Guests will be provided the current front gate code to enter the Regal Oaks Resort Complex and personal lock code for the front door for self check in. There is a guest binder in the apartment with additional information about the property, amenities and the surrounding area - including emergency contact information.

Minimum age limit for renters: 25
All guests are required to review the Blue Ribbon Rental Agreement & fill in the Guest Registry.

The Lead Guest must be a member of the party occupying the property, must be 25 years or over, and agrees:
1) Not to sublet or share the property except with persons listed on the Booking Form.
2) To take good care of the property and leave it in a clean and tidy condition at the end of the holiday.
3) Government Issued ID (US Driver's Licence or Passport) is required.

House Rules
Although this home is situation in a Resort Community, we are surrounded by year round homeowners. We ask that you are respectful to our neighbors.
-No parties allowed, no loud noise and no extra people sleeping other than those agreed before booking.
-We have a guard 24/7 patrolling the neighborhood that will enforce the no loud noise rule.
-While we understand that accidents do happen, by choosing this property, you agree to report and pay for any damage to the property, decoration or the furniture.
-If you break something that has a pair, you agree to pay for both items.
-No commercial videos in the property under any circumstance.
-All towels, bedding protectors and bedding belongs to the property and you will be charged for any missing or stained items.
-Please do not remove any kitchen appliances or utensils
-Please avoid shoes on the second floor if possible.
-The person who booked the place is the one that has to make the check in.

Ourveillance or recording devices on property: Our home has a Nest doorbell monitoring and recording the front entrance, parking space and street activities.

Payment Policy
You have 48 hours after booking to change your mind. Just send us a note in that time period and we will refund your deposit in full.
Refundable Damage Deposit
Your security deposit will be released within 14 days of the last day of occupancy.
Cancellation Policy
If you are compelled to cancel your reservation, we ask that you confirm your cancellation to us in writing. In this event cancellation fees are as follows:
• prior to 8 weeks = $250
• Less than 8 weeks = 100% of total booking.
