FUN TIMES AHEAD! SPA+POOL TABLE+PROPANE FIRE PIT - Big Bear Lake

PLEASE NOTE THE FOLLOWING:

Check in is between the hours of 3:00 p.m. and 6:00 p.m. There will be a $50 late check in fee after these hours. We may be able to accommodate a later check in, please ask.

Check out time is 10:00 a.m. You will be charged $100 for every 30 minutes stayed past the check out time.

Pursuant to City Ordinance, occupancy is 8 guests and 3 vehicles at all times. AT NO TIME SHALL THERE BE MORE THAN 8 GUESTS AND 3 VEHICLES ON THE PROPERTY AT ANY TIME. Violation will result in eviction, with no reimbursement of rent or $100 per person per vehicle over 8 guests per day, at the discretion of the owner.

Pursuant to the City Ordinance, spa hours are from 7:00 a.m. - 10:00 p.m. This Ordinance is highly enforced and carries a fine of $500. If you are using the hot tub after these hours, by booking this property, you are agree to reimburse the owner, through the Airbnb Resolution Center, for any citations/fines issued.

No loud parties, gatherings or excessive noise allowed.

Violation of any of the above may result in a citation issued by the City of Big Bear Lake. Renting guest agrees that any fines issued by the city will be paid by the renting guest.

If the property owner or Code Enforcement is advised of any violation of the above you will be immediately evicted with no reimbursement for any unused rents.

The name on the reservation must match the name on the credit card. That individual needs to be over 25 years of age must be the person who personally checks in. Please contact us if you have any questions.

If you are evicted you will be notified by Airbnb/ (Hidden by Airbnb) advising that your reservation has been cancelled and you will need to leave the premises immediately.

There are NO parties, gatherings or events of any kind allowed.

There shall be no refunds of rents due to shortened stays or ruined expectations because of personal obligations, weather conditions or family emergencies.

This is a non-smoking property. Do not smoke or vape inside the property. There is a $500 fine, plus cleaning or repair charges required to return the property to its original condition.

We do have surveillance cameras located at the driveway and front stairway. This is to protect our property during vacancies and to ensure the occupancy and vehicle limits are respected.

Please ensure that all pots, pans, dishes, flatware, etc. are thoroughly washed and food from the refrigerator is removed prior to check-out. All unwashed dishes and/or food left behind will be subject to a minimum $75 fee. My housekeepers will charge me for your dirty dishes, which will be passed onto you.

Trash pick-up is not available in the City of Big Bear Lake. Guests are responsible for trash removal. A $25 per bag fine will be charged for trash left behind. The address of the trash drop off is on the refrigerator and in the emailed rental agreement. My housekeepers will charge me for taking your trash to the disposal site. That charge will be passed onto you.

Please do not place any drinks or liquids on the pool table. Any damage to the pool table will be deducted from you security deposit. Any damage will be billed to you with a receipt for the repair.

We do allow pets in the spring/summer months. All pets must be disclosed at time of booking. Max 2 pets. We charge a $25 per night pet fee to cover any excess cleaning/dog hair. Any undisclosed pets on the property will result in a pet fee of $ (Phone number hidden by Airbnb) per day plus an additional $100 excessive cleaning of pet stains, urine, feces or pet hair.

Guest agree to indemnify and hold harmless the Agent for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest and invitees use and occupancy of the property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest and invitees.

Neither Property Owner nor Agent shall be liable for events beyond their control which may interfere with guest occupancy, including but not limited to inclement weather, Acts of God, acts of governmental agencies, fire, strikes, terrorism, or war. No compensation or refund will be offered in these circumstances. Agent cannot guarantee against mechanical interruption or failure of heating, hot tubs, TVs, Cable Service, Internet Service, Satellite Receivers, DVDs, or other equipment or appliances. Please report any inoperative equipment immediately.

Homeowners are NOT responsible for any injury caused by slipping on snow or ice Guests are responsible for the removal of snow and ice around the doorways and paths to house and car. Homeowners are not responsible for any personal injury or loss or damage to guests' persons or property or to their guests and that guests assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stoves, or hot tub, falling of pine cones or tree branches, guests failure to remove snow and ice around access areas and for any unforeseeable circumstances. Under no circumstances will guests hold owners responsible for any damages or claims of any kind resulting from their stay.

No one under 12 years of age is allowed inside the spa unsupervised. Please do not consume beverages or food in the spa. No bubbles, body lotions or other substances are allowed in the hot tub. If any damage is done to the hot tub you will be charged a $100 fee to drain and repair it. Use the clips to secure the hot tub cover when not in use. Do not lay on the cover!

This property is not to be used for commercial purposes, without prior permission from the owners. Any photos, videos, or any other advertising material created at the property will be forfeited and become the property of the owners.

During the winter months, we will provide you with a rescheduled stay due to weather conditions only if all three roads to Big Bear Lake are closed for more than 8 hours. This includes the 38, the 330 and the 18. Otherwise, you will need to plan your trip accordingly and check road conditions often. I am unable to issue any refunds.

It is the law that you carry tire chains with you at all times during the months of November - May.
