I'm staying at The Branch House! - Sevierville

*The minimum age to book is 25. Please be prepared to provide a copy of your photo ID after booking to keep your reservation. (As any hotel would require.)

*The cabin sleeps an absolute maximum of 8 people. Any additional guests over 6 (but no more than 8 in total) will be charged an extra fee of $30 per night. If more than 8 guests are found to be occupying the property, your reservation will be canceled and you will be asked to leave without a refund.

*The guest named on the reservation MUST be present during the stay. No 3rd party bookings are allowed. If a third-party booking is discovered, your reservation will be canceled and you will be asked to leave without a refund. No exceptions!

*Purchasing travel insurance to cover you should you need to cancel due to weather, sickness, or other issues is highly recommended.

*No check-ins before 3 PM without a prior agreement and additional fee.

*Guests checking out past 10 AM without prior agreement will incur a $50 per hour fee. The cleaners are usually on a very tight schedule. Please be courteous.

*We are one of the rare few properties that don't charge a cleaning fee! In order to keep your stay as affordable as possible, please wash your dishes before you depart and remove all garbage from the premises placing it securely in the bear-proof trash cage. Towels can be left in the shower or bathtub. Any excessive messes, trash, or dirty dishes left behind will incur a $150 charge for cleaning.

*The Branch House is not suitable for hosting events outside of small family gatherings. Any decorations hung must be non-damaging in nature and removed completely before departure. An additional cleaning fee will be assessed for any glitter, confetti, or pinata debris left behind.

*The Branch House is a NON-SMOKING cabin. If necessary, you may smoke on the graveled portion of the driveway. Please be sure to put any butts in the ash can. Do NOT throw them on the ground. If there is any evidence or odor suggesting smoking has taken place inside the cabin, a $250 cleaning fee will be charged.

*Fireworks of ANY KIND are STRICTLY PROHIBITED. Our neighborhood and surrounding areas are extremely wary of fire and my neighbors WILL report it back to us. Evidence of firework usage or reckless behavior observed around a fire is grounds for IMMEDIATE EVICTION with NO REFUND.

*Please do not park in the grass or over the bridge.

*While we try very hard to promote a safe environment for children, the registered adult on the reservation is ultimately responsible for their overall safety. Please supervise your children in and around the creek, discourage them from climbing on the hillside, and please do not allow them to stand/walk on the walls of the bridge or climb on the neighbor's fence.
