THE VIBE::
This rustic retreat located deep in the San Bernardino Mountains has everything you're looking for, and then some! The cabin is stylishly decorated with woodsy tribal vibes….every room is truly Instagram Worthy! A reverse two-story floor plan allows you to be surrounded by the sights + sounds of nature in the areas where you’ll spend the most time. Recent upgrades such as new plank flooring, a renovated bathroom, redwood decks, global modern decor, and concrete countertops create a contemporary feel; while details such as timber ceilings, locally crafted log wood furniture, and cozy wool blankets maintain that genuine vintage cabin charm. This dreamy cabin is truly the best of both worlds!

THE HAUS::
The cabin features 3 bedrooms + 2 bathrooms. Upstairs the large windows, sky-light, and vaulted wood beam ceilings invite nature in to create a symbiosis between the comforts of home and the great outdoors. There you’ll find the updated kitchen w/stainless steel appliances, cozy living room featuring a wood-burning stone fireplace, and dining space w/ a large reclaimed wood picnic-style table. Down the hall from the common areas is the upstairs full bathroom and Master bedroom, featuring a king size bed w/ a gel-infused memory foam mattress topper and silky soft bedding. Located downstairs are the two cozy guest bedrooms both featuring super comfy bedding and adorned in rustic ethnic décor, as well as the newly renovated guest bathroom w/full size washer + dryer.  Linens, towels, shampoo, conditioner, body wash, and hair dryers are all provided for your convenience. Board games, puzzles, books, and 3 TVs (including 2 Ultra High Def 4K TVs) w/Hulu, YouTube TV, and Netflix streaming services will satisfy all your entertainment needs!

THE SPOT::
The Mystic Mountain Haus is situated on one of the best streets in Big Bear Lake, on a unique forest-like property with trees surrounding the cabin. Out back you’ll be greeted by our beautiful redwood deck which houses a cozy lounge spot and dining area w/solid wood table + chairs (available during the warmer months). Once the sun has set, finish off the evening with a soak in the hot-tub while enjoying the bright stars of the mountain sky.

Our local property supervisor (Miguel with CA Mountain Rental) will check you in at his office (located at 41036 Big Bear Lake Blvd, Big Bear Lake, CA 92315); at that time he will check your Government ID, so please don't forget it!

House Rules
We are excited to host you and your family & friends, and welcome you with “open arms”! To ensure we all have a positive experience during your stay in our home, we kindly ask that you read the below rules in FULL and, in general, simply treat our home with love and respect. Thank you!

SECTION I: TERMS AND CONDITIONS
1. The Primary Guest booking through the booking platform website agrees to be the responsible party, and hereunto shall be referred to as “Guest” and/or “you”. We, the owners, (“Kate & Gabe”) shall hereunto be referred to as “host”, ”owner”, ”us”, and/or “we”.

3. Primary booking guest must be 25 years or older.

4. No unregistered guests permitted in the cabin or on the property at any time.

5. Third party bookings or "subletting" of the cabin is not permitted.

6. Acts of Nature: The Mystic Mountain Haus is located in the mountains at over 6800 feet elevation and is subject to weather/natural events that may effect road conditions and accessibility; these events are beyond our control. We provide for the driveway/exterior stairs to be cleared of excessive snow once a storm clears (and as soon as snow plow teams are able to arrive). Mountain roads can be curvy and steep. You are required by law to carry tire chains in your vehicle during the winter months. We recommend buying them before coming (as it’s much cheaper outside of Big Bear). Big Bear Valley is also subject to temporary power outages due to weather/natural events. Guest understands and accepts these risks as part of visiting the Mystic Moon Haus. Your booking constituents agreement that no refunds will be given due to the weather or acts of nature that result in road closures and/or power outages and/or the requirement of chains. These variables are a known possibility when booking a home in high elevation mountain communities. Guest also agrees to purchase their own trip/travel insurance to cover losses you may incur should you need cancel due to the above (or other personal) reasons.

7. It is very common for the City of Big Bear Lake to experience power outages. Typically, these last a few minutes, however can on occasion last hours. These outages are entirely out of our control and are simply part of life in the San Bernardino Mountains. Guest acknowledges that we do not provide discounts or refunds should these outages occur during your stay.

8. Your booking request constitutes complete acknowledgement and acceptance of the Mystic Mountain Haus listing description and all rules stated in this agreement.

9. Owner and/or agent acting on owner's behalf may enter the home if deemed necessary by owner or agent, with prior notice to the guest.

10. Snow removal from lower level/flat parking spots is arranged by owner when snow levels reach 4 inches or higher. We do NOT have the sloped driveway plowed. However, local snow removal companies cannot guarantee a specific time the property will be serviced. Therefore, guests may have to shovel a spot in order to park if they arrive prior to professional removal or if it snows during their stay.

11. Outdoor patio furniture is available during late-Spring, Summer, and early-Fall only; please note, availability is weather dependent.

12. Given the location of the premises, there are wildlife and insects in and/or around the property. This includes but is not limited to bears, snakes (both poisonous and nonpoisonous), skunks, chipmunks, hawks, squirrels, spiders, ants, etc. Vacation Guests agree to exercise caution with respect to wildlife while on the property grounds. Vacation Guests agree to not engage with and/or feed wild animals, nor stick their hands or feet on, between, or under the rocks and/or rock walls on the property. Host does not provide refunds for any reason pertaining to the presence of wildlife. Host is not responsible for death or injury to Vacation Guests or visiting guests resulting from encounters with wildlife animals, insects, reptiles, or the like.

13. Security Deposit of rentals 1-13 days in duration will be $500. Security Deposit of rentals 14+ days in duration will be $1000.

14. On very rare occasions, we may need to cancel your reservation. Vacation Guests understand and agree that Host reserves the right to cancel this reservation for any reason at any time. Should Host choose to cancel this reservation, a full refund of all fees paid by Vacation Guests will be provided to Vacation Guests within 24 hours of Host’s cancelation (Host is not responsible for financial institution transfer times and/or delays).

15. Guest assumes all risk and liability by entering the dwelling and property grounds and by booking Guest agrees to the release of liability waiver outlined directly below.

RELEASE OF LIABILITY WAIVER FORM/STATEMENT: Vacation Guests hereby expressly, knowingly and freely assume all risk of liability of any kind, for any injury of persons or damage to property of guest or any other person, from any cause whatsoever, foreseeable, or unforeseeable, resulting from the use, occupancy, or enjoyment of Vacation Home by Vacation Guests, their invitees, dependents, charges, or any person residing with Vacation Guest(s), or persons acting on their behalf, and Vacation Guests hereby release and discharge Host from all liability, claims, demands, losses, or damages caused or alleged to be caused in whole or in part by the negligence of Host or otherwise.

SECTION II: HOUSE RULES
1. NO PARTIES. Parties of any kind (weddings, corporate events, bachelor/ bachelorette parties, house parties, etc.) are strictly prohibited.

2. NO SMOKING in the home, on the decks, or anywhere on the property grounds.

3. NO ANIMALS.

4. NO STRONG ODORS. Vacation Guests agree to not participate in any activities or acts that result in the presence of strong, lasting odors in the home that may permeate the walls/paint, rugs, furnishings, bedding, etc, whether such odors are the result of cooking, smoking, use of heavy perfume, or any other activity. If Host/Owner and/or cleaning staff find unpleasant and/or strong odors in the home upon Vacation Guests’ departure, any steps necessary to make the property whole, to the prior clean, pleasant, and/or sanitary state may be taken at Vacation Guests’ expense; these steps may include but are not limited to repainting the interior walls, replacing furniture, bedding, rugs and the like, deep cleaning, etc., and will be determined by, and done so at, the Host’s reasonable discretion. Should such measures exceed the Security Deposit, Vacation Guests agree to compensate Host for such measures to make the property whole again and return it to its prior clean, pleasant, and/or sanitary state.

6. We're a shoe-free home; let you pups breathe while in the house!

7. Check-in is 4:00PM, checkout is 11:00AM. For early check-in/late-check-out, just ask us!

9. Guest agrees to notify us of any/all damages and concerns/complaints immediately regarding the property grounds, the home, and it’s contents so that we have an opportunity to address these concerns during your stay.

10. NO candles.

11. Fires are permitted in the fireplace ONLY. Outdoor fire-pit fires or fires on the decks are STRICTLY FORBIDDEN.

12. Please no glitter, as it's impossible to remove.

13. EXTERIOR CAMERAS: Please note that for Vacation Guests’ safety and the safety of Vacation Home, four (4) exterior cameras are installed and monitor the exterior of the property (including the driveway, front door, back yard, hot tub, and back deck). Vacation Guests’ signatures on this contract constitute their understanding and acceptance of all video/audio recordings outlined above. Any attempt to turn off, disable, move, re-direct, and/or cover the cameras is prohibited and will result in the cancelation of Vacation Guests’ reservation without a refund. Host agrees to not monitor the surveillance cameras during Vacation Guests’ stay. However, should changed circumstances arise that give cause for reasonable concerns that Vacation Guests are violating material terms of this Agreement, then Host reserves the right to reactivate the surveillance cameras.

14. “Treehaus” Rules (referring to the play structure in the backyard):
1) No children over 10 years of age or 70 pounds are permitted on the
wooden portions of the playscape.
2) USE OF THE SLIDE IS LIMITED TO CHILDREN 5 YEARS OLD OR m
YOUNGER. Only one child is permitted on the slide at a time.
3) Maximum number of children permitted on the structure at a given
time is three.
4) No jumping while on the structure.
5) Adult guests agree to provide close supervision of all minors playing
on the play structure. 1:1 adult-to-child supervision is required at all
times. Adult guests must be within a LITERAL arm's reach of all
children on the structure AT ALL TIMES, so that physical support can
be provided if necessary.
6) Owners are not responsible for any injury or death resulting from use
of the play structure. Use of the structure is at guests’ own risk.

15. Guest agrees to reimburse us for repair/replacement costs of any damages sustained to the property, cabin, and it’s contents by themselves, their guests, and/or animals present during the stay (including those damages in excess of the security deposit).

16. Guest agrees to read all rules at the time of booking to ensure that our home is a good fit for you. Your booking request constitutes full understanding and acceptance/agreement with the above stated “house rules”/rental agreement.

SECTION III: HOT TUB RULES
1. Never leave the hot tub cover off while not in use.
2. Guests agree to shower before using the hot tub.
3. Maximum number of occupants is 6.
4. No jumping or diving in the hot tub.
5. No glass near or in the hot tub (Host provides plastic cups for this reason). 6. Vacation Guests shall not be under the influence of alcohol, narcotics, or other mind-altering substances while using the hot tub.
7. No children under 5 years of age in the hot tub, even within the presence of an adult.
8. Pregnant women and/or persons with health conditions must consult with a physician before use.
9. REPLACE COVER AND LOCK AFTER EACH USE.
10. Set temperature back to 80 degrees when finished.
11. Any act that results in the necessity to “drain, clean, and refill” the hot-tub (as determined by Host’s hot tub maintenance professional) will result in an $80.00 fee.

SECTION IV: CITY OF BIG BEAR LAKE LAWS/ORDINANCES
1. Maximum occupancy is 6 (this includes guests of all ages). Bringing more than the maximum number of guests may result in the immediate cancelation of your reservation, and removal from the cabin, without a refund.

2. Maximum vehicles permitted is 3. Parking permits must be displayed and will be provided by the host.

3. On street parking in the city of Big Bear Lake is not permitted.

4. The city of Big Bear Lake does not provide curbside trash removal. Please remove all trash at check-out and take it to Big Bear Disposal, 41974 Garstin Road, Big Bear Lake. There will be a $25 fee per bag for all trash left behind.

5. Quiet hours are from 10:00pm- 8:00am.

6. Transient rental homes in the City of Big Bear Lake are for residential use only.

7. The Mystic Mountain Haus is a registered private home rental, inspected annually, and operated under a business license issued by the City of Big Bear Lake. Charges for short-term vacation guests (under 30 days) will include: Nightly rate, cleaning fee, any platform service fees (if applicable) and city-required 8% TOT tax and 3% TBID tax.

Payment Policy
We accept checks 14 days prior to arrival. We also accept Venmo.
Cancellation Policy
Non-Holiday Dates: Reservations canceled more than 14 days prior to arrival will receive a full refund. Reservations canceled 7-14 days prior to arrival date will receive a 50% refund. Reservations canceled less than 7 days prior to arrival are non-refundable.

Holiday Dates: Reservations that include any dates within a holiday period (as defined below) that are canceled 30 days or more prior to arrival date will receive a full refund. Holiday reservations canceled less than 30 days prior to date of arrival are non-refundable.

Long-Term Stays: For reservations of 14 days or more; reservations are fully refundable for 72 hours (3 days) after the booking is confirmed, as long as the cancellation occurs at least 30 days before check-in (3:00 PM PDT). More than 72 hours after booking, guests can cancel before check-in and get a refund, minus the first 30 days of the reservation; in this case, if the reservation is less than 30 days in duration, no portion of the reservation will be refunded.

Exceptions: In the event of a late cancellation, if Host books another guest for the same dates, Host will provide a refund less any shortfall in rental fees from the replacement reservation(s) and any other reasonable expenses incurred. A $50.00 cancelation fee will also apply to these instances.

Holiday dates for the 2020-21 season are as follows:
Jan 16-21, Feb 13-18, May 22-27, Jun 30-July 7th, Sept 4-7, Oct 9-13, Nov 25-Dec 1, Dec 20-Jan 4 (2021).

Host Cancelation: There are very rare instances where we may need to cancel a reservation. Vacation Guest understands and agrees that Host reserves the right to cancel this reservation for any reason at any time. Should Host choose/have to cancel this reservation (due to fault of host), a full refund of all fees paid by Vacation Guests will be provided to Vacation Guests within 24 hours of Host’s cancelation (Host is not responsible for financial institution transfer times and/or delays).
