Downstairs unit of a 2 unit house.
Preference given to guests who are also booking upstairs unit.

Approximately 1,500 square feet (140 square meters). Living room with 50" cable HDTV and adjoining dining area. 3 private bedrooms. Living room doubles as fourth bedroom.
First bedroom consists of a queen bed and 40" HDTV.
Second bedroom consists of a queen bed and 40" HDTV. Also has an on en-suite full bathroom.
Third bedroom in the rear features a full bed.
The full kitchen is also located in the rear - includes gas range/oven, microwave, sink/disposal, coffee maker, pot/pans, plates, glasses, silverware, cookware, etc. The rear door from the kitchen exits into the huge backyard.
Unit includes a washer and dryer.
Apartment unit attaches to the top story main home by interior stairwell. There is a solid door with deadbolts on both sides to isolate downstairs from upstairs when they are rented separately.
Finally, it should be noted that ceilings in this apartment are approximately 7.5' - not the standard 8'.

The entire downstairs floor; huge backyard with grill and shaded seating; front courtyard area.

All three bedrooms, living/dining room, 2 full bathrooms, w central HVAC. 2 queen beds; 1 full bed; 2 twin beds (trundle). Three cable HDTV's.

Upstairs balcony is not to be used by downstairs guests unless they have booked upstairs as well.

I will provide check-in instructions one week prior to check in. The house operates on combination door code - so there is no key exchange (or to lose!).
We set the space up where you should have everything you need. Our goal is to stay out of your way until you need us. We are always available if you need us via AirBNB messenger or phone.

This is the Garden District. Not Central City, or Uptown, or any other area that other hosts advertise as the Garden District.

Catch an uber or taxi, or walk to the St. Charles street car line.
Take the "Hop On, Hop Off" sight seeing bus - we are two blocks from the Magazine and Jackson stop where a bus stops every 30 minutes (9:30-5:30). 3-day unlimited passes are $39 for adults and $10 for children. (URL HIDDEN)

We reserve the right to book the upstairs to another party, though preference will be given to parties booking the entire house. There will never be shared living space between parties! Both units are set up to book individually or together. The solid interior stair door locks from both sides.

If you find you have less guests than your original booking, 1 price adjustment may be made prior to your arrival. Refund is 50% of additional guest fee up to 1 week prior to arrival.
