Loss of connectivity or theft of devices will result in fines and potential termination of agreement. Location: Cabin is located in a mountainous region. The driveway is steep. Trust your vehicle and drive up. No refunds available due to driveway concerns. Listing and communications make this known multiple times. TV / Internet: Cabin comes equipped with multiple TV's with Roku Sticks. Wi-Fi & Internet Provided, no TV Service provided. Tampering with electronic devices is not permitted. Wi-Fi Router and Modem must remain on and connected at all times. Tampering, loss, or theft of items will result in fines greater than cost of replacement. Guest may be subject to immediate cancellation without refund. Guest may connect their own streaming device to TVs, do not remove Owner’s Roku Devices. Booking Age: Booking guests must occupy the property for the duration of the reserved dates. You must be 25 years of age to book this cabin. NO Parties: Violations will result in a minimum $400 cleaning fee, damage claims filed if any, plus immediate cancellation of your reservation. NO Smoking: No Smoking of any kind allowed inside the cabin. Smoking outside is permissible. Metal cans are provided to discard cigarette butts. Do not litter. NO Pets: For the health and safety of all of our guests we can not permit pets in our cabin. Maximum Occupancy: At all times, the maximum occupancy is 10 people unless expressly permitted. This includes Children & Infants. Any undeclared guests will be a $75 fine per night, per additional guest. Check-In/Check-out Times: You will receive a door code prior to arrival via messaging system. CHECK-IN TIME is after 4:00pm EST. CHECK-OUT TIME is before 10:00am EST. These times are strictly enforced so the house cleaning crew can properly sanitize and prepare the Cabin for the next guests. Damage: Upon arrival, do a quick walk through and report any damage immediately. The guest will be responsible for any and all damage or theft of property. The booking guest is considered the responsible party. Refund Policy: We have a strict no-refund policy. In the event of a removal or forced cancellation there will be no refunds. Furnishings & Amenities: Do not move or rearrange any furnishing or amenities. Any damage or theft will incur fines after assessment. Owner cannot guarantee functionality of any amenity or furnishing. This is a private residence. If you encounter an issue please communicate with the Host as quickly as possible. Owner will make every reasonable effort to make repairs & accommodations in an efficient manner. In the unlikely event of amenities or furnishing being unavailable, no refunds will be available. Guests’ permission will be required before any work is ordered. Acts of God: Owner shall not be liable for events beyond their control which may interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war or inclement weather (including power outages). NO REDUCTION OR REFUND will be offered in these circumstances. Lockboxes: Under normal circumstances Guest will not have to encounter a lockbox. If a lockbox code is given, don't lose any keys. Lost keys will result in a fee. Risk: This property is privately owned and operated. Owners are not liable or responsible for any illness, accidents, or injuries that occur while on the property. Owners are not responsible for any loss or damage to your personal belongings. By accepting the reservation, all guests are expressly assuming all risks. Starter Supplies Provided: Paper towels, Trash Bags, Dish Soap, Hand Soap, Toilet Paper, Laundry Detergent, Shampoo, Coffee (and Decaf), Salt, Pepper, Tea, Popcorn. These items are not replenished during the length of the stay and you may need additional supplies. Starter Supplies is aimed to support a normal 3-4 day stay. Linens: Starter supply of linens are provided such as hand & body towels. If damage occurs please just let the Hosts know. Please feel free to use the on-site washer & dryer. Daily housekeeping is unavailable! Hot Tub: Outside hot tub is drained, cleaned, and refilled prior to each guest arrival. Keep the Hot Tube temp between 100 and 104 degrees. DO NOT STEP ON COVER - It is expensive. Loss or damage will result in a $600 fine. Fireplaces: Cabin's Fireplace is seasonal and is non-operational from May 1st through October 1st. Do not burn anything in the fireplaces. This is a WOOD BURNING FIREPLACE. For your safety, please, DO NOT clean the fireplace. If you are uncomfortable with wood burning fireplaces - simply don't use it please. We do not provide any wood, but many stores near us provide bundles of wood. Wildlife/Pest/Insect Control: This Cabin is located in the woods. Owner has the Cabin professionally cleaned and treated to give Guests the best experience but we can not guarantee you won't run into any critters. No refunds of any kind will be given for issues with wildlife/pest/insects. However, it is encouraged to let the Hosts know so attempts can be made for the future. Wildlife Part 2: This property is in the woods! Expect to see wildlife of all shapes and sizes. Please, no self-ies with bears. No refunds for majestic sightings. Septic: The cabin is on a septic system. This means what you put in the toilet goes back to the ground, not a city processing plan. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1,000. Quiet time: Avoid excessive noise at late evening hours. Please be considerate of others, they are on vacation too. Garbage: Cabin is surrounded by wildlife. Store garbage in trash cans outside. Racoons and Bears frequent the area. Make sure trash is secure! Lost & Found: Owner is not responsible for any personal property from the Guest left behind or lost. Housekeepers will do their best to keep an eye out but there will be no refunds or assistance guaranteed to the Guest. Violation of Agreement: If any violation occurs, the Owner or representatives of the Owner may enter the premises and/or immediately terminate this Agreement.
