Observe parking rules: The tandem parking right beside the house is strictly for a maximum of two cars (one car during winter/snow season). Additional paid parking is available at the end of Central Ave. near Blue Ocean Music Hall (0.3 miles from here). If you get towed, it will be at your own expense. Winter snow storm parking: We do not provide onsite parking during snow storms as plow trucks need to plow the parking space. Guest must move the car(s) and park elsewhere throughout the snow storm. Guest is responsible for finding his/her own street parking or paid parking. Guest is fully responsible for managing snow challenges including shoveling. Shovels are available on the premises. Please do not book if you need guaranteed onsite parking. No refunds will be provided as this would constitute violation of our parking house rules.

The house is meant for your comfort and family/personal enjoyment and is not marketed as an event space. Violation of any house rules will lead to cancellation of your reservation and no refunds will be granted.

As such, please note the following house rules -

No smoking/vaping anywhere in the premises (not inside, not outside in the porch or the driveway).

No illegal drugs anywhere on premises.

No parties!

No Pets - This property does not accept any pets (including emotional support animals). Please do not try to sneak them in.

Observe quiet hours (10pm-7am) : We monitor noise loudness. We also monitor chaotic activities such as thumping, jumping, screaming, throwing items, disruptive adults, disruptive children, kids or adults running around in the house etc. If or when our neighbor complains, you have already crossed the threshold of loud noise and disruption that our neighbors can tolerate. We will try to reach out to you ONCE only and request you quiet or settle down. If you do not respond or communicate or quiet or settle down, you will have violated our house rules. Please do not lease this place for loud noise habitation or loud parties or being disruptive by your adults or children. No large portable speaker or amplifiers permitted. We want only respectable guests.

Observe parking rules: Park up to 2 cars tandem along the left side of the house. Additional paid parking is available at the end of Central Ave. near Seaglass Restaurant (0.3 miles from here).

Observe maximum occupancy: Please be sure that the exact number of people you intend to sleep at the home is the exact number of people you book. We are reasonable and happy to consider practical requests for occupation, not exceeding the sleeping capacity and we encourage you to communicate.

No balloons or signs permitted at the home.
No yoga instructor or massage therapist appointments at the house.
No photo shoots, social media photo shoots, or movie/film production.
No moving the furniture.
No beer pong or any juvenile games. No karaoke machines. No loud speakers.
No fireworks, drones or anything that can we launched into the sky.
Additionally, we do not accept deliveries before your check-in or after your check-out day. Deliveries will be rejected or disposed.

Payment Policy

All payments are subjected to the cancellation policies (see cancellation policy section).

Modes of payments: ccard, check, paypal, venmo (but not cash)
1. We accept credit cards : Credit Card payments must be processed directly on Houfy, during your booking. If your check in is less than 30 days, we only accept credit cards (no checks).

2. We also accept checks: Checks have to mailed to us. Please contact us for mailing address and to whom make the check payable. You can only pay by check if your check in beyond 30 days

3. You can also pay partially with ccard (smaller portion as a deposit to lock in your booking) and partially with checks (bigger/balance portion).

4. You can also pay through Paypal, Venmo etc. Please contact us for this mode.

Please pay in full during your booking.

We also charge a refundable damage deposit of $500 to be paid, 7 days before your check-in.
We will place an automatic hold on your credit card 7 days prior to arrival and release hold within 7 days after departure, if no charges withheld (**see below). You must approve this security hold on your credit card within 24 hrs of booking confirmation or reservation will be cancelled.

Refundable Damage Deposit

Damage deposit is fully REFUNDABLE within 7 days after departure, provided no damages (**see below). If there are damages, inspection performed will be shared with you before deducting costs from damage deposit.

** Deductions can be made from this deposit, due to damages to the property or furnishings, any mess or odors requiring cleaning above and beyond the fee already paid to the cleaning company, any charges billed to the owner by municipality due to the actions of you or your guests, and/or any evidence of rule violations by you or your guests (occupancy limits, age, animals, smoking, parties, events, quiet hours, good neighbor policy). Any damages exceeding the security deposit will be paid by you and any litigation, if necessary, will be handled in Essex County, where the property is located.

Cancellation Policy

Guest can cancel anytime 60days before the arrival date. No questions asked.
There is no cancellation (and no refunds) after that, unless there is a mandatory evacuation in our area.

In case of a refund, here is how it works -
Total refund = 97% of total booking payment (when paid by ccard) or 100% (when paid by check/bank transfer). For ccard, 3% is not refunded to the guest by the ccard processor. It is their transaction fees.

Supplies: The home is maintained very well, and we do our best to be sure all necessities are stored in the home. However, if we are missing some items, please let us know and we will do our best efforts to replenish these items. If we are out of paper towels, toilet products, shampoos or anything else you may consider a necessity, we are not liable for your inconvenience and we will not grant any cancellations or discounts as a result of this inconvenience.

External Ring doorbell camera: The property has a security camera capable of recording or sending video, audio, or still images. This camera is located outside the unit (as shown in one of the photos) facing away from the house and is clearly visible when you approach the entry door from outside. This camera is always turned on. Tampering with security camera is a violation of house rules, leading to your reservation being cancelled and no refunds being granted. This camera monitors the pathway for your safety and ensures correct occupancy.

Cleaning fees: The cleaning fee you pay is for normal and reasonable use case. In order to avoid any cleaning discrepancies during your arrival or provide proof of extra cleaning services needed after your departure, we take detailed time stamped pictures of the place immediately before your arrival as well as immediately upon your departure. If property is found to be trashed such as food left in freezer or refrigerator, oven with burnt grease or spills, piled dishes in kitchen or sink, food packages scattered all around, beverage bottles in various corner of the house, sand everywhere in the house, couches, chairs, beds, evidence of smoking or vaping...you get the picture - you will be subjected to an additional cleaning fees due to the extra cleanup needed. This can get expensive so please try to be respectful of the property and leave us the property as you found it, except for normal use. This way we keep cleaning cost low.
