Three Bears Lodge is huge, with 2,900 sq ft living and 3 bedroom, 2 full baths. Two king beds, 3 single beds, and a queen sofa sleeper ensures that no one gets left behind. Sleeping a whopping 9 people under a single roof! Master suite on the main floor with attached bathroom and stone walk in shower. Beautiful and comfortable cork flooring throughout the main level. Large chef's kitchen with an island as well as a large dining area and info center. The spacious re-modeled kitchen is huge and has granite counter tops all around. The huge living room is more than inviting with wood burning stove, cathedral ceiling and plenty of large windows to let in that gorgeous Smokey Mountain sunshine. Upstairs are two gigantic bedrooms with a Jack and Jill bathroom. You have to see it in person to understand the space and possibilities! The huge wrap-around porch is perfect for those who enjoy the beauty, sights and sounds, of the Great Smoky Mountains!

We know you're tired after your travels, but we would appreciate you listening to this quick 10 minute intro. All rules can be found on the house manual, as well as asking specifically about a particular rule. • Our address is 244 Palmer RD, Gatlinburg TNThe Phone number at cabin is in the manual and posted on the wall • Please reach out to us through the AirBnB Messaging function within the app. It’s the best method to use to contact us. If there is an emergency or you cannot use the app for some reason please call us at (in emails and house manual) . That number is voice-only. We cannot use text messaging without using the AirBnB Messaging app. This is for our mutual protection and safety. If a text message is directed to the phone number provided we will copy the message to the AirBnB Messaging platform and then answer your query there. • Safety: In an emergency, first dial 911. This includes cigarettes, vapes, and other recreational stuff. No sticky icky inside the cabin. Illicit drugs are strictly prohibited. There will be a $300 additional cleaning for guests who smoke inside. Outside on the deck is fine, just DO NOT THROUGH BUTTS IN THE YARD! Please be mindful of your habit and make an effort to dispose of your cigarettes responsibly. We do not want to charge you $300 for having to pick up flicked butts throughout the yard. Also, in, Gatlinburg was ravaged by wildfires. You can still see the scorch on the trees throughout the area. You're located within a forest and there is plenty of highly flammable compost all around the house. Please use the cans provided, or dispose of your butts in a responsible manner. • Guest(s) of TBL Residents: We are perfectly happy having people pop by to pick you up. If you want to have friends over to hang out, that's fine. However, they have to depart by 8pm. There are also plenty of activities taking place around the county that would make excellent places to hang out as well. We'd be happy to help you find places to spend time with your family and friends. The property manager must be notified of anyone that's invited over and must be vetted through the property manager. All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price. This must be done no later than 24 hours prior to check-in and paid for at that time. Failure to do this is a violation of our House Rules; no entry/no refund if you violate the rules. This benefits us and will benefit you. We are safety-first kind of Hosts, and can't have stray people wandering on the property. • Parties of any kind are not allowed in the studio or on the property without permission . Loud music is also not allowed. If you would like to host an event (i.e. wedding, graduation, not party), please speak with us about it first. • If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY • Grill/BBQ Feel free to use the barbecue outside that is set up for our super guests’ leisure use only. The BBQ is to be used by the guests who stay at the home and is not to invite others to the home as it will be considered as hosting a party. Please clean up after yourselves and keep the grill clean. If found left dirty and requires extra cleaning, an extra cleaning fee may be required. You will also need to add your own gas to the BBQ as it is not supplied. • Trash removal Please place all trash inside the metal trash container in the front of the property. You are in bear country. Please do not leave any trash or food outside the cabin. Please do not leave any food out on the cabinets during the night. We don't want any bugs rummaging around for left overs. • Internet: Wi-Fi access and password will be provided in an email sent before you check in. There is a Wi-Fi mesh system throughout the cabin to ensure consistent, strong signal. It broadcasts on both the 2.4gHz and 5gHz bands — with the 5gHz being the fastest, best option for your devices. The mesh system will automatically detect which frequency is best for your device. Internet in the cabin is considered high-speed, however like all other internet — slows down when people get home from work. We have noticed no appreciable slow-downs and to combat this we have installed a high-speed WiFi access point. If you have issues, let us know. *By booking this listing you agree not to use the WiFi for file-sharing networks and systems, including Torrent sites; no exceptions. If systems on our network are found to connect to these sites it will be considered a breach of House Rules and you will be told to check-out. Our home network monitors for, and takes action against devices which break this House Rule.* • Televisions: There are 4 televisions in the cabin. Plans for one in the kitchen are in the works. TVs are located in each bedroom and the living room. They are all Roku TVs or have the stick installed. You're welcome to log in and out of your accounts as necessary. General accounts are already logged in and guests are welcome to just use those accounts. Spectrum cable is also currently provided throughout with over 140 channels. One is on the dresser in the master bedroom and has cable with 140+ channels. Please remember to sign out of your accounts before departure. If you forget, no big deal, we can log out for you. (or, we may watch really random programs on your account to really jack up your "You May Also Like" suggestions. Just kidding) . • Home Automation Feel free to use the home devices as your personal concierge. You can ask questions by simply say "Hey " or "OK ". An example would be "Hey , then wait for the tone, what are some good hiking trails around here"? Or "Hey , what local events are taking place". Or "Hey , what's the best place to get a pizza." or "Hey , how about some things to do." There are so many options to try, we've compiled a list of commands in the notebook in front of you to try. Or you can simply say "Hey , what's at the movies? Hey , tell me about shopping, tell me about restaurants, tell me about hiking. The door code is the zip code of the person that made the reservation. Simply press the 5 digit code and the deadbolt will slide open and will disarm the security system. There are two small white key fobs located in front of you that will also disarm the system when you get back to the lodge. Simply hold it in front of the key pad and it will unlock. You can arm the system by simply saying "Hey , we're leaving", "Hey , Goodbye.", "hey , bye bye" or even "Hey , arm the alarm system". All doors and windows must be closed to arm the security system. You have 2 minutes to vacate the house once it's armed. We appreciate your assistance in securing our cabin during and after your visit! It's for your protection, and ours. At night, simply say "Hey Goodnight" and this will trigger a set of events. The doors will lock, the thermostat will adjust to 71 degrees, and all the lights in the house will go out. You can control the thermostat from anywhere in the house by simply saying "hey , set the thermostat to" Then say your desired temperature. You can turn of lights on the lights in the house by saying "Hey , turn on/off the kitchen lights or master bedroom lights. Plus much more. Say "Hey , it's movie time" and will adjust settings throughout the house to set the scene for the perfect viewing experience. Say "Hey , how do I cook a good Alfredo sauce". Or whatever recipe you're looking to cook. Or you can say "Hey , how do I make the perfect long Island iced tea". Or just name your favorite cocktail for the recipe. You can turn on the TV by saying "Hey , turn on the TV and open Netflix or Hulu" or by saying "Hey , play The Voice on Hulu". Please arm the Alarm System Every time you leave the house. You can simply punch in your zip code into the key pad, wave the white key fob on the keypad. Pro-tip. Just say Hey , we're leaving and that's all you have to do. The system will arm itself. • Games: We have recently added a Foosball Table and Pool Table in the home for our guest's entertainment. Among other board games and lawn games. Please return all accessories to their rightful places at the end of your stay. • Consumables Please understand that from occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish.  The host does not take any responsibility for the consumables. • Furniture: The bed, sofa, pub table, appliances, etc are not to be moved around - even if you intend to put them back after your stay. • Appliances: No appliances of any kind are allowed to be brought onto the property. This includes but is not limited to space heaters, portable air conditioners, dehumidifiers, etc • PARKING: Parking is provided on the driveway side by side. Our driveway is suitable for any vehicle type. No RVs or Campers. The driveway should be sufficient for 3 standard vehicles. We're currently in the process of trying to accommodate more parking further down the driveway. • GFCI Outlets: Both the kitchen and bathroom are protected by GFCI. This is to prevent an electric shock. There is one GFCI “master switch” in each room. In the bathroom it is to the left of the mirror. Simply press the top button to reset the electricity flow to the room. In the kitchen it is to the left of the stove. If the master switch will not reset or pops, call us immediately! • Water Heater: This studio has a 50 gallon electric hot-water heater. We are loathe to set it too high — and therefore possibly scald people — so it is set at 120 °F (49 °C) — per the Consumer Products Safety Division. This prevents scalding — but is hot enough for a good shower and washing dishes. • Dishwasher: There are dishwasher tablets (Cascade) under the sink on the left. Please use these to wash dishes. Do not use your own. Everything we provide (pots, pans, bakeware, dishes, glasses, etc) can be put in the dishwasher. Do not use the “HEAT” drying cycle on the dishwasher. The "HEAT" cycle takes a lot of electricity. After the washing cycle ends simply open the dishwasher door about one inch and leave the dishes to dry. Thank you in advance for being environmentally friendly. There is also an in-sink dish drain for when you wash your own dishes. Contrary to what most people think, the dishwasher does save more water and energy than hand-washing dishes. Please use it when necessary. • Refrigerator: There are two “French Doors” for the refrigerator sections. These open to one single compartment. There is no “water” built-in to the fridge. Instead there is a PUR filtered water container inside the refrigerator. The water is full upon your arrival. Simply add more water when needed. This is cleaned and sterilized between guests. On the lower half of the refrigerator is the freezer. The refrigerator does not make ice so ice is provided for you in the left-hand freezer compartment. We have provided one container. If you need more, let us know. • Stove: This is a smooth-top electric stove and both a normal *or* convection oven. The pots and pans are in the lower cabinet between the stove and the fridge. The broiler pan is in the drawer under the oven. Please do not use other pots and/or pans on this stove. The surface of this stove is strong — but can be scratched. Normal usage will not scratch it, however abuse will. Do not clean it with any abrasive. When it cools it can be cleaned with one of the non-scratch sponges we provide at the sink. If you have issues cleaning it, please let us know and we can take care of it. • Air Conditioner: This is a high-efficiency, heat pump. It provides cooling and heating. The thermostats are Nest and you can control the thermostat by voice, or by turning the thermostat itself. It requires a few minutes of ramp-up time for the compressor when it is turned on — therefore the fan may not immediately begin to blow when you first turn on the unit. If you see a temperature in the LCD screen, the unit is turned on and working. The unit should always be either in COOL or HEAT mode and in AUTO. The temperature chosen will be displayed in the middle of the display. This seems confusing but will be understood when you see the unit. Close all windows and doors when using the A/C or Heating. Note: The temperature is not to be set less than 70°F degrees in the summer or 80°F in the winter. This will cause extended wear and damage to the unit. The system is set to alert the Host should this happen. The system is a heat pump. If you want the cabin to be 75°F, It will cool the studio to 75°F just as fast if you set it to 75°F as if you set it at 70°F. “Spiking” the temperature does nothing except cause it to run more. There is no reason that the unit should be set at those temperatures for extended periods of time. • Linen/Cleaning/Consumables: Towels and linens are provided. The cabin will be set up with 24 bath towels, 24 wash cloths, 3 hand towels, 3 bath mats and kitchen towels. There will be additional charges for damaged or missing towels or linens. There will be enough paper products and soap to get you started, typically 1 roll of paper towels, a few dishwasher tablets, 2 personal size bath soaps and 2 rolls of toilet paper per bath room and all trash cans will lined. It is the renter’s responsibility to replenish these items as they need. Don't forget to get some garbage bags. There is a washer and dryer for your convenience; however we do not supply laundry detergent. If your stay is less than one week the linens are not changed nor are any condiment refills performed. If your stay is one week or more, then linen is changed and the room will be serviced once a week. We will not be able to alter the time and date this occurs. If you are staying long-term please factor this time window into your visit. We will knock on the door and wait for an answer. If there is no answer then we will enter the room, do the requisite linen change — including making the bed, replacing all towels and washcloths, etc — but will not do a deep cleaning of the cabin. We will replace toilet paper, soaps, bed, bath and kitchen linen. We will refill all condiments such as coffees, teas, sugar, Sweet-n-Low, non-dairy creamers, etc. We provide dish soap and sponges for you to clean your kitchen area as well as bath area during your stay. Deep cleans can be requested (for an extra charge — and must be approved via the AirBnB app) if you wish to have a deep cleaning during your stay. If there is an accidental spill, let us know and we will provide you with fresh linens. Do not try to "help" by spraying cleaning products on them - or any of the furniture. Consumables such as coffee and tea refills, as well as shampoo & conditioner are always available during your stay upon request. If you need any refills of any of the items you see in the studio during your stay, please let us know. • Travel Essentials: In the closet near to the bathroom (w/the bi-fold doors) we have provided an iron, ironing board, luggage racks, and both a “hand” and a “floor” Swiffer with appropriate refills for each. Please use the luggage racks when unpacking your clothing into the dresser. This will stop accidental stains on both the bedding & the sofa from the wheels of the luggage, etc. There is also “Downy Wrinkle Releaser” spray in the bathroom - on the cabinet above the toilet - for you to use if you wish. The hand Swiffer is handy for taking care of dust on furniture throughout your stay - and the floor Swiffer is handy for those small spills or tracked-in-dirt and dust. • Security: There are 2 security cameras surrounding the property. One is on the back corner near the front door pointed towards the front door and wrap around deck. The other is on the back deck point aways, and with no view of the hot tub. We will show you the locations when you arrive as part of your property tour. These record 24/7 and are for our safety and yours. Remember that their footage is secure and attempting to disconnect them or destroy them will not stop the footage they’ve already captured. If the Cameras are shut off we reserve the right to enter the property to check the amount of guests along with charge a $100 fee. We will check with our ISP to confirm there is an outage first. We only have cameras on the outside of the property and would never violate anyones privacy. Please arm the Alarm System Every time you leave the house. You can simply punch in your zip code into the key pad, wave the white key fob on the keypad. Pro-tip. Just say Hey , we're leaving and that's all you have to do. The system will arm itself. • Quiet Time(s): We are FIRM with quiet time between 10PM and 7am. This is not just a House Rule, there is a local ordinance to this effect. Our neighbors appreciate this as well. Although our neighbors aren't that close, you're still inside a neighborhood where people have to get up on time for work, have small children, or just don't want to be bothered by rambunctious neighbors. This means you must be aware of noise you are making throughout the day • Check-Out Procedures: Please leave the house in a respectful state. The more you can clean, the more we would appreciate it. The cleaning folks will do most of the work. Please have the dishes clean in the dishwasher. The linens will be replaced by Cabin Services after each stay. There will be additional charges for excessive cleaning. 'Check-out' is a term we use meaning your final departure, which must be done by 10am on check-out day, when your stay is over. When your stay is completed and you are ready to check-out do the following: Close and lock all windows and close blinds. Log out of any smart TV devices you've logged into. Turn off all lights and small appliances. Put all dirty dishes in the dishwasher. Put all dirty/used towels in the laundry hamper. Leave all bedding and pillows on the beds. Report any damaged or missing items to your Hosts • Lost key fobs are subject to a $100 charge. • Pets are not allowed on these premises. • 4 wheel drive and / or snow chains may be necessary during the winter months. • Guest is responsible for any damages to the cabin or owners property. • Umbrellas are provided but we ask that they stay with the cabin after your departure. • Please make sure that the water level in the hot tub is above the jets before turning it on A word of caution. . . . Remember, you are in bear country. Don't leave any trash or food outside. Place all trash in the bear proof trash cage at the front of the house. And if you see a bear DO NOT APPROACH THEM! • Use of the hot tub is at your own risk. Children using the hot tub must be supervised by an adult at all times. • Do not dive into the hot tub. • Do not stay in the hot for more than 20 to 30 minutes at a time so that your body does not overheat. • Do not use the hot tub while or after consuming alcoholic beverages. • Do not eat or drink while in the hot tub. • Do not use bubbles or any type of soap in the hot tub. • Do not use the hot tub if you are pregnant or if you have pre-existing health problems. Water in the hot tub is chemically treated with bromine tablets which can damage some jewelry finishes. Please. . . . • Do not sit on hot tub cover. • Do not allow children to play on hot tub cover. • Do not place heavy items on hot tub cover. • Damages to the hot tub cover will result in a charge of $300 to have it replaced. If you have any trouble with the hot tub please call the property manager immediately. Please give us a courtesy call, text or email upon your departure so that we know when the cabin has been vacated. You can call or text Rebecca ator and please let me know either the last name on the reservation or name of the cabin that you are checking out of, Three Bears Lodge.
