Overview

We would love to have you as our guest on your next vacation to the Gulf Coast! Our condo, Perdido Dream, is a Perdido Key vacation rental located on the fifth floor of the historic Ocean Breeze West complex that has been featured on HGTV’s “Beachfront Bargain Hunt!”

This well-appointed two bedroom, two-bath, Gulf front condo offers close to 1,000 square feet and sleeps up to six with one king bed, one queen bed and a sleeper sofa. In addition to having keyless entry, you will also enjoy the fully-stocked kitchen as well as the full-size, side-by-side washer and dryer located in the condo's own laundry room!

From both the living room and master bedroom, you will find the large balcony where you can enjoy million-dollar views while relaxing after a day at the beach. While you’re out there, it’s very likely that you will catch a glimpse of dolphins passing by, especially in the morning. What better way to enjoy that first cup of coffee?

Decorated with a serene coastal design, Perdido Dream is perfect for individuals, couples, girls' getaways, guy’s excursions, snowbirds and more... We hope you will consider staying in our condo for your upcoming vacation so that we can share our Perdido Dream with you!

BONUS!* From March through October, guests of Perdido Dream get to enjoy FREE daily beach service for TWO! (SAVINGS of $25 per day used!) This service will provide two commercial beach chairs and one umbrella and is usually available from approximately 8:00 A.M. to 5:00 P.M., weather permitting. (We have arranged this service with a third-party beach rental company and setups are done at their sole discretion. There are no guarantees of availability expressed or implied. No refunds or discounts for this service will be given under any circumstances, including but not limited to, unused time/days.)

We only take reservations up to one year in advance. Any pricing past that point may be inaccurate.

Please note: From the week of Memorial Day through the week of Labor Day all reservations require either a Saturday arrival or departure. Weekly rates during this time are available for reservations in increments of 7 nights only.

Sleeping Configuration

Master Bedroom
1 king bed
The master bedroom has a king bed with a 4-inch mattress topper for extra comfort. Private access to the Gulf-front balcony and the master bath. Easy viewing on the wall-mounted 40" Flat-Screen TV. There's also a desk for those that can't help but do a little work while on vacation.
Guest Room
1 queen bed
The guestroom has a private entrance to the guest bath. There is a Monitor/DVD for watching TV or movies. There is also a second Monitor/DVD just for playing video games, so remember to bring your favorite video game console and any cables you might need, too!

While we welcome children, our condo is not child-proofed and may not be suitable for some children.
Parking Included
One Vehicle Allowed per Condo. Only one parking permit will be provided. All vehicles in the Ocean Breeze parking lot must have an approved parking permit visible at all times.
No Pets Allowed
No Pets. Guests are not allowed to have pets in the condo or anywhere on the property. Only registered pets of owners are allowed on the premises.
No Smoking Allowed
No Smoking. In addition to smoking not being allowed inside our condo or on the balcony, our complex is a smoke-free facility so therefore is not suitable for smokers. Smoking is prohibited in all areas of the property, including the beach. Vaping or use of e-cigs are also not allowed. Violators are subject to fines.

Balcony
We offer FREE BEACH SERVICE for TWO from March-October! There is a community pool that is seasonally heated in winter, early spring, and late fall when outside temp is continually above 60 degrees. There is also a gulf front tanning-deck.

Getting around

We are a gulf front property right on the beach! No streets to cross. Only an elevator ride and a few steps away you'll find the sugar white sand beach only found on the Emerald Coast!

My husband Rodger and I are both originally from Shreveport/Bossier City, Louisiana. We live in Carrollton, Texas, a suburb of Dallas, with our four-legged and only children, Rowdy and Phoebe. We have lived in the DFW area since we married in 1989. That same year we both began what would become our lifelong careers in creative design and marketing. Our new venture of owning and managing a vacation rental began in late 2015. While it’s supposed to be a business, it’s easy to forget that it’s work when we both enjoy it so much!

We have keyless entry and as soon as the condo has been cleaned and is ready for your arrival you will be notified by text with instructions on how to obtain your personal door code. Your code will be good for your entire trip and will deactivate at 10:15 on the morning of your departure day.

Minimum age limit for renters: 25
The responsible member of the rental party will be the person named in the rental agreement and must be 25-years-old or older and present during the entire stay. (ID may be required.)
House Rules
IS OUR CONDO A GOOD FIT FOR YOU? PLEASE READ! Please understand that the following policies were put in place not only for ours but also for the best interest of our guests and neighbors. Please read carefully before requesting a reservation. IMPORTANT: If you decide to book, there will be a complete list of rules and policies that you will be asked to agree to by accepting the rental agreement. However, the following rules are the ones that will best determine if our condo is a good fit for you and your rental party, as violations may result in forfeit of deposit, fines and/or eviction. No Smoking. In addition to smoking being prohibited in our condo and on our balcony, Ocean Breeze is now a totally non-smoking facility, so there is no smoking allowed anywhere on the property, including the private beach! No Pets. Guests are not allowed to have pets in the condo or anywhere on the property. Only registered pets of owners are allowed on the premises. One Vehicle Allowed per Condo. Only one parking permit will be provided. All vehicles in the Ocean Breeze parking lot must have an approved parking permit visible at all times. In compliance with Escambia County Code 25-17, All Personal Items Must be Removed from Beach at Night. Any items left two hours after sundown are subject to disposal. The Responsible Member of the rental party will be the person named in the rental agreement. Name on credit card used for payments must be the same. This person must be 25-years-old or older and present during the entire stay. (ID may be required.) The Maximum Occupancy is six (6) people, including infants or children. At no time should there be more than six people in the unit. This is dictated by the local fire marshal. It is important that we are made aware of all members of your rental party prior to your arrival. We will need names and ages of each guest. Children Must be Under Adult Supervision at all times. Please Note: While children are welcome, our condo is not childproof and may not be suitable for some children. No Parties or Events allowed in condo. Prior permission needed for wedding ceremonies to be held on the private beach.

Payment Policy
We take secure payments through our website. Payments are processed by Authorize.Net.

PAYMENTS: We require a minimum 35% deposit of the total amount due at time of booking that will be deducted from the total. Sixty (60) days prior to arrival the credit card on file will be automatically charged for any remaining balance unless other payment arrangements have been made. All credit card payments are processed securely through Authorize.Net. Reservations made within 60 days of arrival will require payment in full at time of booking.

Refundable Damage Deposit
SECURITY DEPOSIT: Five days before arrival an automatic credit card hold will be placed on the credit card on file for a $300 security deposit and it is released within 3 days of departure as long as no damage or rule violations have occurred. To confirm…this is just a hold and not processed unless necessary.

Cancellation Policy
CANCELLATION POLICY: All cancellation request must be received in writing.

You will have 48 hours from the time stamp of your acceptance of the rental agreement to receive a full refund, minus any credit card fees that might have been incurred.

After 48 hours, if a cancellation request is received sixty-one (61) days or more, prior to your check-in date, your initial payment will be forfeited.

If received sixty (60) days or less, prior to your check-in date, the full amount, minus the cleaning fee (+tax) will be forfeited.

Late arrival or early departure does not warrant any refund of rent or deposit.

Cancellations submitted by email must have a confirmation of receipt reply from Homeowner to be valid. It is recommended that when mailing your cancellation request by US Mail that you do so by certified mail. The homeowner is not responsible for undelivered requests. Mailed cancellations must be signed by the responsible member of the rental party.

RE-BOOKED DATES: At the time of the original arrival date, providing that the guest has not been reimbursed by a travel insurance company, and the proper cancellation procedure was followed, once the dates are unblocked, should someone else book all or part of the cancelled dates, we will refund dollar for dollar of the nightly rates of what we receive for any new reservations to fill the cancelled dates, however, we cannot guarantee that it will re-book, or that it will re-book for the same amount that was originally paid. We will make every reasonable effort to re-book your dates, and if we do you will be the first to know. We do ask that you not contact us repeatedly to find out if we have been able to re-book your cancelled dates, and instead, you will have the option to check our online calendar as often as you’d like to see if the dates become blocked off again.

TRAVEL INSURANCE: We know when the unexpected happens that sometimes a cancellation is unavoidable. However, timing is critical when offering short-term rentals. Many reservations happen months in advance of arrival dates. Once we block the dates for a reservation from our calendar this eliminates the possibility of booking another potential guest for those dates and the closer it is to the arrival date, the less likely the chance that we will be able to re-book the dates when a reservation is cancelled. Therefore, we highly recommend that all guests purchase travel insurance…TRAVEL INSURANCE: Travel Insurance may protect you from losses in the event your trip must be cancelled for covered reasons of unforeseen circumstances, such as illness, injuries or mandatory evacuations. During check-out, which is securely processed through OwnerRez, our online booking system, guest will have the option to purchase travel insurance through Travel Guard. Perdido Dream does not collect payment for, nor are we paid a commission on, the travel insurance, therefore Perdido Dream is not responsible for, nor a party of, any portion of the travel insurance transaction. The insurance company will be able to provide you with a complete explanation of coverage. Currently, the cost is 7% of the total amount. You also have the right to purchase travel insurance through a third-party insurance company of your choosing.
