Newly painted, and furnishings have been updated in spring 2020! Whole home water filtration system and water softener have been installed in spring of 2020 to eliminate the occasional high iron content of our well water so come, drink, and enjoy 😊.

11 Miles to Biltmore Estates, 7.5 Miles to Downtown Asheville (15ish minutes). Uber and Taxi's service this location! Perfect home base for your group's stay in Asheville.

Fully remodeled basement mother-in-law apartment will be available by Thanksgiving, 2020 (additional full bath, queen bedroom, living room, and kitchen) so you if have a larger group for the holidays please. don't hesitate to reach out to us for more pictures and details.

Enjoy a mountain thunderstorm on the charming covered front porch with adarondak chairs and a fantastic view of the picturesque neighborhood with rolling hills and mountains. Watch sizzling steaks grill to perfect on the charcoal grill, just off the front porch.

On a sunny day soak up the sunshine on the patio furniture on the expansive and private back deck with epic mountain views to fall asleep to. Entertain your guests in style with comfortable patio furniture and lounge chairs all surrounded by the beautiful views of the Asheville Mountains as your backdrop. Watch fantastic lightning shows in the distance as thunderstorms roll over the distant mountains. Catch a glimpse of the sunset and sunrise in the summertime from the back deck.

Main Level:
Step inside the sliding double doors into the kitchen with barstool seating and a washer and dryer area. Enjoy cooking for your guests with high-quality stainless steel appliances and a high-top bar for company to gather around. Just off the kitchen host an event to remember at the indoor picnic table that seats 8, bring some candles to make the dining room glow for your special event.
Just off the dining room step into the living room with a 50" flat-screen TV equipped with Netflix, Hulu, and other TV apps. Kick back on the couch or lounge with your friends to watch the game or a movie on a rainy day or enjoy the ambiance of the electric fireplace. Enjoy the convenience of a half bath on the main level as well as a xl queen sleeper sofa in the living room.

The Upstairs:
Trek upstairs for a restful evening and pick the farmhouse king bedroom so you can fall into the memory foam topped mattress after a long hike or day exploring Asheville. Enjoy another TV in your bedroom or fall asleep to the beautiful mountain views out your window instead.

Enjoy all the options of the upstairs guest bedroom featuring a queen bed and twin day bed with trundle.

Let your guests share the full bathroom located in the upstairs hallway with a curved shower rod, provided bathroom goodies, hairdryer, and some recently upgraded features.

How Far?
Minutes to World Famous Sunny Point Cafe, West Asheville, and Downtown. Only 7.5 miles

High-Speed 30MB internet, 50-inch flat screen smart TV equipped with all you can watch Netflix and lots of smart TV apps. Board games, cards, bar area, books, and outdoor entertaining space.

Interaction with Guests
We have a self-check-in process and check-in is anytime after 4:30 - 5:00 PM, check-out is 10:00 - 10:30 AM. Early check-in of 3:00 PM and late check-out of 12:00 PM are free and readily available so long as we don't have back to back bookings. Come and go as you please. I am happy to speak on the phone about all the great places in Asheville that you should visit.

The Neighborhood
The neighborhood is quiet and peaceful, surrounded by mountain views and rolling picturesque landscape. You have complete privacy on the back deck.

Getting around
7 miles to Haywood Road in WEST Asheville and all the Culinary delights it has to offer. Less than 7.5 miles to the heart of Downtown Asheville.

********No arrivals or departures are allowed on Saturday. You are welcome to schedule your reservation to arrive or depart on any other day. ID, signed rental agreement, and credit card information are required to be on file for all bookings within 24 hours of making your reservation.

A few things to note before heading to our home in Asheville:

1. We have an easy self-check-in procedure. On the day of arrival please call, text or email me for the property address and code to the lock box. I do not give these out ahead of time for the privacy and security of the current guest and to prevent drive-bys.

2. The lock box: We love having a lock box as it makes your access to the home so much easier. Sometimes they misbehave and you might need to do ahard pull to get it open. Remember the lockbox pulls towards you and a key lives inside the lockbox. Don't be afraid to use force if it is misbehaving. Also, make sure the numbers are perfectly lined up and press the button while simultaneously pulling the lockbox door towards you. This usually requires two hands!

3. Because we care about our neighbors and their enjoyment of both their homes and our beautiful neighborhood, there is a 4-car maximum allowed at our home. Also, please no parking in the cul-de-sac or on the grass. If you have more cars than this please leave them a local business or grocery store that allows overnight or long term parking.

4. We want this to be your home away from home. We have provided many items to try and take the stress off of your stay. Please see the list below for what is provided at the home and what you might need to bring with you.

5. There is a welcome sheet at the house to get you oriented with the Wifi and TV so be sure to look for it! There is also a list of simple check out procedures and a restaurant guide.

6. Early Check-in: Sometimes this is available and sometimes it is not. We will let you check into our home as soon as it is clean and ready. Often
our home is a turn around and it regularly takes the cleaners 4-8 hours to get the home ready for the next guest. If you would like an early check in, please contact me 1-2 days prior to your stay to see if this is available. I will have no way of knowing if early check in is a possibility until then. The earliest free check-in is 3:00 PM. If you'd like pricing on an earlier check-in please let me know.

7. Late Checkout: We are more than happy to offer you a late check out, if it is available. To ask for a late check out you need to ask the day
before your departure. This is because I might be busy or away from my phone and I wouldn't want to have you ask at the last minute and not
respond in time. We also ask that you let us know if you plan to leave before 10:00 am. This helps the cleaning staff plan their day and means another lucky family might get to check in early.

8. The garage is used for personal storage and is not available for guest use during your stay.

9. We make every effort to check our phones as often as possible, at least 1-2 times a day to respond to any questions you may have. Because my husband and I work full time and travel often the fastest response is typically to text or message me.

Items provided for your stay:
• Coffee packet (Just in case you get in late without time to shop, the first morning's
cup of coffee is on us!)
• Reusable coffee filter
• 1 roll of paper towel, dish rag, and dish cloth.
• 2 rolls of toilet paper per bathroom
• Shampoo and conditioner (we do suggest traveling with personal soaps and shampoo but backups are available!)
• Hand soap
• Hair Dryer
• Three, 13 gallon trash bags
• Dish soap
• Dishwasher liquid
• 2 pods of Laundry soap
• Replacement light bulbs are usually under the sink
• Bed sheets and linens for the number of guests you booked with.
• 2 towels and 1 facecloth per registered guest. (keeping towels washed during your stay is a huge help to the cleaners!)
• Fully equipped kitchen
• High-speed internet and Smart TV's complete with Netflix, Hulu, and ruku channel
• Iron and ironing board
• Charcoal gill and outdoor seating (please bring any charcoal or grilling supplies you may need)

You will be given the lockbox code within 24 hours of arrival. You must provide a picture of your drivers license in order to receive the lockbox code.

House Rules

4. Turn AC in summer to 78 and heat on 60 in winter before leaving

10. Absolutely no drive-bys or site visits prior to official check in time on your day of arrival
11. No unregistered visitors allowed
12. Undisclosed guests will be charged double the per person per night fee
13. Please be aware that there are exterior cameras at the home for your safety and security.
14. There is a 4 car maximum allowed at our home and no parking in the cup-de-sac is allowed.
15. There is no cable service but there is WiFi, HULU, and Netflix provided.
16. You must add on the basement space for $135 a night by letting me know when you book if you would like that space or not. If your groups is 11 or larger the basement is automatically added on for you!
17. When you book please “register” your guests by letting me know the names and general ages of each of your guests.
18. Minimum renter age is 25. Must provide picture drivers license at time of booking to verify age.
19. Check in time is 4:30 PM and check out is 10:30 AM.

Refundable Damage Deposit

Cancellation Policy
We offer a 100% refund minus a $100 cancellation fee if we are able to re-rent your exact dates for the same number of nights and rate. Besides that, there are not any refunds. Please read the VRA for more details.
