Step into the comfort of this beautiful 1-bedroom apartment in one of Gramercy's best locations 22nd & Second Ave! If we would have to describe the place in a few words, it would be: bright, characterized by chic modern décor and wonderful attention to detail and no hotels nearby only locals!

When booking our property, you should expect a clean area with natural lighting, equipped with all the amenities to undeniably please our clients. The Residence consists of a spacious 12x9 bedroom, a large 14x12 living room, a separate windowed kitchen, and finally a modern bathroom with a separate water closet.

This unit can fit up to 4 guests comfortably with sleeping accommodations, including a Queen Mattress and a Couch that folds out to a Queen-sized Sofa-bed. The Queen-Sized Mattress is placed in the bedroom, while the Queen-Sofa is situated in the Living Room of the Residence. These are the beds that are available to our clients, and currently there are no additional beds available.

A warm and welcoming atmosphere, beginning with the living room area that has beautiful large windows opening out to a scenic view, keeping the apartment well illuminated as it fills with natural lighting. We offer TV streaming services as well, so if you’d prefer to take a break from the bustling streets of Manhattan and keep privacy to yourself as you recharge, we can assuredly accommodate your every need in that aspect.

The bedroom is furnished with a comfy queen-size memory foam mattress, guaranteed to reliably give you a rested night’s sleep you won’t soon forget. We also provide accommodations around the residence with your baggage in mind, so you will find no shortage of storage places to assure that you can comfortably make yourself at home for the duration of your stay.

Our bathroom offers not only a separate water closet from the included shower, but it also has been pre-stocked with all the basic amenities that you will need during your stay. If there is anything that needs to be restocked or if there are specific requests that you may have prior to your stay concerning these amenities, please contact us so we can see if your specific needs may be accommodated.

This is our building in the Gramercy area of Manhattan, and we the hosts live on site and can quickly and efficiently address the concerns of our tenants.

We remain attentive to the care of our guests and can personally handle the reservation process to be free from an ‘impersonal booking’. With such a proximity from New Yorkers who are well acquainted with the neighborhood and the city, we are available around the clock for accommodations or simply recommendations for attractions in the area. We strive to provide a unique and memorable experience with our fantastic Gramercy location! We provide the basic toiletries for you to enjoy your stay, including a selection of chose items that can be stocked per request, and the location is stocked with all modern conveniences, so you won’t miss a thing during your stay! Additional items are available for purchase at a nearby store just across the street from our building, so you may be able to supplement yourself to satisfy any craving that arrives during your trip!

Guest Expectations:

Below you can find not only what services and atmosphere that you should expect when visiting our location, but also some of the guidelines that we must ask our guests to abide by during their stay:

1. Enjoy a clean, tastefully decorated home that looks just like the pictures provided on the website. The residence is thoroughly cleaned, including both bathroom amenities and the bedding.

2. This apartment is priced as a furnished monthly rental, as we encourage our guests to stay for prolonged periods of time for their stay, and as such It is not a serviced rental. While we will continue to care for any maintenance needs that are typical of maintaining the property, you will be responsible for ongoing basic maintenance such as changing lightbulbs (that will be provided by the staff), or batteries that burned out throughout the course of your stay. We do have an on-call staff that will respond to any ‘emergency’ situation, so you will never be without comfort during your stay. The staff will respond at any hour of the day, within reason for their arrival time, and can fix anything from a malfunctioning microwave to an unfortunate occurrence with the refrigerator.

3. We offer a thorough knowledge of the surrounding area, and highlights of sites for tourists to visit to maximize their stay, and we openly invite you to ask the staff during your stay regarding what sights and events you should check out first!

What is expected of you?

1. Please respect the neighborhood, as our units are in residential areas, and your neighbors are likely not on vacation. We ask that the noise be kept to a minimum especially during the quiet hours from 9 PM - 8 AM. We ask that you thoroughly read the "Noise" section located on the next page, so that you are familiar with our requests.

2. Treat the home as if it were your own--leave it in good condition. Wear and tear is not something that can be avoided, and we will not hold you responsible for any ‘typical’ damage that may occur during your stay. If the damages are found to be extensive, however, you will be billed.

3. This is a non-smoking residence, which extends to the fire escape as well, and we must ask all guest who smoke to please do so off-site. Guests are subject to a $1,500 fine plus the cost to clean, deodorize, and repair damages if there is any evidence of smoking inside the unit. Some properties are equipped with tobacco and marijuana sensing devices, and as such please ask the staff that checks you in for your stay to notify you of the closest smoking areas.

4. Noise ordinances are not just a rule of staying at our property, but an actual ticket-able ordinance in our neighborhood. Anyone found to be violating noise ordinances will be subject to an initial $1,000 fine and a possible eviction in egregious circumstances, so we ask that you take into consideration this restriction when planning your visit. Guests will not be given any refund for issues related to noise ordinance violations, as this is handled separate from our business by the local law enforcement. In an effort to combat any challenges that this may arise, we have outfitted our properties with a ‘non-recording decibel reading instrument’, which will notify us if you exceed 50 decibels. Please be mindful that at this time you will likely be contacted by the staff, who will advise you regarding your noise level so as to not invite these ordinance fees.

Each property is thoroughly cleaned in accordance with CDC and WHO guidelines. Guests are also provided with complimentary hand sanitizer, masks, and disinfecting wipes if they do not have their own.
