventurous toddlers--but you would anyway, wouldn't you?

The interior of the house is threshold free downstairs, and the downstairs bathroom has an ADA height toilet and a walk-in shower with grab bars and a seat, though it is not quite wide enough to be completely ADA-compliant. Our house is suitable for people who use a cane, but probably not practical for anyone who must use either a walker or a wheelchair.

Parking lot holds four cars comfortably, and can fit five by parking one behind our sailboat (though other cars will block it from getting out).

What we supply
We supply a "starter" amount of toilet paper and paper towels, and each bathroom has shampoo, conditioner, and body wash. Other items (sunscreen, first-aid items, insect repellent, new toothbrushes, etc.) may be available and you are welcome to use anything you find. If you use something up, please buy more.

Lavishly equipped kitchen for the preparation of large, elaborate meals. Coffee maker takes cone filters; there is also an espresso machine that takes Lavazza pods. Shared spaces

The Castle Park Association maintains a beautiful outdoor swimming pool from mid-June through Labor Day, with sitting areas, changing rooms, a heated outdoor shower for rinsing off, and a lifeguard (about four hours a day as posted). The water is treated with saline chemicals rather than chlorine--easy on the skin, eyes, and hair! The eight tennis courts are green clay--easy on the knees but fast-drying after rain. The common areas also include a horseshoe pit, a baseball diamond, and lawns where you can set up bocce, croquet, badminton or volleyball (bring your own equipment).

Our family has owned the site of Phoenix in the Dunes since 1960, when the previous generation built their dream Castle Park cottage out of picturesque but highly flammable old barn wood. After the original house burned in 2003 due to carelessness on the part of a power company work crew, we rebuilt, aiming to preserve the cozy charm of the original while making the additions we had always wanted (including a gourmet kitchen and lots more bookshelves). The Phoenix that arose from the ashes is one of our favorite places in the world, and many of our guests feel the same. We hope you will, too.

Policies and Rules

During the summer (Memorial Day to Labor Day), check-in time is 4 pm on Saturday, and check-out time is 11 am on Saturday, to give our cleaning crew time to prepare the house for the next party. At other times, we can be flexible with check-in and check-out times, but they must be arranged in advance. We will mail a house key to the guest's address as specified on the rental agreement, after the rent payment clears, and will e-mail directions and a house guide at the same time.

Payment Policy
We prefer to work with old-fashioned checks in the mail, or via bank transfers through either Paypal or Zelle (a personal transfer service used by many of the large banks under various names). We despise paying credit card fees or making our guests pay them, though if you absolutely must use a credit card for some reason, we will split the fees with you.
Refundable Damage Deposit
We ask for a deposit of $750, which both holds your reservation (along with the signed rental agreement) and serves as a cleaning and damage deposit. We refund it, minus a cleaning fee, after you return the key, assuming there's no damage. We charge you whatever our cleaning service charges us: in 2019, cleaning ranged from the minimum $180 to about $250, depending on how messy people were and whether there were dogs in the party. The full rent is due 30 days before the beginning of the rental.
Cancellation Policy
Our cancellation policy is that there are no refunds unless we can re-rent the time. If we re-rent, we refund 100 percent of what you have paid. In practice, we have never had anyone cancel after they have paid the full payment, so the maximum that anyone has forfeited for a cancellation is the reservation deposit. We make our best effort to re-rent the time and are usually successful, especially for cancellations that occur significantly before the reserved dates. We encourage guests to help us find replacement bookings.
House Rules
Guests must abide by all the rules and regulations of the Castle Park Association. We require our rental agreement to be signed by someone 25 or older, and the person signing the rental agreement must be part of the party staying at the house. Our house is not suitable for gatherings larger than the number of overnight guests we accommodate, due to limited parking. Violations of our rental agreement, or any activity that violates the law, endangers anyone, or requires the intervention of law enforcement, may be grounds for immediate eviction with no refund.

Getting around

Easy access to I-196--about 40 minutes from Grand Rapids, 2.5 hours from Chicago, 3 hours from Detroit. Nearest airport: GRR.
