Policies and Rules
Check In: 4PM - 10PM
Check-in can be done without Host present. Multiple digital and manual ways are available to the Guests. However a State, Federal or Passport as ID must be presented for all Guests over the age of 16 BEFORE check-in.

Minimum age limit for renters: 18
Must have valid Drivers license or state ID, and provide it prior to stay

HOST RULES SUMMARY
Rules are based on experiences as high-travel Guest and now Host.
Prior to arrival Guest must respond to Host booking questions prior to check-in. Failure to reply and provide required information could lead to cancellation without refund of first night.
House & Community Quiet hours 9pm-6am.
CHECK-IN & CHECK-OUT
Because initial entrance is via Host's cell phone, check-in after 9pm Eastern takes 1 day prior approval.
- Checking in earlier is possible, only with Host agreement. In rare circumstances it may include $10 fee, to be collected prior to check in. Bear in mind the Suite may not be ready from previous Guest until 4pm.
Check-out is 9am Eastern. Any other agreed upon late checkout, will be done via AirBnB message at least 1 day prior, and will incur $10/ fee, collected prior to checkout.
Guests Vs Unregistered Guests
- For safety and sanity, NO unregistered guests allowed without prior Host approval.
- Guests not in AirBnB provide Govt ID to Host prior to check-in, due to home insurance requirements.
- All Guests over 16 must provide a government ID, if not registered within AirBnB
- Failure to comply can lead Host cancellation without refund.
WELCOME Non-Human Guests (NHG)/Animals and Pets
- A min. $50 /per NHG security deposit will be added upon confirmed reservation and received by Host before Check-in. In other words 3 NHG of any kind = $150 refundable deposit.
- Home's ground floor patio makes relieving canines easy BUT Guest must pick up feces and dispose of it in community dog collection sites.
- Per city, county and state laws, all NHG must stay on leash when not in home, no exceptions.
- Guests with cats provide their own litter box and materials to keep inside the suite.
- Unattended NHGs must be kept in 6 sided "crate/cage" inside the suite.
- No NHGs will be "tied up" or left in home during stay, regardless of number of training certificates you provide, and under possible penalty of cancellation without refund.
- Any pet damage could forfeit security deposit or additional costs, if exceeds deposit.
GARAGE and Private Entrance
- Your private entrance is initially through the home's garage, via opener plus a door code via Yale Lock.
- Whole home guests enjoy private garage and secure street parking.
- Though RARE, host retains ability to access the garage, with Guest awareness, because items there might be accessed by Host.
NO SMOKING/VAPING/ECig - Host has family member asthma, and don't smoke/vape and neither do any neighbors.
- Up to a $500 fee will be charged if any sign, odor, of smoking, incense or other scented items are found in or outside Suite during stay or after checkout.
- These costs are to repair, replace or remove any sign or odor to the home or suite.
- Host will cancel stay, without refund, if repeat violations are identified during stay.
GUESTS 7 FOR FREE (see children)
- Guests agree to zero unregistered guests during their stay and only 7 adults in the whole home. There is an up-charge for a 8th adult, or equivalent.
CHILDREN
- As Father of 3 I'm very sympathetic BUT realistic about family stays. Please contact me with questions but assume 2 children under 14 (based on Georgia law) are equivalent to 1 adult.
GATE/KEY
Guests are provided one (2) gate and one (1) garage opener.
- Failure to return opener devices (or returning it broken) will incur an additional $40 fine/charge per device. Failure to return any keys will incur a $5 charge.
NO EVENTS - Privacy and Prior Approval
- Unless approved by Host, Guests will not host, conduct or allow any events, video or audio, productions, projects or events on Host property and adjacent townhome community. Failure to comply will lead to Host asking you to leave, without refund, or additional $1000 charge, if identified after checkout.
- If Host agrees to such an event or action, there will be a separate agreement and charges, based on headcount, duration and possible wear and tear in the Suite.
ALLERGIES - Your Host does NOT have food, pet or other allergies, but recognizes some Guests might.
- Guests, with allergies, or children with them, acknowledge the Host's home is NOT able to be sanitized to prevent their allergic reactions. Therefore all Guests, registered or otherwise, release Host of any liability related to any allergies.
WEAPONS AND SECURITY - Host is current Army Reserve leader, and not put off by Guests who maintain weapons or require additional alarm system access during their stay.
- Guests with weapons, as defined by Georgia and Fulton county laws, can secure them in Guest's own locked container (pre-approved by Host via AirBnB app) during their stay. Host can also provide one, for the duration of the stay, if requested or required.
Long Term Stays
- Stays over 12 consecutive nights are available for discounted rate BUT will be Strict cancellation policy only.

Strict cancellation policy terms: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 7 days away. 50% refund for cancellations made at least 2 days before check-in. No refunds for cancellations made within 2 days of check-in.
Notes
Due to public health concerns and for Guest safety, I've engaged a professional cleaner.
Past guests annoted a spotless stay, so in order to keep that in trying times, I've brought in a cleaning team with Integrity and Values that match my own. This means a higher cleaning cost per stay BUT a sense of security as a Host, and hopefully for you!
Also a min. $50 per/Non-Human Guest refundable deposit will be charged (and paid) before reservation begins.
