LARGE & DRAMATIC custom designed and professionally decorated Tri-level coastal contemporary home with open floor plan. Once inside, you will be captivated by the dramatic open spaces, soaring cathedral ceilings, and South facing floor to ceiling walls of glass.

This extraordinary home is located in a high-end neighborhood within walking distance to South Beach. It is located on a beautifully landscaped property with a large backyard and 18x40 heated saltwater pool with a bluestone surround, lounge chairs and fire pit.

With three levels, multiple gathering spaces, four bedrooms and four and half baths, it is perfect for accommodating two families. Of the four bedrooms, three are master suites with private bathrooms and the fourth has its own bathroom (just not ensuite bathroom). Each bathroom is supplied with a hair dryer. One bedroom has a Queen sizebed (King size bed for 2019). Two bedrooms have Queen size beds. The fourth bedroom (480 sf suite) has a Queen size bed and a daybed which opens to 2 full size twin beds and there is also a crib. This home is equipped with Charisma sheet sets. In addition, there will be blankets and coverlets. The beds will be made and ready for you upon arrival. All of the bedrooms have large Flat Screen TVs.

There are multiple large wrap-around decks on all levels, offering great outdoor space. A 32’ high very large great room with vaulted ceilings and large screen TV is surrounded by expansive walls of glass and open to the dining area lending itself to superb entertaining. A beautiful marble fireplace with large screen TV creates a focal point from both the living room and dining room.

A fabulous gourmet designed kitchen with quartz counter tops is fully equipped with top of the line stainless steel appliances and all the necessary kitchen essentials to create a great meal. The kitchen features a breakfast bar with stools and is open to the dining area which seats 10 plus a High chair. The dining room has a wall of sliding glass doors out to a huge wrap around deck and a new Weber grill. This deck overlooks the outdoor entertaining area with a new custom-built pool, patio and fire pit.

There is also an additional first floor family room with a large flat screen TV and wall of glass that leads to another private deck. This first-floor deck opens directly to the new saltwater heated pool. Towels and beach towels are provided as well as beach toys.

A garage is available for bikes, strollers, fishing equipment, golf clubs and any other items you want to keep safely indoors. A large circular driveway with beautiful gardens complete this exceptional property.

This large and luxurious home will fulfill every item on your-must have list for a great Vineyard vacation. It is only a 5-minute drive to downtown Edgartown, as well as within walking distance to South Beach along a bike path. We fell in love with the island on our first visit to Marthas Vineyard. After a few more visits, we decided we wanted our own home built to our specifications. I worked as a manger in a hotel, we both owned a services business and also owned another real estate property. We felt we knew what guests would expect and deserve.
The home was built to meet the needs of more than one family with all the amenities we would want for our own family. We are very proud of our consistent focus on service, maintenance, and continuous improvement of our property. We spent a significant amount of time interviewing caretakers and cleaning staff to ensure the house will be kept in perfect and pristine condition.

Why We Chose Katama

After renting in Katama for many years we chose this area for several reasons. First and foremost, we appreciated the proximity to beautiful South Beach along a walk/ bike path. Also, it is a 5-minute drive to the town of Edgartown with beautiful shops and gourmet restaurants. Katama is a quiet neighborhood that offered a beautiful property large enough to build a South facing home and large enough to accommodate a group of 10. In addition, this private property offered the opportunity to construct an in-ground pool and fire pit that fits perfectly into the landscape as well as expansive lawns for outdoor activities. Of course, the beautiful sunsets and starlet skies can’t be beat!!!

What makes this House unique
Great location – spend part of the day at the beach – return home – enjoy swimming in your private salt water pool – have dinner on the patio and after dark cook smores on the fire pit. This extraordinary home features large and open space that easily accommodates two families with its 4 bedrooms (3 are master suites) and 4.5 bathrooms.. The fabulous interior floor plan has two separate gathering areas which provide room for everyone’s interests. There is a 2nd floor large and bright Great Room with 32’ ceilings that is open to the kitchen and dining area, so whether you’re relaxing on the sofa while taking in the beautiful sunset, preparing a meal in the kitchen, or dining at the table, you’re sure to enjoy everyone’s company. There is also a first floor family room with large flat screen TV which is great for watching a movie or taking in a ball game. The expansive lawns allow for outdoor games, while the garage can store your toys, bikes, and strollers. This home is in a perfect location – within walking distance to South Beach and a 5-minute drive to Edgartown. We are always available and reachable by phone and there is a caretaker, maintenance person, and cleaning crew on the island. Last but not least, previous guests often remark that the house is so much more beautiful in person than it appears in the photos !

Refundable Damage Deposit
There is a $500.00 weekly cleaning fee and $1500.00 security deposit or 10% for multiple weeks. Which ever is higher
Pool is heated to 82 degrees and included in the rent from June 23 thru September 1, 2019. Pool heat during the rest of June and September is an additional $350.00 per week.
Heat is metered per week September 22 through October 27, 2018.

In renting this property the TENANT has made a contractual obligation with the OWNER of the home. In the event that the TENANT must cancel, the OWNER must be notified in writing immediately at PO Box 1072, Edgartown, Ma 02569, as well as sending an email to morningside1964@gmail.com and calling telephone 201 783 5993.

Every effort to find a suitable replacement tenant to occupy the property for the TENANT’S lease term will be made. If a re-rental occurs, the funds less a handling fee of $150 will be issued by the LANDLORD. In any event the SECURITY DEPOSIT must be returned to the TENANT by the OWNER in a reasonable amount of time. The dollar amount of the rental refund will be determined by the dollar amount of the re- rental. If the re-rental is for less, the refund will be adjusted accordingly. In the event no re-rental occurs, the TENANT is responsible for fulfilling this contractual obligation, will be bound by the lease terms, and any refund will be at the OWNER’S discretion.

We recommend guest obtain a Cancellation Travel Insurance Policy through a third party. CSA Travel Protection, 800 349 8218. There are others.

Getting around

You can reach Marthas Vineyard by Ferry and airplane. The ferry accommodates cars. Passengers without car reservations can park their car in the Steamship Authority parking lot, pickup a Steamship Authority bus to the ferry. Bicycles are also allowed.
When on the island you can drive through all the towns. There are also public transportation and bicycle paths throughout the island.
