As guests, your group will have this entire cozy cabin all to yourselves. This includes comfy bedrooms, cozy living spaces tastefully decorated furnishings, and amazing outdoor amenities. There’s plenty of free parking on the property with a circle drive so bring your boat or ATV.

Fast wifi is available throughout the property, so you’ll be able to stream for fun or work.

This property is hosted by Chris and Melissa and available by phone, text or on the airbnb platform as needed.

Midnight Cowboy” is located in quiet and forested community in the heart of the Hochatown area, but close to all of the attractions the area has to offer.

The Broken Bow/Hochatown area does require the use of a vehicle. While all the roads in the area can be a bit bumpy our cabin is easily accessible & roads are flat. The cabin has a circular gravel drive for parking with plenty of space for a boat or ATV trailer.

ACCESS: Check in is at 4pm and checkout is at 10am. We are not able to accommodate early or late checkins/outs during busy times or same day checkins/outs for guests. The cabin features self-checkin using an electronic smart lock keypad. A unique door code will be provided at least 48 hours before check-in.

RULES
✔ Minimum age to book is 21
✔ No more than the max number of guests allowed at the cabin based on the reservation.
✔ Quiet hours are from 10pm to 9am in respect of other guests.
✔ Avoid the use of hair dyes, hair coloring and other products that could stain linens.
✔ No pets, fireworks or discharging of firearms allowed.
✔ If the cabin is left excessively dirty it could require an additional cleaning fee.
✔ An adult of at least 18 years old must supervise all kids around the hot tub and pool.

RECOMMENDATIONS: We encourage all guests to purchase rental insurance should something unexpected come up and impact your stay. We must follow our refund policy.

NO SMOKING: or use of fire permitted in the rental. Guest acknowledges that no “smoking” includes the use of vape pens and marijuana and “use of fire” includes lighting of candles, incense or sage. There will be a $500 charge if this rule is not followed.

SECURITY CAMERAS: Renters acknowledge and accept that the property is monitored by outdoor security cameras to protect the cabin. There is one camera in the front facing the driveway and one in the back facing the pool area.

FIREPLACES: These are turned off during the warmer months (May 1 - October 30).

PETS: Pets are not allowed. Some guests have medical or allergy reasons for staying at places that dont allow pets, and some people simply prefer it. We have to maintain that consistency for our guests. We cant be partly pet friendly and partly not. While we wish we could accommodate this, it is just a policy we cant bend on.

NOTICE: All guests at the cabin agree to hold the property owner and all contractors harmless from any and all claims, liabilities, damages, or expenses arising from or related to the use of the cabin. This includes, but is not limited to, any injuries, accidents, or losses that may occur on the property. Renters acknowledge that they are responsible for their own safety and the safety of their guests while on the premises. The property owner and contractors shall not be held liable for any incidents or damages resulting from the use of the cabin, its amenities, or the surrounding area.

WILDLIFE & NATURE: We have a regular pest control service that maintains the grounds. However, as we are located in a rural area, potential guests should be aware that local flora and fauna, including snakes, lizards, deer, dogs, bears, raccoons, spiders, ladybugs, wasps, bees, rabbits, excessive pollen, poison ivy/oak, chiggers, beetles, field mice, ants, cockroaches, squirrels, opossums, flies, walking sticks, coyotes, moths, and butterflies, may be present. Despite our strict pest control and cleaning regimen, some native wildlife may still make their presence known. Because the cabin is in the forested, we cannot guarantee you wont see some of these. We appreciate your understanding!
