Welcome to Maison Rougaroux, your own special retreat in the heart of New Orleans. We invite you to bask in the magic of the Crescent City where you will be surrounded by that quintessential New Orleans architecture and charm. Where favorite bars and restaurants are woven into the fabric of the street scenes all around our house.

Come have an exceptional New Orleans experience in our one-of-a-kind designed house that embodies the historic and the modern, so you and yours get the real NOLA flavor. Here you have more modern amenities than you would get at most hotels. This camelback style house is an ode to the historic architecture of the city, and takes every opportunity to charm you, from the plantation shutters in the master bath, to your very own flickering gas lamps hanging in front porch poised to welcome you back after an evening of revelry.

Whether you want to stay for the weekend or an entire season, you’ll find no shortage of amenities in this home. Each bedroom is oversized and much larger than you will typically find with other homes or hotels in the city and two of the rooms have full size walk-in closets. Our fully equipped kitchen allows for a magnificent evening of feasting at home, where you can dine inside or out on the back gallery (porch) sipping a cocktail of your choice while being enveloped in that sweet southern air. Then go enjoy a full soak in the freestanding tub, cuddle up on the couch and take in your favorite show, or explore the New Orleans nightlife. If you want a jaunt on famous Bourbon Street, have an intimate dinner, seek out one of many master mixologists throughout the city, listen to some legendary jazz, or go find a Second Line to be part of the festivities, its only minutes away.

Our home is located in the heart of the Bywater and only an 8-minute ride to either the French Quarter’s French Market or to Frenchman St. in the Marigny. The heart of Bourbon St. is only 12 minutes away. There is also a world of great stuff right outside our front door here in the Bywater where you can be walking into favorite local spots like Paloma Cafe (great cocktails and food), Bywater Bakery (Best King Cake in NOLA), Bud Rip’s (great bar with live music), Markey’s Bar (great dive bar), Pizza Delicious (yummy), Elizabeth’s (Good ‘ole Southern Cookin’), The Joint (incredible BBQ – ribs go fast!), Jack Dempsey’s (NOLA staple), The Country Club (best brunch and pool in town), Nina Compton’s Bywater American Bistro helmed by chef Levi Raines, and Bacchanal (amazing scene with live music and upstairs patio bar), just to name a few.

HOLIDAYS: (04) NIGHT MINIMUM at a minimum base rate of no less than $499+ per night on all major holidays, special events & local festivals including but not limited to: Jazz Fest, Mardi Gras, Decadence, French Quarter Festival (FQF), ESSENCE Festival®, New Years, Christmas, Thanksgiving, Halloween, St. Patrick's, Easter etc (and) management reserves the right to amend any reservation to meet both the increased minimum nightly base rate for a minimum of no less than (04) nights (or) without penalty to either party, cancel said reservation should guest not agree to the aforementioned. Furthermore, reservations are only allowed up to 12 months in advance. Any reservations made for 12+ months in advance may be cancelled at management discretion without penalty to either party.

Approximately 24 hours prior to check-in date your local Guest Concierge will reach out and coordinate meet time at the property. While we have key-less / remote entry locks the initial check-in is always done in person unless you are checking in late (i.e. after 7 or 8 pm). We have found meeting our guests in person at the initial check-in results in a better experience for both our guests and ourselves. As this affords us the opportunity to give our guests a tour of the property and its features as well as personalize their stay with local ideas and recommendations etc. When available (24 hours prior to requested event) there is a $50.00 fee for early check-in (and) $50.00 fee for late check-out. There is never a fee for luggage storage.

By confirming your booking and paying the required deposit directly, or through Airbnb, , , Tripadvisor, or any other similar service, you are agreeing to all terms in this contract.

As the primary tenant(s) you agree to abide by all rules, regulations, and guidelines set forth in this document and take responsibility for the actions of all individuals on premises during your stay. You also understand and accept that you are entering into a vacation rental agreement for the dates reserved online. Please verify the accuracy of your reservation dates and total cost with Airbnb, , , TripAdvisor, or similar service used to book your reservation.

RESERVATION POLICIES:
CHECK IN AND CHECK OUT: Early check in and late check out is by prior approval only. We do our best to accommodate these requests, but we often have guests checking in and out on the same day so we cannot guarantee any exceptions until 24 hours prior to arrival and departure.

Check In time is 3:00pm Central Time on the first day of your reservation.

Check Out time is 11:00am Central Time on the last day of your reservation.

There is no fee for advanced, approved late check-outs, but unapproved late checkouts will be charged at $250 per hour.

Third party check-in: Do not send anyone in your group to check-in on your behalf without 1st making previous arrangements with us.

Luggage storage: is available at no cost, when we cannot accommodate a late check-out or early check-in

Arrivals: A lot of preparation goes into your arrival so we need you to communicate with us when that will be. If you plan to arrive late please let us know as soon as you can so we can make arrangements for you. Unless you arrive late (i.e. after 7 or 8 pm) someone will meet YOU (not another person in your group unless you make previous arrangements) at the location to give you a tour and answer any questions that you and your group may have.

PAYMENT: To make things easy for our guests, we can accept direct bookings or those through third party sites (e.g. Airbnb, , ). The payment terms and details may differ depending on booking source, so please refer to each platform for specifics. In the event there is any ambiguity, this agreement will default to the stricter payment terms and requirements.

Third Party Sites: Payment for reservations made through third party sites (e.g. Airbnb, , ) will be handled according to the policies and schedules of the given platform. All payments must be received at least seven (5) days prior to check-in date and are non-refundable after that time.

Direct Bookings: A deposit of fifty percent (50%) of the agreed rental amount is due at time of booking and the balance is due thirty (30) days before arrival. The advance payment is not a damage deposit and this money will be applied toward the total rental amount. As noted below, a separate $1,000 refundable damage deposit is due thirty (30) days prior to arrival and will be refunded - assuming no damage or violation of house rules - within fourteen (14) days after departure. Payment can be online through personal check or credit card via a link provided at time of reservation confirmation. The BALANCE OF RENT is due thirty (30) days before your arrival date or sooner to confirm your booking. If the balance is not received at least thirty (30) days prior to arrival, you will forfeit your reservation and the space may be opened up for another group - with no refunds of any payments previously made.

DAMAGE/RESERVATION DEPOSIT: In addition to the rental fees, we require a $1,000 damage deposit. This is due no later than thirty (30) days before arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:

No damage is done to estate or its contents, beyond normal wear and tear.

No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.

All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwashers and started. No need to start laundry.

No early check-in or late check-out unless prior approval was received.

No linens are lost or damaged. No body glitter, creams, self-tanners of any kind (shower before bed IF you do). No using towels to remove make-up ONLY use provided make-up wipes. All soiled linens will be pre-treated and washed more than once but if any become permanently stained, you will be billed for full replacement value of original purchase price.

No colored liquids of any kind including but not limited to: coffee, tea, red wine, beer, liquor, allowed on upstairs in bedrooms / nightstands / bathroom ONLY water is allowed upstairs if on provided coasters. There is also NO colored liquids allowed on kitchen table or kitchen and bathroom counters without the use of coasters. This is to prevent staining of white quartz counters that cannot be spot treated only the entire surface can be buffed and re-sealed.

No decorating of any kind including but not limited to tape on walls, confetti, glitter. Any damage caused by "decorations" will be billed to you after your stay.

No shoes. Remove your shoes upon entering the residence, there is a shoe rack in foyer. Any damage caused to floors will be billed to you after your stay.

Do not drag luggage upstairs it will scratch the wooden stairs and you will be billed for the damage after your stay. Please CARRY all luggage up the stairs.

CANCELLATIONS: All cancellations will incur a minimum five percent (5%) fee, with schedule as follows:

More than 60 days prior to stay: full refund, less five percent (5%) of total rental fee or $50 (whichever is greater).

Between 30 and 60 days prior to the stay: refund of 50% of total rental fee. Note, this is generally equal to the initial payment you made at time of booking.

Fewer than 30 days prior to stay: no refund and forfeiture of all funds paid.

MINIMUM AGE: The minimum rental age is 25 years old, unless accompanied by a parent or guardian. The property is not safe or suitable for children (0-12 years) - message me to discuss.

MAXIMUM OCCUPANCY: The maximum sleeping occupancy of the house is 08 people. If you have more than 08 people sleeping on site, you will be charged $200 per person, per night. Also if you booked for 01 to 06 people but have a 7th or 8th person we will BILL you the ADDITIONAL GUEST FEE ($30.00 per person per night) for the entire number of nights of your reservation up to 08 people, regardless in which night we make the finding.

NON-SMOKING: This is a NON-SMOKING home. Smoking is only allowed outdoors in designated areas and if disposed of properly. All cigar/cigarette butts must be disposed of in front yard trash cans. If you dispose of butts on the ground or indoor trash cans or smoke indoors, there will be an additional cleaning fee of $500. Disposing of butts on the ground is a FIRE HAZARD.

PETS: Not suitable for pets. Pets are not permitted in any way. We are sorry not even service animals. Any evidence of pets on property will automatically forfeit 100% of the $1,000 deposit. If no security deposit was received you will incur a fee of $1,000. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The property owners assume no responsibility for illness or injury that may occur to pets or humans while on the premises.

HOUSEHOLD SUPPLIES: The house will come with an initial supply of hand soap, dish-washing detergent, laundry detergent, paper towels, toilet paper, and garbage bags. Additionally a variety of spices and cooking ingredients may be available for tenant’s use. This initial supply should suffice you during your stay. We have never had a guest run out of these supplies. However, all other household and cooking supplies needed shall be the responsibility of the tenant.

PARTIES AND EVENTS: While we do allow certain events on site (for only the number of people in your reservation), there shall not be any house parties, weddings, receptions, or other events on the premises without express, prior written approval. If you violate this rule, you will face immediate eviction and loss of all rental payments as well as the security deposit.

NOISE: There is a City Noise Ordinance to adhere to. The house is in a residential neighborhood and we do our best to be respectful of our neighbors. As such, we do not allow outdoor amplified music or any other loud noise between the hours of 9:00pm and 8:00am Central time. We are in the process of installing decibel meters throughout the property and are notified should outdoor noise levels exceed reasonable limits. If the police are called, there will be a minimum of $250 deducted from the security deposit. There is a City Noise Ordinance to adhere to.

TOWELS AND LINENS: Rates include a one-time linen-towel setup. Unless agreed upon prior to the stay, subsequent towel and linen services will be at the cost of the tenant(s). Typically there are two towels and two pillows per person.

CLEANING: Tenant(s) agree to keep the property clean and safe throughout the duration of their stay. No junk or garbage will be allowed to accumulate on or near the premises. All garbage shall be promptly sealed in plastic garbage bags to help prevent odors and insects.

Daily Maid Service: While linens and bath towels are included, daily maid service is not included in the rental rate. It may be available for an additional fee by request.

Dishwasher: prior to your departure, load and start the dishwasher.

Refrigerator: prior to your departure, empty out the refrigerator of all open food items and dispose of in kitchen trash can.

Garbage: prior to your departure, remove trash from all receptacles and place all trash bags in outdoor trash cans.

PARKING: Parking is limited to two (2) vehicles on site. There is ample street parking on Rampart, Congress or Independence Streets. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

WEATHER CONDITIONS: No refunds will be given for storms. Severe wind and rain do occur in the Greater New Orleans area, but we do not refund due to weather conditions. You may want to consider purchasing travel insurance (e.g. that protects against inclement weather.

PROPERTY MANAGER: The owners are generally not on site, but there is a local guest concierge and property manager who lives nearby and can answer any questions or assist with issues that may arise during your stay. The property manager’s phone number is located in your Welcome Email and in the Welcome Book inside the house. Please notify the property manager of any damage or other issues prior to check out.

REVIEW(S): After your stay, please take 3-5 minutes to share your experience with other travelers by writing a REVIEW and providing your feedback to us. This helps future travelers know what to expect from us, plus helps us always strive for excellent service and creating wonderful guests experiences. And so your future Hosts can better get to know you, we promise to write a review for you as well.

CAMERAS: We are in the process of installing 04 exterior security cameras to ensure not only the safety of our guests but to ensure ALL the house rules are being followed. NO cameras will be inside the home. Cameras will be located as follows: Camera #01 will be at the Street Front Door porch. Camera #02 will be at the Main Front Door porch Camera #03 will be at the Rear Back Porch and Camera #04 will be at the Rear Side yard facing the vacant lot next door. Again, NO cameras will be inside the home. And once they are installed, we anticipate all 04 cameras will always be on.

BUGS: Louisiana is home to many type of bugs & insects not commonly known anywhere else. Especially during the hot months (May to Aug - Sept). To prevent infestation, we are under quarterly contract for pests and yearly contract for termites. In order to minimize pest entry keep ALL windows and doors CLOSED and locked at all times. Some bugs do fly (i.e. termites, cockroaches, little black bugs w-a red spot). DO NOT BE ALARMED IF YOU SEE / FIND BUGS INSIDE OR OUTSIDE IT IS LOUISIANA

REFRIGERATOR: The LEFT side door must be closed 1st then the right in order for it to close & seal properly ... this is just how it was manufactured ... weird i know.

ANTIQUE ROOM: Be extra careful in the upstairs Antique Room. This furniture cannot be replaced and is very valuable. Any damage here will be expensive.

UMBRELLAS: New Orleans weather can change from 1 hour to the next so for your comfort and use we provide large nice umbrellas. They are not expensive yet we cannot afford to keep replacing them each time a guest checks out. So please be mindful when you use the umbrellas to not leave them behind at restaurants etc. Please bring them back to the house for the next guests to enjoy them just like you did.

ALARM & FALSE ALARMS: $FALSE ALARM fee - If the Police are dispatched to the house SO if you set off the alarm (at 4:30 AM or any other time) CALL your Local Host IMMEDIATELY for assistance (or) we will send you an amended reservation (or) invoice for $due and payable right away. This is the fee we MUST pay the City so it is passed on to you. .

RATE CHANGES: Until a reservation is confirmed and fully paid, all rates are subject to change without notice.

(04) NIGHT MINIMUM at a minimum base rate of no less than $499+ per night on all major holidays, special events & local festivals including but not limited to: Jazz Fest, Mardi Gras, French Quarter Festival (FQF), ESSENCE Festival®, New Years, Christmas, Thanksgiving, Halloween, St. Patrick's, Easter etc (and) management reserves the right to amend any reservation to meet both the increased minimum nightly base rate for a minimum of no less than (04) nights (or) without penalty to either party, cancel said reservation should guest not agree to the aforementioned.

FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check in. This includes 3RD PARTY RESERVATIONS they are not allowed. If discovered after check-in, it is grounds for immediate cancellation of your reservation, your entire group will be asked to vacate the property immediately and you will forfeit any and all monies already paid.

WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance.

NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: The owners of the property and NOLA Invest I, LLC do not assume liability for the loss, theft, damage, or injury (or death) to persons or their personal property. Tenant(s) agree to indemnify and hold the owners and their representatives harmless for any liabilities, theft, damage, cost, or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with tenant’s use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.

This is an amazing home in a residential neighborhood to be fully enjoyed but treated respectfully, as you would treat your own place or better. Have a great time while in New Orleans, while understanding the fact that you are in a residential neighborhood. We kindly ask that guests conduct themselves in a manner that they themselves would ask of guests in their home. This means no fighting, no drunken behavior. Don't leave the windows and doors open when we're running the heat or AC. Clean up your food mess. Etc.

About the neighborhood
LOCATION: Bywater If looking at a map of the French Quarter neighborhood, you will be located to the East. Maison Rougaroux is in the heart of the Bywater, just 1.3 miles from the French Market and Frenchman Street in the Marigny neighborhood. PARKING: There is secured onsite parking at Maison Rougaroux, should you have a vehicle though we do not recommen driving into the Quarter. Uber or Lyft are your best options. BIKE(S): Bywater and New Orleans in general is a great city for bike riding. Download the SoBi App (http://socialbicycles.com/) and set up an account so you can pick up a bicycle just about anywhere in town. When you're done you just park it where you get off and as long as you lock the bike the billing will terminate. PRIVATE DRIVER: (for a cost to you - you pay driver direct) We can refer you to a driver who can pick you up and drop you off at the airport.
