GUEST INFORMATION We would like to thank-you for selecting our home for your visit to The County. Please sign our guestbook located in the main room; we would love to hear about your stay and where you are from! Below is some helpful information for staying in the house. Like any respectable host we strive to earn your FIVE STAR review rating on the Airbnb platform. Please let us know if you have any questions or if we can help in anyway: HOUSEHOLD RULES: 1) Our accommodation permits a maximum occupancy of 7 Adults (not including children), therefore, groups who violate our maximum occupancy will be evicted immediately without refund and forfeiture of Security Deposit. 2) Please take care of our white linens. Any stains or damages to linens will be deducted from Security Deposit. 3) Please do not park or drive on the grass for any reason beside the left side of the house. Our underground sewage septic system can be severely damaged by the weight of a vehicle. 4) This is a non-smoking home. You can smoke on the deck or in the yard. Please dispose of butts in the cans provided. Smoking in our home will result in the forfeiture of Security Deposit. 5) Children must be supervised at all times. You will be responsible for any damages/stains to our home caused by your children. Please be careful on the deck, the road & the fire pit. 6) Upon departure from our home, it should look the same way you found it upon arrival. Please do not redecorate or rearrange our furniture – we like it just the way it is! 7) Please do not wear shoes inside our home and please leave the sand at the beach! Shake off your clothing and towels before entering our home. Our cleaners appreciate this! 8) When leaving our home please ensure windows and doors are all closed! 9) If you break or damage something, please let us know right away so we can arrange for replacement. We understand accidents can happen. 10) Out of respect and consideration to our other Guests, any pet other than dogs are not permitted in our home. Violations will result in forfeiture of Security Deposit. 11) After 10:00pm, please keep noise to a minimum especially when outdoors and at the fire pit. Our neighbours will call us if noise is excessive which will result in forfeiture of Security Deposit and/or being asked to leave the property if excessive. 12) Please ensure that pit-fires are never left unattended. Failure to do so will result in the forfeiture of Security Deposit. Guests must supply their own firewood. 13) Our home is not a setting for wild parties. Complaints will result in eviction without refund and forfeiture of Security Deposit. 14) Prior to departure, please complete the check-out checklist. A few simple tasks will help everyone tremendously! 15) Please no candles in our home except during power outages. Fireworks are strictly prohibited on our property. 16) Only Guests noted in the original booking are permitted to stay overnight. Should additional guests need to stay, let us know. CHECK-OUT CHECKLIST: OUR CLEANERS ARRIVE PROMPTLY AT THE CHECK OUT TIME TO GET OUR HOME READY FOR THE NEXT GUEST. LATE CHECK OUTS AND FAILURE TO COMPLETE THESE ITEMS WILL RESULT IN ADDITIONAL CHARGES. 1) Please pick up after your pets before departure. 2) Place all soiled towels in bathtub 3) Ensure household items (games, pillows, blanket etc) are put back 4) Ensure all furniture has been put back to original location 5) Ensure all dishes are cleaned and put away, dish towels in hamper / dishwasher turned on 6) Ensure fridge/freezer is cleaned out of food items 7) Ensure all lights are turned off and heat/AC turned off/down 8) Ensure all windows and doors are closed and locked 9) Ensure BBQ is cleaned, covered up and propane tank is turned off 10) Ensure all patio furniture is returned near fire pit area 11) Ensure no garbage/debris left in the grass, driveway or by fire pit 12) Check closets to ensure nothing has been left behind 13) Wash, dry & return beach towels used to basket in laundry room 14) DO NOT Sign out of TV/Netflix Accounts SECURITY/DAMAGE DEPOSIT: A Security/Damage deposit is required for each reservation through any of our reservation partners. The Security/Damage Deposit is fully refunded within five (5) days of departure provided the following is met: 1) All items on the check-out checklist are completed and all household rules followed. 2) No damages or stains to the structure or contents of the house. 3) Cigarette butts are not discarded inappropriately throughout the property. 4) All dishes used are cleaned and put back to their original location. 5) Bed and Bath linens are not missing/damaged/stained. 6) The Guest(s) have not been evicted by the owner or local law enforcement or received a noise complaint. 7) All furniture and household items are returned to the original locations. 8) The house is left in a generally clean and orderly fashion and no excessive or extreme cleaning is required. TERMS & CONDITIONS: The house and property are privately owned and therefore the owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premise. BBQ and Fire Pit will be used only at the Guests own risk. No refunds will be given for storms or inclement weather. Our property is well maintained in the winter and summer months and therefore do not give refunds due to road or weather conditions. Cancellation policy: Follow current Airbnb Moderate Cancellation Policy. Full refund for cancellations made within 48 hours of time of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in. (Subject to change per season.) Please note that full rental payment will act as your acknowledgement and understanding of the above terms and conditions. Entertainment: You can enjoy watching shows and movies through Netflix or Prime TV, Disney +, please note there is no cable. To use: 1. Turn on the TV using the Samsung black remote. 2. Select the Netflix icon and enjoy streaming. You can also enjoy books and board games provided. Additional books, games and toys are located either in the main room or bedroom closet. Security: Hemlock Hideaway has a NEST camera located above the front entrance of the house. This will help us monitor lawn maintenance, snow removal, late check-in / check out and property maintenance. We reserve the right to monitor our property via exterior security cameras. Fire Pit: The fire pit is to be used at your own risk and when burning must never be left unattended. There may be some wood provided but please replace what is used.
